May have been a competent company at one point, but certainly no longer. In the 18 months we worked with Ed, his company mismanaged the lead inspection process (costing us thousands), mistakenly charged us for maintenance and repair that was the tenant's responsibility, failed to coordinate with our HVAC company on maintenance and payment, failed to remit monthly payment for the correct amount due, and failed to coordinate and communicate with me regarding the renewal process for the tenants. I've been using Edward as a property manager since July 2020 (i've used 4 different firms over the past 15 years). I found him after interviewing about 9 firms, and then went with him after speaking with 5 of his references that he provided. He was very transparent when I first connected him and he would quickly answer questions about his management style, company and staffing profile. Perhaps the worst part about Edward is that its hard to find anything negative about him (LOL). He's just the most even keeled person I've ever dealt with... He deals with everything in a calm, paced manner. He's definitely not pushy, and treats everyone with respect, and has the gray matter to anticipate and work through problems before embers turn into flames (and we've had many embers thrown at us over the years, so he's battle tested at this stage in my eyes). One example: a few years back, the unit he was managing for us had a heating issue. The parts were on back order (early pandemic related shortage), and without asking, he went through multiple hoops to try to procure the parts needed, and then checked the weather report and because of an upcoming temperature drop he went ahead and provided backup heating device to the tenant to head-off a potential heating emergency before it happens. Lets roll the clock forward: While your mileage may vary, for me, I have had several documented occasions when I sent him an email near midnight and he responds within 3 or 4 minutes afterwards. I think one time I sent him an email way later than that which was meant for the next day, and he immediately responded. IIRC, I scolded him slightly for not prioritizing sleep over a low priority email from me LOL... but that's just how he's wired. His demeanor also extends to how he hires his staff. Again, the people he's brought on seem very even keeled and are active listeners. Also, it appears he's scaling his company in a methodical fashion. When I first spoke to him 5 years ago, I think he had about 200 properties they were managing. I know he's grown beyond this, but I haven't felt any difference in the orchestration of the work. This was a huge problem for me with a previous firm where as they grew, the wheels came off. Also, with his being a registered agent in Maryland, I'm already set on using him if we hit the market for anything. He's also served as an honest sounding board a few times we considered moving on something. read more

Top Notch Service - Top Notch Everything! I interviewed three realtors before settling on Edward Quach of EQCO Realty. From the word "go," Edward was by far the most prepared- he came to the house with a customized list of comps and a marketing plan, and had already put some thought into his initial suggestion for the price target. Of the other two other two realtors I interviewed (both from "big name" realty groups), one didn't have a price target and asked ME where it should be set without coming prepared with comps, and the other strongly pushed a starting price that was $50,000 under where I started (and sold) with Edward. Edward isn't about pricing low to secure a quick sale. He worked with me to set a realistic price target and outlined a marketing plan to get us there. He didn't mind spending the time to help me understand my options, including taking the time to outline what the costs and revenue stream might look like if I chose to rent out the property versus selling it with him. Edward was always easy to get ahold of- if I ever needed to leave a message (which was seldom), I always received a return call within a few minutes. There was never a point where I felt that I was disconnected or didn't have any control over the process. My property was in good condition overall, but needed some work. I contacted my usual handyman for an estimate (repainting entire interior, carpet for two floors, minor drywall patching, re-grouting a bathroom, replacement of smoke detectors, etc.) and the estimate came in at $25k. I reached out to Edward for help, and his network of contractors got everything done, and done well, for less than half of my handyman's price. When I needed to leave the state to secure a lease on a new property, Edward stepped up to inspect the contractors' work. He sent photos, and offered a video tour to ensure the work was to my satisfaction. Later, when the HOA decided that me asking for a resale package meant that they should notice me to fix four items that they hadn't seen fit to complain about in the preceding 10 years (a few days before closing, no less) Edward came to the rescue again- all I had to do was send him the HOA's list of fixes, and he coordinated directly with his people to get everything resolved. When we had to make the big move in a rush, some important items got left behind accidentally. Edward came to the rescue again, personally running to the old house and shipping a huge box of items to my new address. Long story short, choosing Edward and EQCO was a solid win. I've done a handful of real estate transactions over the years so I am reasonably experienced with the process and interacting with realtors. Edward is the best realtor I've worked with. He went to bat for me while making the process as worry-free as possible. I met with four different realtors to help me sell my mother's old house, and Edward was the most prepared yet laid-back. He presented me with thorough comps and market research. He even floated the idea of renting the house since the mortgage had been payed-off. Virtually no realtor is going to bring this matter up because a rental deal yields so much less commission than a house sale, yet there he was laying out all the options. Edward helped a lot with the legwork of getting the house ready for listing, particularly since he was closer to the location. He has a pool of contractors that he works with but is fine if you have/find your own as well. He was able to check on contractors during renovations, help with clean-out, and send me pictures of interior and exterior portions of the house. At one point, he even rolled up his sleeves to install some new vinyl planks on a stairway because he knew how dated the stairs looked. Eventually, we listed, got a couple offers within a few weeks, went under contract, and reached settlement. All the while, Edward was communicative, affable, meticulous and savvy in an odd time due to the corona-virus lockdown. Once a house is under contract, many realtors will start to represent the contract as opposed to the client. This is not the case with Edward - I felt he was trying his best for me during negotiations and decision-making. A lot of real estate communications and paperwork have become electronic; Edward has no problem navigating this terrain. He and his sister run their own brokerage which gives him deeper knowledge into the industry. We first started working with Edward in 2015 when we were looking to move into a bigger home due to our first expected child. We had worked with several other real estate agents before for prior purchases, but right away we could tell that Edward's level of expertise in the local real estate market was far superior compared to the other agents.
