After the terrible storm on Monday, Condominium Associates and our rep, Marsha, had the yard crew out the next day (Tuesday) and all of the storm debris was cleaned up: the sticks, leaf litter, branches, moss, all of it! Beware if your neighborhood chooses this mgmt company. They are totally incompetent. A simple landscaping change request was ignored for weeks. Only after repeated follow up with no reply did they tell me I filled out the wrong form. Even though I didn't. I got the form from their website the day I submitted. I even sent them the link to their website where I got the form. Instead of acknowledging their mistake they gaslit me and told me I filled out the wrong form and have to download from their portal. I guess their "portal" is different from their website. I never did find the form so they finally emailed it to me. The form was EXACTLY the same except the footer had a different date on it. Such BS. So I filled out the info on the updated form and resubmitted and now I'm in yet another blackout period. I contacted our HOA directly to find out what the heck the holdup was bc it's very busy spring season and I need to get on the schedule for the contractor. HOA said they never got the request. It's now been over a month since I submitted. Totally unhelpful. Inept. Disorganized. Unhelpful. And we pay an insane amount of money for our fees with zero service. You would think they would be happy I wanted to improve my front yard but apparently not. Totally incompetent, rude, disorganized, mess. read more

Unpaid vendors, un-returned phone calls, rental agreements 2-8 months behind, failure to issue owners broadcasts, failure to attend meetings, petty monthly charges. My Review of Precedent Property Management: A Very Disappointing Experience As a board member of a gated community with over 600 homes, I feel compelled to share our experience with Precedent Property Management. While our initial impression was promising, our actual experience has been riddled with issues in professionalism, accountability, and follow-through. I would strongly discourage any community from hiring this company. Here's why: The Sales Pitch vs. Reality: We were first introduced to, Precedent's Director of Sales, who presented a confident and convincing pitch. Over nearly a year of courting our community, she made several promises regarding the quality of their transition process, support systems, and professionalism. Unfortunately, once the contract was signed, the communication stopped--almost overnight. She had assured us she would personally oversee our transition, BUT abruptly ceased all communication shortly after onboarding. Calls, texts, and emails went unanswered as we experienced many concerns. Unprofessional Staffing & Poor First Impressions: Our assigned CAM immediately raised red flags. Her condescending tone and dismissive behavior on the first night left a terrible first impression. The assigned onsite admin further worsened the situation by: Rearranging the community office without permission. Closing and essentially locking off resident access on her very first day. She followed up by sending concerning emails about fears for her safety and medical issues in the office--again, without consulting the board. Within 10 days, we called an emergency meeting with their supervisors and made it clear: both the CAM and Admin were not a good fit and needed replacement. To their credit, those supervisors did make replacements quickly. Our new CAM was young, proactive and professional, and the new admin has since been extremely helpful, goes above and beyond what is her responsibility and extremely well-liked by residents. Broken Accounting Promises Despite improvements in personnel, the accounting side of Precedent was--and continues to be--an operational disaster. Residents were not invoiced properly, and payments were delayed or misapplied. Vendors issued late fees to our association due to Precedent's delayed payments. Vendors calling Volunteer Residents asking for help to get Precedent to pay their submitted monthly invoices some of which had not been paid in 3 or 4 months Our volunteer Treasurer (a Certified CPA) encounters constant pushback from Precedent's accounting department, especially their head CPA, who refused to work with him because he "holds her accountable." The head of Precedent's accounting division even walked out of a meeting when our treasurer challenged her excuses. Despite the promises of support from Degreed Accountants, a Certified Fraud Examiner, and a Certified CPA, we have found that none of these claims have held up in practice. Leadership Instability & Lack of Communication: In just 9 months, we've seen a mass exodus from Precedent: Our excellent CAM resigned and is now seeking employment elsewhere. The Executive VP, the former Regional Director, and (reportedly) the new Regional Director have all resigned and or plan to resign. Our community is now without a CAM, with an important meeting scheduled in just three days. It took two days and escalation to a higher manager to even get a reply from the VP regarding CAM coverage. We were not even officially notified of our CAM's resignation until 12 days after he gave notice --and only because I personally inquired via an email. My Final Thoughts: I take personal responsibility for recommending Precedent to our community, and I genuinely regret that decision. While our most recent CAM and Admin were/are outstanding, the rest of the company--from sales to accounting to leadership--has been an absolute disaster. If you are a board member considering Precedent for your community, I suggest that: You Look Elsewhere. Don't be fooled by the promises. The experience post- contract signing is nothing like the polished pitch of BS you'll receive beforehand. read more

As a past board member who has been privy to the complete incompetence of Condominium Associates, I can tell you, do not fall for their lies. We took them on with the knowledge we needed an experienced LCAM. What we received was someone who was not only new, but incapable of being effective in any way. They screwed up all of our accounting and bill paying, not one facet of managing our small community was done correctly. As you can imagine, once we fired them, the transition has been less than ideal with nothing being handed over to the new management company in a timely fashion. Their salesperson will show up all smiles and lies (as they must know how awful and incompetent they are ) to your community and tell you how fabulous they are. They are most definitely NOT fabulous. The four members of our condominium's support staff (Manager Jeff Stradone, Maintenance Staff Eddie and Mirsad, and Cleaning Person Vanessa) are responsive, punctual, and all four are excellent at their jobs. They want to do the best possible job in every instance. They are also all very nice and courteous people as they go about their daily work. If the other condominiums under the Condominium Associates umbrella are as good as the CA people that we have here at The Beacon, this is definitely a company that is head and shoulders above their competition. read more

I'm a resident of Jamestown Condominiums in St. Petersburg, which is managed by this company on behalf of Jamestown Condominiums Association, and they are doing very little "management" of it. The grounds are a mess, the posted rules against having pets are not enforced at all, things go unmaintaned or unrepaired for months. Our main laundry room was closed due to vague "flooding issues" that needed to be addressed, but they have literally done nothing other than posting a sign. At least one stop sign blows over whenever there is a strong breeze and it will stay on the ground for weeks or months. I guess they are providing some benefit to the condo association, but not to the residents of the properties they manage. read more

Alexandrya Marks, one of the office staff service providers, EXCELLS in her technical abilities to make sense out of otherwise confusing account information and was very helpful in resolving online issues I continued to have...along with Manuni Shah, in accounting, who together, were at long last able to end the confusion that plagued making payments to Precedent/Condo Associates in a simple and timely fashion. Not worth one star, but that's the lowest I can choose. My entire condo building at Shadow Lakes lost power for 10 days in January 2024. The entire electrical panel needed to be replaced, however Condo Assoc didn't want to pay the expensive price tag for that & opted to search nationally for a part from 1986, which only delayed restoration of electricity by days. When this kind of electrical failure happens at a school, hotel or ANY other facility, daily operations do not shut down for 10 days. It's dealt with in a timely & responsible manner. We had to live in a pet friendly hotel for 10 days which cost $2,000. read more

They do not return phone calls, e-mails or are in anyway concerned about helping the people that are counting on them to help the organization of their association. We have dark stairwells where light have not replaced. Sprinkler systems that have not been repaired. I just want to acknowledge Shelby Deline, our recently hired Assistant Property Manager. What an amazing quick learner. She is smart as could be, calm under pressure and Just a delight to run the front office of this complex condominium. In just a few months her Property Manager went on leave and Shelby not only took on the manager's responsibilities but is managing both jobs with a little part time help. She is cool under pressure and gets back to you when something is not going to get done that day. She hasn't dropped the ball yet. She is a true asset to Condominium Associates and as a fairly new condominium President myself I find her invaluable and really appreciate her knowledge and attention to detail. read more

My community used to be serviced by Rizzeta and Co.. Since the change to Condominium Associates I've had nothing but trouble getting the HOA dues paid. When my web bill pay failed (unexplainable) they are happy to rack up late fees and attourney fees etc.. No effort to send an email as their 'due diligence' is hard copy notices. We are now retired and traveling a good deal so snail mail is probably the WORST way to reach us with issues. read more

I am and have been very happy the last couple of years with CA and particularly with the representative for Mangrove Cay Condominium. (This wasn't the case with a previous rep.) In reading some reviews for other properties, I can wish that the Mangrove Cay rep might be cloned to make for a better environment there. Cloned, because ours is ours, so no one can have her! Our Property Manager, Robert Alloca and his Supervisor Rory Harding, does not respond to owner's requests via emails or phone calls. Homeowners have to repeatedly send emails and yet the property manager nor his supervisor acknowledge receipt or take action. CA has had numerous management changes and there is minimal improvement. The Cinc website is not updated on a regular basis (minutes, financials, work orders, etc.). Our community was self managed for a few years, the board did a better job than paying Condominium Associates large amounts of $$$ for full management prices. Full management means full management, they don't deserve to be paid as they are. I give them a 0 rating. This rating is for the Clearwater location. read more

When our long time manager retired from CA where he handled Hyde Park Towers in Tampa, FL, we must have gone through 5 or more managers that came in and out like a revolving door. Nevertheless, we were seriously considering giving CA the boot,until they sent us Breisy Loforte to be our new Building Manager, who over a two year period single-handedly turned everything around for the HOA Board and certainly breathed new life into Condominium Associates. Now Breisy has recently been promoted, which is absolutely well deserved, and although she still looks out for HPT, she made sure to provide us with a new CA Building Manager Kim Morales, who is working out exceptionally well. Jeffrey is available, responsive and provides consistent updates to all residents for the current window replacement project and when unforeseen issues pop up at the building. We are very lucky to have Jeffrey as our community manager. In addition, I really enjoy the maintenance team, Frank and his staff. The security team, Chris and Staff and the house keeping team. Together, they all work hard to keep the Beacon on 3rd in tiptop shape. This is specific to the Tampa location: 777 S. Harbour Island Blvd., Ste 270 I would give them zero stars if I could. They are rude, condescending and do not stand by their own bi-laws. They left my totally decayed wood deck to further rot while continuing to blame me for negligence. All of this without bothering to look at the damage. Even after the wood was deemed "bad" by the manufacturer, they continued to blame me for negligence, because they know more about wood than the company that makes it. Rene Jacobs - current manager at Itopia Private Residence is unprofessional and has no kooth or manners what so ever. Resident for 11 years - she is the worst manager I have seen, period. Talking to residence in a demeaning and bullying fashion. She illegally tows residence's vehicles and makes no attempt to let the resident know there is an issue. She is a reflections of Condominium Associates and and extremely bad one at that. Rene deserves to be relieved of her duties being that she does not do the job she gets paid to do. Have been bullied by management and board association for years. I have bent over backwards to help keep property up but find there are extreme double standards when it comes to HOA enforcement and building upkeep. Those who sit on the board have all new balcony boards and all adjacent areas are immaculate. Those who don't deal with rotting boards, ant swarms and negligence with regard to areas that don't concern them. Also, Condo Associates at Art Center Lofts has over 8 cameras on site in order to properly (and illegally) spy on tenants. It's the nightmare I can't wake up from. read more
