    Hi! Recent resident here, I lived here for a whole year until last week upon my leave because my…read morelease was up. I am writing this review because I simply wish I knew a few things. If you're reading this, lots of good luck to ya. I was on the first floor in a one bedroom. I will say people have been nice! Shout out to the office, the same people never stay, but it's always been positive and smooth. Pros: 1. Super close to everything I needed. QT is awesome, Wal-Mart, HEB, try Porkys Tacos! Right off the highway, easy trip to work. 2. Walkable, people are pretty nice. Everyone minds their business. Please note that the new crew who came in seriously cleaned up the property and are trying things I see like painting, tree and garbage clean up. It used to look BAD and messy. They have a good yard crew to take care of the property. Cons: 1. My building was right beside highway 1604. If you don't like noise like honks and traffic just try not to get a building close to it. 2. Bug infestation. Now I understand some people are dirty and bring these creatures with them, but this is not the case. I could not get rid of them and pest control couldn't either. Bugs in and out from behind cabinets and coming through cracks from outside. Mind you- bugs will always be around, but not this much to where they're crawling through my cabinets with food and all over my dishes. It was horrible and the main reason for my leave. 3. Water damage on ceilings and walls. My kitchen ceiling leaked once during this lease and maintenance had to go upstairs to the 2nd floor and fix someone's fridge for it to stop. Kitchen sink was dripping, but quick immediate fix there. 4. Three fire alarm malfunctions throughout the year where it would randomly go off in the middle of the night (2AM-3AM) and honestly not stop. It scared me every time, didn't like that. 5. Lost packages. I'm sorry, but worst mailing process ever. Never knew where my packages went, never got them. Mailing is just weird, sometimes packages would arrive at my door, sometimes I had to go ask the office. There were definitely two I never got. 6. Someone stole my plant off of my porch. My fault for putting it in reach, but it was a huge potted elephant ears plant and I have no idea who took it. They had to bend over and reach to lift and take it. Afterwards I bought my own security cameras for the front door and balcony because I got worried and people honestly can walk in and out of Sagebrush due to the fence that is not closed all the way at the front. There are gates, but there's no point. 7. Foundation problems, like BIG problems that gave huge cracks in the walls. I experienced having to use both of my hands/arms to OPEN and CLOSE the front and balcony door. It was either super stuck and hard to pull and open or close. Not fun for a girl if she's using her shoulder/foot to open a door. 8. To be honest, I did not enjoy paint peeling from inside the shower tub and bathroom sink. I guess they just painted over it, but it was awful. Overall, $1k+ for a one bedroom with these conditions is not worth it at all. Best of luck to you! (:

Gates are always broken I've had my car broken into absolutely ZERO security or cameras anywhere they could possibly be useful. but they have the stones to charge for property protection. the new owners or manager is a scammer for shit sure my lease is up on the 6th of March and my itemized breakdown for the months totals in 314.96 but yet trying to me 1200 and can't tell me why. I mean this with all due disrespect don't move here save ya bread an go find you some real luxurious apartments these clowns couldn't even afford a new sign. They put a tarp over the old sign, but bought a golf cart with fucking rims a lifted it to drive people around that terrible pothole ridden complex. Again dont

We…read morespent a few days here prior to moving to look for an apartment and we had numerous great options. When we came to the springs at live oak, it was initially very clean and we enjoyed the tour and how friendly staffed appeared and how well they knew their tenants. I think it was when our leasing agent began pressuring us into getting this apartment is when I took the wrong turn. We were sitting at her desk talking about options to which she asks us who else was on our list of tours. She then proceeded to call every other apartment we were looking at to compare their prices to hers and tell us now we don't need to look because she had done all the work for us. I definitely wish I had taken the time to go and look. We rented with a detached garage. I don't think we had too many issues with the apartment itself. I had mentioned before that it appeared to be really clean. And part of me was impressed with the bit they had about the dog poop thing where they would pick up any dog poop and "dna test it." That never happened and there was literally dog shit everywhere. I watched a neighbor pick up bags of dog poop and take that handful of bags to the leasing office himself because we were tired of all the mess. There was also a point in time, with the damn wash bay, where it just wasn't functional. A few of my husbands things were even stolen while he was in the wash bay. And don't get me started about the "gated community" bit too. We wanted a gated community to feel safer about where we lived. We were moving into a new state and knew NO ONE but that damn gate was always broken because people kept driving through it when it says "timed for one car only." I don't think anyone got in trouble for braking it either. That gate was open 80% of the time that i lived here. Other than those few complaints they really worked with us when it came to our relocation/next duty station. Though a little bit pricier-- it was appreciated.

Brenda and her family are corrupted and will have you living bad…read moreconditions.She's nice when you sign the lease,once you get the key she is a you know what on wheels.Her and her family patrol the apartments like a cop and will call the cops on you if you have friends over to visit.She ask for your friends name and looks them up to see if they have a criminal record.Mind you their only visiting not bothering no one or disturbing the peace.Converse police are so sick of her calling for unnecessary reason that they literally had to address her and her mother.My ceiling was leaking for 4 months and she never budge to have any urgency to fix it.Water was in my walls,Mold set in,water on the floor every day.But oh she's gonna roll up to your front door for the rent if it's late. I told her she'll get her rent when she fix my leaking ceiling.She has illegal family and friends who live in her apartment complex do maintenance halfway work. I left because the living conditions were horrible, my children were not comfortable being retrained to not play in the front of our apartments,they have roach infestation,and my peace of mind is not worth it dealing with Brenda's demons.

I tried to explain to her I wasn't dumping trash I was looking for someone's apartment and she just kept yelling at me whatever b**** you can't afford your fu**ing trash! I'm calling the cops & telling them you're dumping shit. I asked her if she saw me take out anything from the truck & she just kept insisting that I was going to. I told her go ahead & call the cops because I didn't throw anything and wasn't going to. I own a home & can afford for my trash to be picked up but that's besides the point. I wouldn't want to live here at all with a owner who speaks to my visitors like that. She was very rude & unprofessional and had a very dirty mouth cussing me out while I had my daughter in the car with me.
