Almost 20 days ago, we found an apartment we wanted to rent for our family (my wife, our baby, and myself). We immediately showed serious interest and began gathering all the required documentation requested by the agent. During those 20 days, we were in constant communication, submitting paperwork and responding to every request -- however, the process did not move forward at all. We had the feeling that we were being led on the entire time, without clear information, without concrete answers, and without any respect for our time and situation. No one clearly informed us about the status of our application or gave us a realistic timeline. Due to their disorganization and lack of professionalism, we lost nearly three weeks, and we are now facing a deadline to move out of our current apartment in just a few days. This has put us in a very stressful and difficult situation, especially with a small baby. This kind of treatment toward clients is completely unacceptable. If you are not able to complete the process or if there are issues, the least you can do is be honest and transparent. The brokers do anything to get you to sign the lease including LYING about the terms. Broker told me that the unit I was looking at was rent stabilized, pet-friendly, and that I needed to put down a deposit before I got the lease. I had a horrible viewing experience with Talia Henriquez. We agreed on a time to meet and she cancelled 25 mins before we were supposed to meet. I was already on the way and asked if there was any way we could still do the viewing today, as I only came into the city for this viewing. She said she had a toothache and it was an emergency, which I said I'm sorry your not feeling well but it's unprofessional to cancel on such short notice I just would have appreciated more notice for the cancellation. She said maybe she would be able to still do that day, she then said she could meet at 4:15. I got there at 4 and she came at 5. She called me on her way and asked me if I could try to get into the lobby because she didn't have a key to the building. We had one mildly turbulent moment in our texts that day and the rest of the day I was super nice because I felt bad about her tooth, our exchange for the rest of the day was normal. But when she got there and asked the people outside if they could let us in, the first thing she did was turn to me and tell me that she was upset that I wasn't more understanding of her emergency and that I should've given her more grace. Her mouth seemed completely fine btw. I said all I wanted was more notice to the cancellation, since we were an hour away, it's rude on her part to not communicate that. We went back and forth until my sister said she should just show us the apartment already. She opened the door to the apartment, it was unlocked, she didn't have a key, and then she stood in the corner not telling us anything about the place as we looked around. She gave us maybe 30 seconds until she said she has to leave in two minutes. We obliged and we left, she mocked me when I said thank you for opening the door, got on the phone, sped down the stairs, and walked right out of the building without a glance back. I haven't heard from her since. We waited 5 hours for a two minute viewing to a unit and building that she didn't even have the keys to? Extremely unprofessional and unethical. Please be cautious. I had an incredibly upsetting experience with Queens Realty, particularly with broker Yair Dan Harari and agent Legend Greene. I was shown a specific apartment multiple times and was told by Legend that I was approved. He informed me the broker's fee would be $1,550, equal to one month's rent, and that I needed to pay it up front before scheduling the lease signing or final walkthrough. When I arrived at the office to make the payment, Yair made completely inappropriate comments to me, including: "Do you have a boyfriend? So I know whether or not I can sneak into your apartment at 2am." "Don't worry, I don't have a wedding ring." I was shocked and uncomfortable, but I still proceeded with the transaction because I thought I was finalizing my apartment. Yair confirmed the $1,550 fee, which I Zelled to him. I signed paperwork clearly stating this amount as the broker's fee and received a receipt. Ten minutes later, I got a call from Legend saying Yair was angry and demanding an additional $700, claiming another applicant was willing to pay more. They threatened that I would lose the apartment unless I paid more--even after our agreement and payment. When I returned to the office with my brother to confront this, they started lying and backtracking, saying the fee should have been 12%, even though I had signed documents proving otherwise. After going back and forth, we finally had to argue just to get my $1,550 refunded. This entire process was stressful, manipulative, and unethical. Had a very negative experience with Sam Beniaminian. He asked for a $500 holding deposit via a personal Zelle, which is illegal under New York law. He also didn't seem like he was actually reading our emails and didn't answer any of our questions. On top of that, he sent a "disclosure agreement" that alleged that we hired them as tenants, so that we would have to pay their brokers fee, as opposed to the landlord that actually hired them. My experience with Sam Beniaminian was such an atrocious waste of time. Not once did he express any apology or remorse for being a terrible communicator and wasting 2 WHOLE WEEKS of my time for a unit that was actually UNAVAILABLE . New York City's real estate market is already awful, and Sam is not an agent that will make your experience any smoother. Sam seemed to have zero interest or consideration for my time and always required me to text/call in order for him to respond. He hardly ever initiated when it was crucial for me to get updates. Nearly every time I called, he would end the call and insist I text. He EXPLICITLY told me he had a unit becoming available and quickly took my application and fee after saying we simply had to wait to hear from management. This was on Tuesday November 14th. The next day, Sam's friend showed me the unit and it was cleaned/empty. I was relieved to finally have found a place. NOT. Day after day, I was waiting for an update on what this building's management office had decided with NO CLEAR ANSWER. Nov 16th, 17th, 18th, 19th not a concrete update. Totally bizarre in a market that moves units within HOURS. Then come Monday Nov 20th, Sam tells me there's an offer on the unit roughly $400 MORE than the price he texted me. I was baffled and annoyed and only then did Sam take a phone call from me, assuring me it "was not a done deal" and that management "hadn't made a decision yet." Seriously? I idiotically held out hope and waited only for Monday Nov 27th when I had to initiate contact with Sam YET AGAIN asking for an update. And AGAIN, he said he would follow up with management. Then I had to initiate texting him AGAIN on Wednesday Nov 28th and he finally tells me THE UNIT IS NOT AVAILABLE. Big freaking surprise. NOT ONCE did Sam apologize or express any shred of sympathy when communicating with me. I don't care about anyone else's experience with him, he acted incredibly unprofessionally. Sebastian Buitrago is operating in bad faith. First, he is listed by NYS to be a "licensed salesperson" for contact realty (though his name on eAccessNY is misspelled as "Sebastiab"). Second, it is illegal to request and collect "earnest deposits" for apartments in NYC, which he does on his applications that he sends. The application also includes a broker disclosure which has the tenant assign him as a tenant agent but has no information listed. Lastly, he also seems to list apartments that he's not actually the salesperson for: evident by the number of reviewers who reported either a correct address or incorrect rent. I have encountered him twice in three years and the issue is the same. I have reported him to the state licensing board and the state AG. Like others have mentioned, Samuel Beniaminian is slow to respond and has no respect for the people he's working with. Specifically echoing one reviewer: Getting him to respond is like pulling teeth. I told Sam my credit score when I first contacted him about an apartment. He said it was fine. I sent him $1,000 as a good faith deposit along with my application. I had all my materials to him by Thursday. He did not submit my complete application to the landlord until Monday at the earliest. I was then denied on FRIDAY because of my credit score. Over a whole week wasted because Sam didn't know what his client expected from an applicant. When I expressed my frustration and asked if there was any way to make it work because he had seemed confident we could, he was dismissive and condescending. I then requested my good faith deposit back and he got angry with me. Apparently no one in his office could make Zelle work when it comes to sending money, they only no how to receive it. Go figure. Since we had already wasted over a week and were entering the last weekend of the month, I told him I needed it back urgently to apply to other apartments, and he said if I wanted it back before the weekend I would have to create a Cashapp account. I worked with Nicole and Sebastian over Dec/Jan. Some reviews mention the addresses listed on the postings to be different than the ones of the showing, and this also happened to me. However, when I pointed it out, Nicole let me know it could have been a mistake from the person who listed it. ‍ I was shown two units that were very similar and within my budget. The application process was pretty standard from my experience; you pay a $20 fee for background check and application and a $500 earnest deposit deducted from the broker fee once approved for the apartment. My process took longer because I was working with them over the holidays. They were responsive to my questions and kept me updated, even if it was to let me know they were still waiting to hear from management. Once my application was approved, Nicole and Sebastian contacted me immediately with the next steps. I signed my lease and received the keys to my apartment on the date of move-in. If I could give this company ZERO STARS, I would. This company is absolutely despicable and needs to be shut down immediately for their horrendous business practices. Their employees are very rude and antagonizing - which baffles me because you want a 2100 dollar broker's fee from me. You want MY hard-earned money for doing the absolute bare minimum. You will never make a sale or get a broker's fee from me. First off, the information on Zillow was inaccurate. The address listed was 91-50 195th St #C but the address was actually 91-34 195th st. with the apartment being 4C. The pictures online did not reflect what the apartment actually looked like at all. Then when the agent TANJIL reached out, he did not give his name and just wrote "You've requested about a Hollis apartment.Let me know if you're interested." Clearly I am interested if I reached out - anyone with two brain cells could figure that out. Secondly, I have contacted over 10 apartments each day for the last month, so you can imagine how unhelpful that non-descriptive message was (Might I add that the management company listed on Zillow is Voro Purple LLC and the phone number didn't work. ) After having to request his name and the realty company he worked for, he asked if I could see the apartment today and we agreed on 3:15pm. To my understanding he was going to give me a tour of the place. I showed up at 3:15 and texted and called multiple times from two different numbers. He finally picked up at 3:26 and told me to just go in and tour the place myself. The called last 44 seconds before he abruptly hung up. That is not what I agreed upon and you expect me to pay you a $2000 broker fee - in your dreams. After calling him twice again, he finally felt the need to tell me that he was supposedly in a car accident and was going to send me pictures to prove it. I never received those pictures and why would you not take 2 minutes out of your day to notify me while you wait for the cops? It's called common courtesy. Instead he only felt the need to tell me his "situation" after I questioned why he was not there and was telling me to tour the apartment myself. The next issue was the front door of the building was locked so I had to wait until a tenant passed by and opened the door and when I finally got upstairs to apartment 4C the music was blasting and the door was locked. After knocking several times, a construction worker finally opened the door. He was kind enough to let me come in and look at the place but it was an absolute shell with tools wood and paint everywhere. What could I actually examine when there was no kitchen and no toilet in place? The fact that the apartment was under extreme construction was a complete waste of my time and took time out of my work day. Some people make an honest living and aren't scammers like you people. I followed up with TANJIL afterwards and only then he felt the need to tell me the apartment wouldn't be available until March 15th. Mind you, in my inquiry I clearly stated I was looking to move ASAP. After I left the apartment, I called Contact Realty and was rudely greeted by ABRAHAM. I was not hostile and I did not sound upset. Instead Abraham was intimidated by a grown woman asking a clear and direction question - who is the owner of this company and how can I get in contact with them? Supposedly ABRAHAM didn't know the answer and instead tried to be very condescending towards me. I was never rude, simply direct and he felt the need to curse at me. A man who feels a need to curse at a woman is not a man at all. Everyone's communication and customer service skills at this company is severely lacking and I have no idea how they are still in business. If you are looking to find a home, DO NOT do business with them. You will definitely regret it. They are disrespectful and liars all while wanting your money. They have no morals or values. This real estate agency is one of the worst that I've dealt with in New York City. I recommend avoiding them. After viewing an apartment, their agent asked me to send $500 to his boss on Zelle, with whom I had never spoken or met. The agent (not his boss) assured me that $480 of this is refundable in the case that my application for the apartment is not accepted. This struck me as odd, since, if I have not been approved for the apartment, why would I need to make a deposit? What was also strange is that, after I sent them the deposit, they sent me a link to a website that asks for additional personal information and a credit card payment for a credit check. (Again, if you haven't checked my credit yet, why should I submit a deposit?) The information on this website was apparently sent to a management firm that operates as a shell company (no one answered the phones and voicemails were in Russian) in Brooklyn, NY. Why they did things like this became very clear after my application was (surprise!) not approved. I naively expected them to return the deposit. They haven't responded to my requests to Zelle the $480 back to me. I haven't made the 1-hour trip to their offices yet, but I wouldn't be surprised if they don't exist. Both Sam and Diego were great to work with. They listed a property on Zillow. I contacted them right away and they reached back out to schedule a viewing within the hour. After showing me the unit, they sent the application right away and removed the listing the next day. I was approved within 48 hours. The NYC market right now is the hottest it's been in forever... with rents being at an all time high. The market is what it is but Sam and Diego were both great to work with. They were overly communicative and clear what what I should expect next. I would definitely work with them again in the future and would recommend Contact Realty to my friends. read more

I started asking questions about certain things that didn't sit well with me. I'll keep this short and simple but the process with them was exactly the opposite. It seems as if EVERYTHING that has happened to me, has happened to someone else dealing with them. First, they tried to place me in a RAT INFESTED BUILDING. Then, they tell me another apartment I applied for has been given to another applicant and decided to stick me in the one apartment I told them NOT TO apply me for because I have never seen it. They then offered me a "great deal" on the unit and spent over 2 months claiming I got approved for it even though it was not renovation ready. I had to extend my lease by one month (which was hard to do) and am currently living with friends and family because THE APARTMENT STILL ISNT READY. Why?? THEY FOUND LEAD IN THE WALLS. They were completely aware that the tenant that lived there prior has been there since 1970s/80s and all Samuel dearest had to say was: we were "hoping" it would come out negative. Hoping??? I am a student and they CLEARLY took advantage of me just for their sick little power games. They're all utterly unprofessional, discriminational, impertinent, and most importantly FUCKING USELESS. This company illegally posted a SCAM LISTING of my apartment and listed it for rent. The agent listed is Yair Harari. I have never met this person and my home is NOT for rent. They posted it as a three bedroom rental and used photos that are not even from my building. My home does NOT have three bedrooms. I have reported the listing to StreetEasy and if they do not remove the listing immediately, I'm going to report Yair and the entire scammy brokerage to the New York Department of State. Contact realty and specifically Sebastian are the worst most unprofessional realtors. Sebastian completely scammed us, switched our move in date after we signed the lease, gave us the wrong number for the super of the building TWICE, and verbally threatened my partner over the phone when he was simply asking him why we didn't know until day of that our move in date would be different. Showed us a unit that was being "renovated" come to find out nothing had been done by the time we moved in, the building is infested with roaches. Sebastian doesn't deserve to be employed let alone be paid a months rent broker fee. he should be ashamed of himself and i wish i had read reviews before we ever worked with him. he deserves to have his license revoked read more

Update since 11/20: As mentioned, though Stephany and Johanna were very nice, the apartments they are showing in Briarwood, are dirty, unkept, has unwanted company (roaches), rude tenants, smelly hallways and the walkway entering the building always smells of dog sh*t. Upon your initial view of the apartments you think "wow, these are nice" however they give off a false perception, because once you move in You're greeted with all of what I listed above. The apartments in these building should not be shown to anyone, unless you're ok with living in filth. read more

Sam B does the bare minimum when showing the unit. It's like pulling teeth to get him to talk and answer questions. He was also on his phone for most of the 5-10 minutes he showed the place. Do your research on the rental laws and read their lease very carefully. In my case, their security deposit refund terms weren't compliant with the 2019 rental reform laws and said they couldn't change a single thing on the lease. There are some exceptions for if the unit is rent stabilized but neither they nor their lease disclosed that. When Sam didn't want to answer my questions, he told me to call his boss, Yair Harari (Dan). This guy was so aggressive and defensive right off the bat. He talked over me on the phone and avoided answering directly by going on a loud tangent about things I did not ask him about. Finally, he mocked me for questioning his lease terms and told me if I didn't like it, I could find a new apartment. Which I did. I regret not doing more research on the agency and agents. Dan has multiple agencies so watch out for those too or their relistings. On top of that, both Abro Management and the Scharf brothers (the owner and management company of the apartment that I almost signed a lease for) have nasty articles written about them. Unresponsive, uninformative and rude. Made us take off work and come out three different times to sign a lease that wasn't even there to sign. Then forgot why we were there when we got there. Promised to send us a copy of the lease but never did. Told us the place would come with an air conditioner on the 7th floor, it did not and the building refuses to add one despite it getting past 100 degrees up here during the summer. Took a trip out of the country in the middle of our dealings and didn't tell us then made us use a different salesperson/broker who didn't know anything about us. I would not recommend this company to anyone. The level of service you get is less than bare minimum and they have the nerve to charge a brokers fee even though they barely do anything for you. Disgusting & Discriminatory. I went to go look at a few apartments. When I got there the realtor showed me an apartment that was significantly less than the prices I was originally looking for, so of course I wanted to view it. the apartment was really nice & I decided to apply & pay $500 to hold the apartment while I was waiting for approval. they took 4 days to call me back after I was told I would be called in 2. so when I finally got the results of the application I was told that they "preferred" someone else even though I was over qualified & the FIRST APPLICANT. So I went to go get my money back, their staff is RUDE! I was dismissed with a hand brought up in my face. I spoke with the broker (DAN) & he said he would try to help me, now we're here 2 weeks later & nobody is answering the phone or emails. I don't even care for that apartment but I am looking to move. But now they are avoiding me. Between them & the management company , METROPLITAN PROPERTY SERVICES, they are completely unreliable, unethical, discriminatory, rude, unprofessional.
