They are the worst HOA I have ever dealt with, but make up for it by not caring either. Accounting always a disaster and last year during paving moved my car. I called them and they said they did not and to file a police and insurance report. Police found car and gave me the towtruck driver's info. He confirmed he was called by Comsource. Liars or incompetent. Billing is always a flippin disaster as they have sometimes moved lockboxes. I have been a resident of Bay Bridge Cove in Stevensville, MD for almost 7 years. Comsource has been the Management Company for our condominium community for all of these 7 years. My personal interaction with our previous on-site Comsource Manager was somewhat limited. My review is about a recent incident when I called upon our current Comsource Community Manager who has taken over that position as of a few months ago. I had received a notice that my July HOA payment had not been received. I first checked my bank account and confirmed that my check ( I had the check # and date mailed to Comsource documented), had not reached my bank. I then called Elisabetta, our relatively new on-site Comsource Community Manager. She immediately reached out to my Condo President and simultaneouly contacted Amber Finnegan in Comsource's accounting office. Fast forward. . . my check had evidently never reached its destination. Elisabetta followed up with all relevant parties, recommended a stop payment on the check, which I did, and I sent a replacement check, which has since been received by Comsource and subsequently by my bank. My phone communication with Elisabetta continued during a Federal Holiday Weekend. Elisabetta was knowledgeable, personable, very responsive, and totally caring until the problem was resolved. i could not have been more pleased with her attention to detail and great attitude. For months our payments were misattributed to other residents in our townhouse complex. We had no idea anything was wrong until we were contacted by a lawyer, and told that our account had gone to collections for lack of payment. Despite the fact we have paid every month on time. Everyone realized that the error was on Comsource's end, and my husband emailed with our Comsource contact person (Sakita) and with the lawyer until everything appeared to be settled. We just received an email yesterday demanding that we pay the $125 in attorney fees that Comsource incurred while trying to sort out our payment issue. The issue that was due to THEIR error. And now they want us to pay for their attorney? We pay $300 per month for this? read more

This management company is the worst. No one ever answers the phone when you call. When they do and you leave a message, no one bothers to call you back or response to emails. My HOA payment has been missing and has not posted to my account - not the first time...this is the 3rd time. The last two times, I was told the check was sitting on someone desk. I have been calling and emailing them for the last week. No response. When my payment is deemed late...they are fast to mail you a late notice. This is unacceptable and I assure you that I will be emailing my HOA board- time to look for another management company. I am beginning to wonder if anyone actually works at this company. Comsource uses bullying tactics and misused legal threats to deal with (and first time) minor infringements. Upon research of this company, I have found out that they are poor management company that has very few reviews over 1 start. I now know why. Like others have said, I would have chosen no stars if I could. The neighborhood I live in messed up my row of houses property lines. They have let one of the neighbors go to the retaining wall with their fences and decks. If another neighbor is allowed to do the same, fire fighters can't get behind the houses, the lawn people can't get to our lawns that we pay for, no one in between can have anything built as fence and decking companies won't be able to get to their properties. I have been trying to get answers. Of course I am starting to get more upset and upset as this will eventually effect my property value....which an HOA is supposed to protect. Now I am trying to install my own deck, before I can't. It's the same size and shape and color as the deck above it that the builder installed. The manager has made me resubmit it several times. At this point I am pretty sure he is holding this up because of my concerns and issues I am having with the previous complaint. My mom is really sick and living with me. This deck will help her sit outside and enjoy the air. Until then she is wheelchair bound and stuck in the house. read more

I am updating my previously 1 star review after getting through to the accounts receivable on the 3d try, and getting a prompt callback from management in response to my voice message. The lady in accounts receivable explained that they have been experiencing delay in getting their mail (HOA payments) forwarded from their PO Box. She removed the late fee and updated my account so it is not in arrears. I did remove a star for lack of a phone number or any other contact info on the notice of arrears. There has to be contact info on a notice of arrears so home owners can get in touch with the company and find out why they are getting such a notice after sending the check on time. read more

I should have checked the reviews about Comsource before my recent purchase of a condo in Olney. The first red flag was the confusion about where I should submit my window changing request to and they told me I should contact Abaris when Comsource is the one should handle such requests. There is no service and no one replies back to my message after message. Finally, I talked to the manager, Gary Simon, he promised that he will follow up on this issue and I still have not heard back from anyone after talked to him a week ago sadly. I recently logged onto the web account the lady gave me and noticed there was a previous architectural change request that was place in 2014 by the previous owner still pending for approval. I guess after 6 years of waiting for approval, the owner decided to sell the property. read more

I had a terrible fall on ice in the parking lot of Horizon House, a property managed by Comsource. When I asked the manager Lisa to sprinkle ice melt, she said that I had to deal with it, since my assigned parking spot was outside! Only when I cc'd the Board of Directors and pointed out their liability as this was Horizon House property, did she do anything about the dangerous conditions. This is the worst management company I have ever experienced in my life. We pay a lot of money for the HOA for the hallways to smell like rotten shit. Every single day I have to send out an email to Sean Ferrell to complain about the smell and the only thing he does is send someone to spray the hallways. They are not responsive at all, Sean Ferrell and his manager Darell Simon are always out of the office and never answer or take care of any problem. Haven't had any negative experiences with Comsource. Over Easter weekend, I had an uprooted tree next to my house, and Jennifer and Edna were able to get a crew out the very next day to take it down. Very happy with their customer service. read more

My billing issue started years ago. I not only spoke to a previous HOA person, but also wrote several letters to indicate that I never owed HOA fees and requested documents to show me how the balance came from. Unfortunately, previous HOA financial staff never explained and proved the balance. Since Comsource took over as a new financial managing agent, I received the balance from it. After I contacted Comsource with my supporting documentation, Comsource totally removed the charges including late fees for years. While I feel sorry for Comsource's loss, I appreciate accounts receivable staff who were patient to look into my billing in detail, managers who understood my situation and made a decision in my favor. What's more, the property manager for my community could not answer one single question I posed and did not follow through on anything he said he would do. It's very hard for you to find any property management company worse than Comsource. You would feel grateful if you are not coming to deal with this kind of business. Especially their property manager, L*** , only cares about collecting HOA fees and fines but has no sympathy for your own situation. This company is unbelievably unprofessional. They manage my condominium. They sent me a notice saying I had not paid my condominium fee. I left numerous messages by voice and email telling them that I had proof that they had cashed the check. I did not get a single response. A month later, I get a notice of a late fee. Again, I left messages. No one responded. Another month has gone by and I get another late fee notification. I have left messages. I have no hope of getting a response. I will have to file a complaint against them through Montgomery County's Office of Common Ownership. read more

Very over worked staff, with a "you know how many other properties we manage" attitude. If calling, you'll get voice mail over 95% of the time, other than receptionist that transfers you. Seriously poor service, yet condominium associations continue to use these people. If you value your property, please choose someone else to manage it. If purchasing and these people manage it, you may want to consider other housing, as you'll be disappointed, no matter how professional you approach the situation, you'll in turn be treated like used gum on a shoe. Comsource gets s FAIL!! Everything written about the snow removal is true. It was 4 days until we saw a plow but that was winter... They get a FAIL in summer too for a rodent infestation. I have mice. After talking to other people in MANY other buildings they have the same infestation- they are prob running from building to building. After threatening to contact the BBB they are sending out an exterminator to MY apartment- what about all the other buildings?? This prob is not going to go away with glue traps. These mice need to be eliminated! And by stuffing steel wool in holes as they suggested isn't the answer. How about coming out and permanently closing the holes! And ( only after threatening) the exterminator is suppose to arrive between 9:30 and 11AM. It is now 12:15. UNACCEPTABLE ! ! read more

After nearly a decade of living under this company's management, I am sad to say that I can NOT recommend them as a professional and effective management company for HOAs. They have brought on board, in the last year or so, a property manager for our condo complex (Fairways) who seems to be trying to be responsive. And, I will give him credit for trying. Problem is that the bad experiences I have had dealing with Comsource outweighs the good, by far. This is the same company that shut off the gas to my building for an entire weekend and didn't bother to tell anyone...not even a note on the notice board. The company that initially refused to repair my ceiling from leaks caused by neighbors after months of requests, but did so for another resident. The company that thinks it's perfectly ok to have residents' vehicles towed from their assigned spots because they may have forgotten to put up their parking permit tag, even though residents register their vehicles with them. A company that made sure the parking lot at their office building was cleared of snow, but couldn't be bothered about their residents. I could go on, but I digress... read more
