Our experience with MSM has been good. We relocated here from out of state, and finding a house to rent was a nightmare with other companies in town - their listings were never up to date, they were taking multiple applications on properties, etc. MSM was polite, double-checked the status of properties I was interested in, and helped me get everything tracked through quickly while I was in town before the move. Their website listings don't always agree exactly with their Craigslist ones on some details, like pets. That was frustrating long-distance but not a big deal once here since I had to go into the office any way to get keys and look at the daily listing sheet. In the interim, our manager/realtor Diane did a wonderful job keeping me up to date with some pre-move-in repairs that were being done. She was early to our lease signing so that the A/C in the house would be turned on and to make sure everything was in good shape. The lease terms, liabilities, and responsibilities outlined in the contract are equitable and not at all predatory. Expectations of what the renter is responsible for and the management are very clear. Since we've been here, they've been really nice and easy to deal with. Maintenance requests submitted online have been addressed promptly. I love that I can do payments, requests, and issues online. read more

This company was probably a really good company when the original owner ran the operation. I am a home owner and veteran who no longer lives in the area. I entrusted this company to act as the manager for the property and that was the downfall. Acting mainly as a money mover of funds, taking from the tenants, taking the managements cut and sending the owner the rest. The damage to the house in excess of $20k could have been prevented with a True management company taking an active role in making sure the house was taken care of. In the end it is really a sad situation being stationed 3k miles away and under the impression that the management company was checking on the house at least once every 3 months to make sure the tenants were keeping it in decent shape. Holes in walls, broken toilets, they even took the back off the refrigerator and placed it where the dog door was. When I asked the woman responsible for managing the property, she laughed and stated, "I heard something about that" YOU HEARD ABOUT IT BUT NEVER ACTUALLY TOOK THE TIME TO INVESTIGATE? I am not sure if it is the company or just the uninvolved that was assigned my house. They also billed me for a bunch of misc work that never took place or they were never involved in inspecting the work orders to ensure the scope of work was completed. I called to get information on a rental listed. Mind you I live in another state, and I'm trying to line up a place to live before arriving. I was told immediately I cannot put in the application before viewing the property. Which of course is preferred so I asked to schedule a facetime/zoom showing real quick and if I liked what I saw I'd give the deposit same day and fill out any applicable paperwork. I was RUDELY told that that's not how it works, I would need someone to come IN PERSON and they don't do that. I mean how can you accommodate those who are moving from out of state? Let me give you the kicker, I make 5 times the rent, perfect rental history, picture perfect credit, clean background, absolutely no negative marks on ANYTHING and I'm a clean quiet tenant and during COVID with people still out of work, do you know how hard it is to find renters like this right now? So I told her I felt that's poor customer service and would they be willing to make an exception for me and do a video tour. And I was told No. I started to say well that's really unfortunate and you are losing out on a really good potential tenant and I was hung up on. I've rented properties before, without even seeing them. She even said I would at least have to have someone come for me to view it. How does that make ANY difference? First of all, I don't have family in that area, secondly, it's not even ME going to see it! On one hand they do provide good service, whenever one requires something fixed the response is prompt, but then again thats standard with most Ive had. Many if not most of their houses but can get pricey. The apt I rented had severe problems with insulation so no matter what, electricity and gas were always an issue. What throws this into meh! territory, is that its my second experience with them and in both occasions they requested us to leave because the house was being sold, tossing us into a race to find a new apartment. and when turning to them if hey had other apartments available, they were less than helpful and showed disinterest in maintaining us as clients. DO NOT USE THIS MANAGEMENT COMPANY!!!!!! We own a home in Savannah that we just started renting out in August (less than 6 months ago). We now live about 10 hours away, so we decided to hire a property management company for the first year so we wouldn't have to deal with the headaches. Unfortunately, Mopper Stapen Management has been nothing BUT a headache. First, let's touch on their lackadaisical hunt for potential renters. They had our house "listed" for 2 months and only showed it once, but I listed it on a few sites and got about 8 interested parties in a couple of weeks! Then we were basically strong-armed into renting to a guy because his mother was some influential home builder in the area and the company wanted her business...all the while, we preferred to rent to military. That didn't happen. Now, getting a hold of any of the managers is next to impossible. And when you do, most of them are rude or unprofessional. The only one that has been a help (while also making excuses for everyone else) is Lynette and she's not even a property manager. The turnover in this company is very high. Our first manager left and we were not even notified. Our next one, Brooke, was useless and unprofessional (condescending, emails with no salutation and no name). Then, Brooke suddenly left. I found that out when I finally called to find out why my emails were not being answered. Now I have another manager who hasn't so much as emailed me to introduce herself. I have been trying to get MSM to get a repairman over to my property to fix the spin cycle on the washing machine since November, but it still has not been fixed...it is now January. But they did send someone over to service the A/C without even telling me. I feel I should at least be notified if something goes wrong at my house. Which brings me to today...we received our monthly statement and noticed that we did not receive our rent payment. Rent is due on the 1st of the month, but for some reason, Mopper Stapen doesn't pay that out to us until the 10th. The tenant did not pay on time, apparently, so we did not get our rent on the 10th. We received NO notification that this was the case. I just had to figure it out for myself TEN DAYS after the rent was due!!! I recommend managing your own property over ever using this company. I will be going through our contract with a fine-toothed comb to see if there is any way we can get out of this contract early. read more

Uh, what a headache! Stay away from these guys like the plague. Like the other reviewer, I've found it nearly impossible to get in contact with my property manager over the last two years. I'm honestly confused how MSM is still in business in this technological age when it takes them a week to respond to an e-mail. I spent two months last year trying to get someone to help me re-sign my lease for another year, when someone finally called me back and said that the company was "very busy" and that they'd be in touch (it took them EIGHT months to even send an e-mail pertaining to my lease...) The managers are rarely in the office, and the office managers will basically tell you whatever you want to hear and get you out asap, should you venture in to their physical location. All of their administration fees are very, very high (pet fee is $300, a holding fee during application for half months rent). Such a headache, do the best you can to stay away! read more

This is positively the worst management company in savannah. Our fence was hardly standing when we moved into our house and eventually blew into our neighbors yard. We have a dog and were unable to let the dog out in our own yard for nearly 2 weeks while this repair was taking place (1 week of waiting to be approved) Our AC unit was broken and we did not receive any repairs so we were without heat for nearly 2 months (January and February) and they seemed to see no problem with us not having heat but could contact us about showing the house to future tenants...hope they got the unit fixed for them. We had 200 dollars taken off of our deposit because of a stain on the wall. Of course they charged us that much and repainted a whole wall. We had the carpet cleaned and what we assumed to be proper flea treatment by a reputable company in savannah. We received a deduction for that as well. When in doubt contact the boss man! WRONG he doesn't like to follow up either. Sorriest group of workers I've ever come across. No stars for customer service. If you have hundreds of dollars to throw at undeserving people this management company is perfect for you, they love to take advantage of people! Parker was helpful but everything went downhill when Shelly took over our property. Way to go MSM you are a JOKE. MSM Savannah manages the property that I own a condo in. I have dealt with both Debra Parker who is our Community Association Manager, and Gary Kornegay who is the Owner/Broker. I must say their total lack of respect to an owner is totally un called for. I'm still waiting an answer from my e-mail dated Jan 12th 2018 in which I was promised a call back on that Monday, which did not happen. I again I followed up on Jan 29th 2018 with yet another email in regards to the following: How am I going to receive monthly statements in regards to maintenance fees, in addition to an End of year statement for taxes, which I require asap at this point. Who am I to deal with as again I no longer wish to deal with Debra, I can only assume at this point you are my contact person. In closing I again would also like an answer to the following; who sits not the board, I believe they are owners such as myself, however I have not received any information about the make up of the board, when, where and how often they meet like I used to several years ago.  To show their lack of professionalism, In an e-mail dated Jan 12th to Debra, but accidently sent to me I'm called "this guy" "Just now getting to my emails.  Let's discuss this guy on Monday.  Have a good weekend!" I find this to be personally insulting. Let's discuss this situation, with the owner on Monday is a much more professional way to communicate even if it is an interoffice e-mail. Both Gary the owner and Debra have been totally non responsive to multiple emails dated Jan 12th 2018, Jan 29th 2018 and phones calls between those dates. I rented my apartment in the Historic District of Savannah, across from St John the Baptist Cathedral. While living there, Parker Kornegay from MSM is hands down the best property manager I have ever interacted with. From finding me a home to helping me with problems that historic homes encounter, Parker was very professional and extremely attentive. He always responded (day/night) within 10 min of me reaching out whenever I had a problem, and I had plenty of opportunities to complain (the lock on the building broke, I lost AC in the summer and even had a leaky roof during the hurricane season). Nonetheless, Parker was always prompt in getting my problems fixed in a timely manner and to my satisfaction. This company is full of incompetent people who never respond to calls emails or requests on time and if it's not convenient for them, they never respond at all. They find ways to sneak fees in and make it really hard to get out of a lease as they word contracts where they don't have actual end dates. We've taken pictures of things falling apart, AC unit not working, black mold in the house the day we moved in! We had to do a deep clean to move in, something that should have bene done or taken care of by the management company, but instead they told us it wasn't their problem, even after seeing the horrible pictures showing black mold, extreme filth, and much more. I had MSM managing a home I owned in Savannah for the last 2 years. I've lost count of how many times I've been let down by them. I initially hired Parker K. to manage my property but he quickly moved off my account and replaced himself with someone named Karen W. That was only a few months after I chose to give my business to Parker. From then on it was a nightmare business relationship. Lackluster communication, poor customer service, disregard for urgency. I'm honestly not sure they understand the definition of the word "manager". I feel more like I hired property "mis-managers". Most frustrating was no matter how many chances I gave them, or how hard I tried to stay on top of the monthly issues that come with owning an investment property, MSM found ways to be incompetent or make new mistakes. I have recently sold the property they managed for me (despite their awful handling of some pre-close, inspection related repairs which frankly could've cost me the sale), so I thankfully no longer need to conduct business with MSM. But I consider my choice to give my business/money to MSM one of the poorest professional decisions of my life. I should've done my due diligence prior. Stay away from MSM! They manage a property I used to own and due to their negligence, $1700 worth of damage was done to my wood floors. They collect a monthly management fee that is supposed to be used for regular upkeep of the properties. They were not cleaning out the gutters and drains as stated, which caused water to back up and damage me property. I've been going back and worth with them for over a year now and they just keep pushing me off to someone else in the company and I have to explain the issue over again. They all PROMISE to look into the issue and call me back but no one has ever called me back. They even sent an MSM rep out to take pics of the damage to my floors and the backed up gutters, replied to an email stating they had the photos and were looking into the issue and then, 6 months later, stated that they had never heard about any damage to my property! Promised they would look into it since they weren't aware of it and never called me back. After I copy/pasted their response that they had the photos and were looking into it, they stopped answering my emails because they knew I caught them in a lie! I've talked to the owner, Gary Kornegay, and he personally told me he would look into the issue and get back to me. Obviously he hasn't called back. They never return emails and I have to call them on a regular basis and they just keep passing me around the office. I've actually had the same person in their office act like they had no idea who I was or never heard of the damage to my property before. When I had talked to that person one month earlier. I would give no stars if I could. This place is a joke. We lived in one of their homes for a year, then renewed our lease. In the 2nd lease, we were informed that the owner had decided to sell. We still had several months left on the lease, but found out that we now had 60 days to vacate. Fine, we found another house and moved out. You would think that would be it, but oh no. Kiley Shepherd is the last Prop Mgr. we had, and she is just in the wrong industry. She was horrible at communicating with us. She would go weeks or more and not return phone messages or emails. She lied straight to our faces. She obviously does not like the job she has. Mind you, she is the 4th Prop Mgr. that we had in less than a year and a half. The only decent one they had, Paul, was before Kiley, and we greatly missed his friendly attitude and his ability to do his job...in a timely manner, once we encountered Kiley. They have done a crap job of handling maintenance at the home, and mostly put "band aids" on stuff. Well, until the owner decided to sell. Then they were all about getting things done. Kiley, her self, told us that the owner saw pics of the dilapidation and was posted that the Prop Mgr. had done nothing about it. He only found out, from comments that the real estate agents told him, after they did their walk through the house. This is the worst company I have ever dealt with, and I don't mean just property management. It is overall the WORST company. We reported a plumbing and water issue in our rental property 2 weeks ago. We had over a week of plumbers calling and not showing up, calling and not showing up until someone came unexpectedly, put holes in the closet in my daughter's room and said there was standing water and mold and she couldn't sleep in her room. We have emailed and called our broker Leigh Ann several times with barely any response or just a bunch of excuses a week after this plumber I had to call and threaten to go to the city. Someone was finally scheduled to come, said it was a big project but could start Monday. This was Friday morning. 3 days later and still no response from this property management company. Looks like I may be lawyering up since they would let us live in squalor instead. We asked to have a decrease in rent for the month due to the inconvenience and got not response. Another rental property was suggested but again no follow up. Instead I get a really bad attitude from the broker who sounds inconvenienced about me calling to follow up. Be prepared to deal with a company that does not care about you or your property. Things will be fixed, maybe,...if they feel like it. Reads your lease carefully because they are not required to fix hardly anything at all if it breaks. Or better yet you will be billed when major appliances break. I have never been late on rent in my three bedroom two bathroom house in downtown Savannah, I have given hundreds of dollars in free upgrades to the owners/MSM yet when my ac breaks this company sees nothing wrong with an airconditoner that needs replacing after its 13 years of service. The only thing MSM is good for is collecting their 10% management fee on your rental income. Since I live far away I routinely asked the PM how my property looked and was told everything was fine, nothing needed to be repaired, etc. I even asked for him to schedule preventative maintenance and he never closed the loop on it. Finally, when my tenant's lease expired, I jumped at the opportunity to take my business elsewhere. Since then, it has been discovered that - - damage in the shower has caused extensive water damage to the floor - the jacuzzi doesn't work - a ceiling fan isn't working properly - one fire/smoke detector was hanging from the ceiling without a battery and one was completely missing - the washing machine isn't working properly - the exhaust for the dryer was so blocked that the dryer isn't working and the exhaust has to be replaced MSM does zero to manage your property other than collect its fee. If you want a PM who will keep your interests in mind, definitely take your business elsewhere. read more

When we rented for $1,195.00 a month I asked if I could use small nails for decorating and Leigh Ann said No, use Command strips. The linoleum in the family room and laundry room was coming up, asked if they would be fixing it, again Leigh Ann said no, asked about getting turf on front porch which was worn and had holes in it and Leigh Ann said no they were not going to replace it. I used the Command strips like she said and as soon as it got hot I came home from work to find my pictures had fallen off the wall and there was broken glass in every room. Then on December 23, 2018 the plumbing went out. I put in a maintenance request we had to go to the gas station on Christmas to use the restroom!!! Seriously while paying almost $1,200 and the plumbing was not fixed until December 27, 2018. We asked for ceiling fans and the vendor who came to put them in said he told Market South Management he didn't know how to put them in and they told him to do it anyway. He didn't do it right and crossed the wires so they had to send someone else again to fix it. Then one of our neighbors said a tree that was in the yard was diseased and needed to be cut down so Beth came out to check it and then called the county because we had a RV in the yard. Then we decided to move and let them 3 months ago and let them know we were buying a house and then they said we didn't give it to them in writing so they were going to keep our security deposit. Then they sent us an email with almost $5,000 worth of damage, saying they were going to have to replace the walls because they had painted before we moved there but the paint chipped because I used the command strips like Leigh Ann told me. They trumped up all these charges in an attempt to make it seem as if we did them an injustice. Even Gary acted like we are wrong. Avoid this property management company like COVID 19. And even when it came to that Gary sent a message saying we recognize the issue but your rent is sill due. That's for caring about your tenants in a crisis. read more

If you are a homeowner looking for a property manager keep looking. This company has no regard for the homeowner nor do they care. Had my house with them for 5 years with 6 different property managers. My last tenant moved out and left my house filthy and MSM sends me an email that the house was clean with no damage. The pictures I received from my realtor tells a much different story, a broken porch door, broken towel holders, tv mount left on my wall, food in the fridge, stains on carpet (that was installed brand new 2 years ago), dirt everywhere, etc. Obviously they are either blind or did not actually perform a walk through when this tenant moved out. The owner Of MSM never acknowledged that they dropped the ball or apologize for the condition of how my house was left. NEVER. After going back and forth and demanding that they clean and fix the premises, they finally sent someone to clean and repair the damage, we will see if they did that properly. They need to take a good look at their business practices and realize they need to do a proper management job on behalf of the homeowners since we are their business. read more

My tenant started giving me issues and I tried to get in touch with Malcolm who was assigned to my property and he has the WORST communication ever. Market South Management is one of the most poorly prepared companies I have ever dealt with. They do not keep track of their billing records, they hold onto money that they receive after claiming that they never received it, they put their tenant's pay towards bills that the tenants never received, they lie about financial statements (which is illegal) and they constantly bill us for items without explaining why or what for. They lose important paperwork like rental agreements, receipts, statements, etc. they rarely send people for repairs (it took us a year to get the front door replaced, when it was covered in holes, it took all summer in the hot heat of Savannah Georgia to fix our broken air conditioning!) Anyway, this company should be shut down, and it's managers sent to prison. And for all the new renters out there, please, for your own good, look else where! read more
