If you have a neighbor that has developed an extraordinarily deep and abiding affection for the scrub pines where a new house is destined to be, well, maybe you could consult a tree priest to help them transplant the soul of their beloved conifers into a nearby perennial or a stand of bamboo. It worked in Avatar so it might work for you.* With true love anything is possible. Disclaimer* This only worked once and it was for an 8' blue alien that happened to be in love with a paraplegic Marine. Also it was in a movie. Do what your conscience requires and if need be plant extra hardwood trees to control erosion and salve your conscience. Go wild with your green thumb. As it is they left sturdy trees where they could, cleared the scrub, and left very large level lots that drain well and appear to have stable soil(which is almost unheard of for our area). **UPDATE on the soil** The sod that they used on our homes is not holding up well and has very high clay content that means certain areas that don't want to drain. Most of it drains, but there are spots that are constantly wet. We are working with Merit now to do something about it. I will update this space. **END UPDATE The houses trend toward contemporary, but have cool little details that I haven't seen in other builder's houses. Details like AC outlets in the eaves up near the roof lines so you can put up your Christmas lights. Real wood doors and stair cases that have actual stain on them. LED or fluorescent lights to save power and last for years. High ceilings on both the lower AND upper floors. CAT5E wiring that terminates into low voltage panels that are well organized. Power panels that have a few slots left in case you want to put in an electric car charger or lift in your garage. Gravel or stone paths from all exterior side doors to keep dirt out. 4000PSI concrete with fibers for strength. 2x6 exterior studs all the way around to have plenty of depth for insulation. It is the little details that make a home livable and they did a good job leaving flexibility for us as home owners. There are little hobgoblins that have to chased down (some of the stone on our fireplace had to be reseated because it was set in a low temperature adhesive that dripped), but they quickly came in and replaced it. Average response time is about a day or two and their folks are quick to take off their shoes to keep things clean. I have only owned our house for a few weeks thus far, but I can say it has been my best new house purchasing experience. I'll reserve judgment and retain the right to update this review in case my house slides off into Lake Washington or the spirit of dead raccoons invade my TV. Best Regards, -BH

We all heard horror stories about construction projects gone over budget and beyond promised completion time. Amazingly, Maks' budget was accurate to a penny, and the schedule was extended by two days only. The workmanship was impeccable. Maks and his crew ensured the disruption due to construction was kept to a minimum. The work area was well cordoned so that construction debris didn't enter our house. Our kitchen remodel involved the work of several trades - carpenters, plumbers, electricians. Maks orchestrated their work perfectly. As a result, our kitchen is a thing of beauty, highly functional and has become a favorite family gathering spot. As I work from home a lot, I spent quite a lot of time with Maks and his crews. His crews are professional, hardworking and pay attentions to details. After demolishing, they rebuilt the frame for a new gas fireplace, installed new windows, trims, baseboard, wood floor, new lighting, replaced some hardware, and finally, painted walls, trims and baseboard. Maks also helped us organize all our internet and smart home connections and built a media-box. Finally no more clutter of internet cable and IOTs =) Good communications, responsible and quality outcome. Lack of professionalism....including when their is work to be done with tenants moving out (first time in 7 yrs) they decide after taking their monthly management fees of stopping pre the final close out work... 4. I was going to wait to do this review to see if hopefully it would all be closed out with some grace, however, transparency and professional Agreements and behavior is not in his wheelhouse right now. 5. I hope LynnMac (Mike) steps up, completes the work that he is contractually obligated to do and that we can then update the review. For now, we are shocked by the situation. I must say I know I am not alone in the concerns as he manages not just our condo but the building, for now. I truly so dislike doing any negative review. I love to share about great companies and even when they're are "baubles" along the road, but it is equally important to share when companies wont invest to work out the issues. We have lived in a John Buchan home for 21 years. The house was 2 years old when we bought it. We…read morehad always heard great things about Buchan homes. It was a selling point. However, OUR experience has been anything but great. Some of the problems we have experienced: 1) The exterior paint started peeling after 5 years; we were told by the painter who re-painted the house that there was no undercoating. 2) Holes were left uncovered in the floor boarding, allowing rats easy entrance. We had to go into the crawl space and put wire mesh over the openings. 3) The storm drain at the edge of our sloping driveway was not drained properly. The drain extended only three feet then dead-ended. The builder was expecting the water to be absorbed into the ground, but the ground easily became saturated and the water backed up into our driveway. We had to pay a contractor $2000 to extend the drain out to the street. 4) There is only one electrical wall outlet in the 3-car garage. 5) We are in the process of renovating the master bathroom, and when our contractor removed the soaking tub there was a large 250+ pound blob of concrete on the floor that the builder apparently used to level the bathtub. 6) Trees that will eventually grow to become very tall should never be planted adjacent to a fence or house, and existing large trees should be removed at the time the house is built. There was a large cedar tree on an adjacent Buchan property, and the tree came down in a storm, part of it landing on our roof. 7) Landscaping: there were four maple trees that the Buchan landscaper planted in our yard, small when we bought the house, but 40 ft tall ten years later. The roots of these trees grew and busted our irrigation lines (other Buchan homes in the neighborhood had the same issue). Eventually our HOA had to pay an arborist to remove trees from lawns throughout the neighborhood, at our expense. Bottom line: this is my last Buchan home.

Arguably there must be some others out there as good but these guys are a sure thing. Having recently moved from California to Washington State and having sold our business I was able to afford some remodeling. I looked to Angie's List for help. I called three firms and had each of them out for my job. The first was the top rated on Angie's List. Very pleasant but fell short when the estimate took weeks and even then was incomplete. The second firm wanted me to pledge my children for the job ($$$). Then I found Victor and the New Beginnings Remodeling Crew. I am hard pressed to find a single thing I didn't like about these guys. As a matter of fact, there isn't a single thing they could have done better. Always polite, Victor understood my vision from the start. The estimate was easy to understand, well laid out and very reasonable. Before they commenced the work, Victor sent out his subs to take a look. It may be a funny thing but I asked each of them if they liked Victor. The response from each was "I love him". I get it. Long story short, their work is impeccable, every step of the way, from framing, major electric, plumbing, flooring, finishes and paint it was all done like artwork. They protected everything around their work before the job, cleaned up along the way and turned it over to me like a shiny new car. I am still grinning ear to ear. Bottom line. This is a family business with the extension of subcontractors that carry the motto "Driven by Integrity". The least I can do for them is give them the highest rating possible. I can't even imagine them disappointing anyone. If you are looking for the best work, reasonable rates, superb communication and blow away results... look no further.
