People drive in & out as if it was a racing track. Valet trash service sucks! Paying for service that many time is not being rendered, office tells you to contact the Valet service. If a maintenance request isn't responded to in a timely manner a conversation with on site management makes that happen the next day. Yes the pool has closed a couple times as people take glass and food in the water and don't respect the rules and terms. My only complaints, the $35 required per month hospitality trash pickup. Many homes are close enough to take trash out and Do! And most evenings they don't even show to pick up the garbage at individual residences. This should be an "opt out amenity." It's a waste of money and in this heat it smells as trash needs to be out by 6pm. Often the community around homes and by cars reeks of pot/weed. People "hotboxing" in their cars and it would be nice if something could be done about this. Also some not picking up their dogs waste around the community and in the dog park, however a quick request to maintenance and it's cleaned up. Too many kids unsupervised at the pool, no adults around and walking the complex late at night, partying, loud and being a nuisance. No security around to dispel these things. Also just the disrespect of people revving cars in early morning hours, or people sitting in cars with loud bass pumping and getting high. . Again, I Have never seen security in here at night in the 2 years I've been here. When I moved in I was told a small dog splash park was going to be built. Hasn't happened. Also would've liked an onsite gym and pet was station as many other complexes of the same type have them. They offer a corporate discount at EOS...too expensive still and not worth it. Those are wish list items but I came here as Mark Taylor has a positive reputation. Overall positive place.

Since then, my fridge has gone out, the garbage disposal stopped working, and now in 114° August heat, the A/C is out again. They gave me one old portable unit to cool over 900 sq. ft., which only helps the living room. I reported A/C issues back in July, and maintenance said it was "working." Now that it's clearly not, I called and was told they have no idea when an outside vendor will come and that they're "doing the best they can" -- while sitting in their air-conditioned office. In the past, I've emailed both Hendri directly and the main property email about problems and got no reply at all. Not even an acknowledgment. Other issues include: - The gate is in a dead zone, so you often can't open it with your phone due to no service. -The property is infested with crickets. - Non-residents regularly use the pool with no enforcement. The pool is closed ALOT because people can not follow the rules. - Dogs roam freely across the property. - The office is often closed randomly with no explanation or consistent hours.
