Very bad experience with Cora Bett. I called the management company to complain about their tenants trashing our lot and there were no apologies or no actions taken. On top of having to talk with someone passive aggressive, she hanged up on me... Very professional. They were not even aware that their downstairs lot was vacant and full of trash everywhere but did not seem bothered by this issue. I feel bad for the tenants upstairs to deal with this poor management and unsanitary conditions. read more

Fancy Sign Terrible Business- Called about three properties, was asked if I could come later that day to view them. Explained I lived four hours away but would leave immediately in order to make the available time. Was called two hours later and told I could actually only view one properties that afternoon because the other two required that the tenants be notified. After arriving at the only property they could show me that day not only did I have to wait for their property shower to arrive late, but also with the wrong key. I am a student at SCAD and I come from France, and they just made me think that I will have the apartment I wishes for but I would have to wait for a decisive answer, they made me wait forever until they gave it to someone else, when they pretend I will have it. This agency is not professional at all, I am very disappointed and they are not serious at all! I have been refused for 2 apartments when they told me I was the first to apply. I applied for an apartment like more than a month ago, they always say they are going to answer me back tomorrow, and it has been like that for 2 weeks! One day, they told me they lost my application because one of their collegue got off his job. They always delayed their definitive answer until one day, they told me they gave the apartment to someone else, when they assured that I will have it. They are not helpful, and not professional. UNETHICAL BUSINESS PRACTICE! VRBO Property 461682 I first vacationed in Tybee Island in September of 2019. While there, I scouted the island looking for a special place, a house, that would provide the ultimate vacation experience, ocean front, lower density houses, seclusion and serenity. I found that place, VRBO # 461682. The owner of the property is Cory Bett Thomas Properties. The house is a stand-alone two story duplex right on the beach, along with other magnificent properties. This January I began making plans for another Tybee vacation in May (this year) and found that the dates I wanted were available for this fantastic house. I immediately reserved the rental with half of the rental cost and began counting the days from January until May when I would experience this great place. In April, I paid the remaining costs in full to comply with government rules to be paid in full for May rentals. However, it was not to happen. ONE WEEK BEFORE MY ARRIVAL, I got a call from a representative of Cory Bett Thomas Properties who indicated that the previous tenant had informed them that he/she had become infected with the CORONA VIRUS. The rep said that while the house would undergo extraordinary cleanup and sanitizing, their advice from the CDC and other organizations was that the house must be vacant for at least two weeks before rentals could be resumed. They canceled my reservation with a full refund immediately and left me to find another property to rent. I did indeed find another place ocean front, 3 bedrooms, the works, for the same exact time period! My vacation plans resumed. Once there, I took my family to see the house that I had planned to rent, and discovered that SOMEONE WAS RENTING THE HOUSE THE SAME WEEK I HAD IT RESERVED! I HAVE PICTURES! There was an SUV outside, the renter was on the balcony reading, standing up on occasion to admire the view. THIS WAS THE HOUSE CORY BETT THOMAS CANCELED ON ME FOR THE SAME TIME PERIOD! CORONA VIRUS?? REALLY? I can only conclude that CORY BETT THOMAS wanted me out of my reservation so she could GIVE IT TO SOMEONE ELSE! Maybe the new renter was a friend, a business associate, a family member, someone willing to pay more? She canceled my reservation, left me to fend for myself just one week prior to my scheduled vacation time for that? Just wanted the people looking at this property and for VRBO to beware the unethical business practice I experienced with the owner of this property. In the Property Management business you have two customers, the owner of the house you are managing and the tenant that is paying your owner the rent. Both are equally important. Cora Bett Thomas Property Management ("CBTPM") needs to be reminded of this. CBTPM has no respect for their tenants. They do not give the courtesy of 24 hours' notice before they come to your home, resulting in a constant disruption of the peaceful tenancy of your home and a complete violation of your privacy. Their employees don't return phone calls or emails and when your last resort is to pay a visit to their office you get nothing but lip service with no follow-through on what they say they are going to do to resolve your issue. They also do not disclose relevant facts to potential tenants. For example, the apartment above the ground floor apartment I rented for my daughter, a college student, was a short-term vacation rental that had bachelorette parties almost every weekend. This was never disclosed before I signed the lease. My daughter, for an entire year, had to deal with "sorority" type parties while she was studying. On one occasion, she even had 40-year-old grown drunk women putting their faces up to her living room window and looking in. CBTPM has no respect for their owner's property. As an owner, I would be concerned if you are using CBTPM because I don't see them putting your property's best interest first. If your tenant calls you and tells you the apartment is flooding would you not call back right away? No not CBTPM, they will get to it when they get to it, no sense of urgency what-so-ever. Would you send a representative to the apartment right away to access the situation? Not CBTPM, they sit back and wait for the contractor they call to do their job as they sit at their desk one block away without a concern. Totally unacceptable when you are managing a property worth $1M. After Hurricane Mathew a tree in the back yard was coming out of the ground and leaning over the fence and parking. I, as a responsible tenant, notified CBTPM, but did they care? Nope. It did not get addressed until after my husband went marching down to their office weeks later and demanded action, because it was literally on top of my daughter's car and was placing not only her car in danger, but her. This put their owner at risk for liability, the tree could have fallen and killed someone and the property owner could have been sued for millions, completely irresponsible as a management company to allow this risk to the owner. My overall assessment of CBTPM is that lacks consistent day to day top level management resulting in a unprofessional, antiquated, disjointed and disorganized business that seems to have a high employee turnover rate for such a small office. Tried to rent a house from them, and even put a downpayment on it; only to have my payment returned 2 weeks before my trip stating that the house was sold, and they forgot to call to inform me that it was no longer available. Alright, I can accept that since I'm sure the owners were looking to sell, but when they finally called me to discuss after multiple messages, they promised to look at alternatives that may be available for my stay - and that they would get back to me within that same day. That day past, and another, and another, and even after repeated attempts to check on the status I got ZERO response back and had to go find another house on my own. After looking at 6 apartments in one day with other realtors and absolutely no luck, I came in to CBT office desperately looking for an apartment to move in to as soon as possible. They all were trying very hard to meet my needs budget, location, and aesthetics wise. They even were accommodating on lease length after no one else in Savannah seemed to be. They found me the perfect apartment and were very pleasant to work with and talk to. All of this took place much later than their closing time but they were happy to help without rushing me out. Now I have an apartment to move in to! I haven't had this experience with any other leasing company in Savannah in my 5 years here. read more

Please, save yourself the headache and use someone else. Anyone else. CBT manages our rental property. They do not send regular statements (regular or email) despite repeated requests. They have sent our rent check to a different property owner several times, as well as sending someone else's check to our account. They do not fix our tenant's maintenance issues in a timely manner (we just recently learned our tenant was without A/C during the summer for 4 months). They do not check on the property for damages and general upkeep. We will be contacting the HAAF legal offices to see if they can be added to the "do not use" list. read more

We rented a property on Ogelthorpe Ave in Savannah on Jan 11, 2018. They took payment from my credit card. On Feb 8, 2018 I recieved an email stating I received a refund. No phone call, no explanation. The owners switched rental agencies and Cora Bett did not send over or reservation and it was cancelled. We were very upset to say the least. I wish I could give less than one star. I currently lease from them, but will be leaving as soon as my lease is up. This company allowed me and my housemates to go without air conditioning for the months of June and July, continually passing the blame to others, and being generally lazy when it came to repairing our unit. There is a reason every house in Savannah has central air or window units, and that is because it is too hot to live without it! It is a wonder none of us got heat stroke in a 100+ degree house. We also have three cats, and I cannot imagine what it was like with all that fur. DO NOT WORK WITH THESE PEOPLE. It is impossible to get a timely response from anyone that works there, they cannot seem to get anything done and are unable to take responsibility for their mistakes. read more

I was told I had the place, submitted a security deposit, bought furniture and then 2 weeks later told it was given to someone else when I came into the office. Absolutely terrible company. They are all nice and friendly when you sign the lease, but when something goes wrong they do absolutely nothing. Even though I repeatedly called about a broken washer/dryer, and even showed up in the office to complain, it took them months to fix the machine. But, it still didn't work, so I had to go to a Laundromat even though I paid to have a washer/dryer. Also had a clogged drain that required a plumber to fix. For 2 months I had to bail the bathtub into the sink because they wouldn't fix it. Never use this company!!!!!!!!! read more

We stayed in a property managed by Cora Bett on Jones street for three nights. From the beginning the process was disorganized and stressful. What's the girl in the office actually figured out which unit I had tried to book I mailed off my check for deposit (using a card incures a $25 fee with each transaction) and then I waited. And waited. In the end I had to call both times to make sure both of my checks had been received. We also did not receive information on how to access the unit until the daybbefore we got on the plane to fly out. However, the unit was prety easy to locate with their directions and was on an absolutely beautiful property. The unit was decorated spectacularly and the bed is the most comfortable thing I have ever slept on, actually, the linens overall were some of the best I have ever felt. It was also conveniently located the dining and entertaining in downtown Savannah. However, the floor was made of some sort of woven grass material. I cannot begin to explain to you how excrutiatingly painful it was to walk on that floor. Even wearing socks was ineffective. Getting up to use the bathroom in the middle of the night became a truly painful experience. We actually talked more about how horrible the floor was than how beautiful the rest of the unit was. Overall, I would not book with this agency again for a rental unless they became more organized. Actually getting the place booked and paid for was fairly painful. However, once we were actually in Savannah the experience was quite nice. Other than that stupid floor. read more

At first I was impressed, they did good. That did not take long to totally change. After several bad renters, we ended up losing over $3,000.00 due to Cora Bett Realty's inadequacies. We notified them, asked for refunds, asked for anything, and our requests and phone calls were not returned. If I had it all over to do again, I would not go with them. Wish I could give a negative star rating, but I can't. This is the worst rental company I have dealt with over the three years my daughter has lived in Savannah. They never return a phone call. They illegally charge the owners Georgia Power Bill against the tenants security deposit. They don't follow the Georgia Law for retaining security deposits laid out in Georgia Code O.C.G.A. 44-7-30 through 44-7-36. They have a constant flow of different people as it would be hard for any normal, conscientious human being to work for such an awful company. We moved out June 13th and have been dealing with them to get our security deposit returned without much success. I think they believe they are just more important than a college student. My advice to any SCAD student or SCAD parents is to stay as far away from this company as you can. They are awful! I even drove up from Florida to go into their offices in person to try to get this resolved. Met Cora Bett, which wasn't any help at all. They blame everything on their accountants. I indicated the accountants pay what you instruct them to pay and well that didn't make any difference. It has not yet been resolved and I have never received a call back, period. It has been over two months and I still have not seen my security deposit back. I kept calling the office and they always are very rude on the phone. I finally got angry at the office and demanded they send my deposit ASAP through the mail. I sent a letter of demand or I would follow up with lawsuit. I got an email back from the Director of Operations of the Savannah office. He was very rude and said he "doesn't know", why I have not received my check. He wanted to charge me a lot of fees for rewriting checks/fees for processing. I tried to make him call me when he has a few minuets to talk about it. I tried calling the office again but he never took my call. He emailed me back and told me he sent the check a few times (which is clearly not true) and that he does "not control the post office". He was trying to bully me though an email...I wish he called so we could discuss this like adults but alas he never calls me back after multiple requests. After a few emails he said he would deposit it in my bank. I decided to be the adult and pep talk him into getting this problem solved. I guess I was wrong....
