    I was told my payment was late way before the due date. Horrible staff. I dropped the check off early and it was slowly processed.

Later, Albert called me unexpectedly, saying the same house I had applied for was now available. I agreed and began preparing to move forward. I had already paid my security deposit and was in the middle of signing my lease when the online process failed. When I contacted Albert, I was told the house had already been taken, despite him previously offering it to me. Even though I had paid the deposit, I was told it would take five days to get my money back, and I also lost the convenience fee I had paid to submit the deposit online. To make matters worse, Albert then suggested a condo in the same area I already live, as if I would want that instead, even though I had specifically applied for a house. Now I have to wait for the manager to call, with no clear timeline, which just highlights how unprofessional and disorganized this business is. Overall, I would not recommend doing business with this company.

    Worst living experience. I would never rent from this company. They basically acted like no one…read morelived in my unit. There was roof work starting at 7 am, including Saturdays, and they did not give us any warning. That lasted a week. We did not have hot water for 9 days, I had to threaten legal action in order to get it fixed. During those time periods, they did not offer to house us elsewhere. Our oven broke and they took a month to replace it, and decided to have the new oven delivered without our permission a week before moving out. We have reported leaks and nothing was ever done about them. It is crazy to me that I have to remind a leasing company that real human beings are living in the unit.

Only after repeated follow up with no reply did they tell me I filled out the wrong form. Even though I didn't. I got the form from their website the day I submitted. I even sent them the link to their website where I got the form. Instead of acknowledging their mistake they gaslit me and told me I filled out the wrong form and have to download from their portal. I guess their "portal" is different from their website. I never did find the form so they finally emailed it to me. The form was EXACTLY the same except the footer had a different date on it. Such BS. So I filled out the info on the updated form and resubmitted and now I'm in yet another blackout period. I contacted our HOA directly to find out what the heck the holdup was bc it's very busy spring season and I need to get on the schedule for the contractor. HOA said they never got the request. It's now been over a month since I submitted. Totally unhelpful. Inept. Disorganized. Unhelpful. And we pay an insane amount of money for our fees with zero service. You would think they would be happy I wanted to improve my front yard but apparently not. Totally incompetent, rude, disorganized, mess.

    I have since sold my townhouse, but was on the association board for a couple years, not long after…read morepurchasing and finding out what a mess the association was in. We changed property management companies three times before we found gold. Before our problems were resolved, one of the other three board leaders and I were spending 5-10 hours a week managing problems. We had tenants with issues that were ignored and upkeep that was not even put out to bid, and our property manager assigned was an alcoholic, I believe. He did Nuh-thing. The next mgnmnt company started out promising, we had a good property manager, but after she left, back in the same boat. No follow through. We were getting to be in bad need of upkeep and repair. We had problems over and over again with landscaping firms. They recommended personal friends (an out of town firm) for a paint job that was never finished and they paid them OUR MONEY mostly up front before job was even done without our approval. Finally had to fight to get $$ back and we did. We had to get roofs of our buildings in better shape to last for a number of years and make a plan to save enough money for when they would need to be replaced. The prior board a few years before I bought my townhouse, they had started to put new sodded lawns in the community starting from the front, but ran out of money, so our lawns in the back looked terrible. My next door neighbor and I went in halves and had our lawns replaced out of our own pocket because there was no money to repair them. We had landscaping companies repeatedly break sprinkler heads and take no responsibility. Previous to RPM, we had bad collection firms who had allowed some residents since they purchased their unit to NEVER pay their water or association fees, did nothing to collect. Many other mismanaged problems! But this all changed. Resource Property management got us a good law firm and got our collections down to normal short term range. Good young guy as property manager who spent the time to get things done. They worked with us and shaped up the property, got finances in order, and best of all... I got my life back! I have to add this, too. We had to rewrite our covenant. The original was done by a lazy lawyer who in two sections did not even properly correct the boilerplate template they pasted in and it had inaccurate wording that could have gotten us in trouble. We had a couple good addendums, but also some garbage and stuff that would have been a legal problem. Thankfully, it was ratified. You have to stay current with laws that also match public and community laws where the homeowner community resides. For example, if you have restrictive laws about pets, it has to match what is enforceable in public law in our country, state, city, etc. Remember the guy who had an emotional support wild squirrel that attacked some residents in an HOA community? Well our property manager was also handling that problem community. So you have to deal with all kinds of nut jobs out there in this day and age, and remember this...if you are on the board, you can become personally liable if you try to enforce things in your community. So you need reliable help from a good property management company. They paid to send us to a seminar that I attended that was VERY helpful. At one point, I had to go through more than a decades worth of boxed stuff from prior association boards. We got it all documented and computerized and I think we kept a few boxes of hard copy stuff, but I spent a couple weekends going through it all. I could see from the beginning that they spent too much money on landscaping and not enough money for the reserves. No company is without problems, and you have to get involved and get some people on the board that have a bit of common sense, but they made good recommendations and did a good job for us. I've wanted to post this for awhile now and just saw a really bad review of a property management company by a Mary Albano, a google guide, but could not reach her, wanted to share this. Because when you are searching for new management companies, you feel like you are a blind man searching for directions and you read what they advertise and it all sounds the same. I had to have some bad experiences to know what questions to ask, and I just happened to follow up on this phone number for the company provided by my partner on the board, and so glad we did. I didn't know where to look and find what I needed, so try them. It's been a few years and hopefully they are still the same, but wanted to put this out there for those board members who are looking for a change. HOpefully the president did not retire or things change since the pandemic, but with property values up, I think they should be in good financial shape. Just remember, there are alot of people who are lazy, disorganized and don't do their part, but if after you've done your part, the management company is still bad, then start looking!

    Rude and disrespectful staff…read more Buyer beware: rude over email, and even rude in person during annual meetings. I won't call out those by name but I'd advise any HOAs to look elsewhere, I'm hoping mine Will. If RPM would like to dispute this review, I'm more than happy to post the emails to speak for themselves.
