I moved in April 2023, and moved out June 2025 and lived in unit E107. I'll just be blunt and try…read morenot to add any fluff to the review. First, all the units on ground floors have the AC units directly outside every bedroom window.. The noise from having four AC units running means you'll never be able to open your bedroom window without hearing them all. Even with the window closed it's fairly loud. Major design flaw by the builders. After my initial lease expired, the management raised the rate, which is normal for a complex to do once you go month to month. The amount wasn't by a couple hundred of dollars, which would seem reasonable, but instead was raised to approximately $3200 per month (single occupant in a one bedroom) this amount wasn't nearly DOUBLE what I was paying. When I spoke with management about it, their explanation was that they don't have many people out of lease, so this was their way of forcing a lease renewal to bring the monthly payment back to normal. Kinda ridiculous. Next is the noise issues. I was positioned near the pool and playground area, so kid noise was expected. I complained to management about a large dog that lives on the top floor of G building, that barks throughout the day while it's on the balcony overlooking the courtyard. when I brought up the issue to them, they said they were aware of the problem since other tenants also complained. This issue never got handled and the dog still barks continuously throughout the day. the neighbors directly above my apartment had a toddler and dog. The walls in these apartments are very thin. I heard every step that kid took, every laugh or cry he made. Ii could even hear their dog's footsteps. I am NOT exaggerating with this point. I could hear conversations as clear as day though the walls (not just the upstairs neighbors) I left notes for the neighbor, as well as banging on the walls constantly. The neighbors couldn't care less and the noise was the primary factor in moving out. You will hear traffic noise from State St., such as emergency vehicle and drag racers. This wasn't a big deal for me since it wasn't constant noise, and just happened periodically. I have lived in apartments for a lot of my life, and I would never come back to this one. I would have moved out sooner, but timing and life events didn't make that possible. The only positives for living here was being very close to amenities. If this is not important to you, I suggest renting elsewhere.

We found RedTail within days and were able to move in within a week with our two kiddos and dog. RedTail made an extremely tumulus time in our lives a lot easier. The maintenance men are incredible, kind, and courteous, the office staff are super nice and understanding, and completely fair with giving back a reasonable amount of our deposit. The pool and communal areas are gorgeous and well maintained, the rental units themselves spacious and up to date... I truly have nothing negative to say. We were pretty skeptical and hesitant to move back into an apartment after being in a house for years, but hindsight, there are no regrets and we're happy to have found them! The only thing to be cautious of, is if you have young school age children, the community does have a little gaggle of bullies with a ringleader, that made my oldest not want to play outside for the last 7 months we were there, but that's the parents responsibility, not the complexes.

Almost every concern I had about living in this complex was addressed immediately. Both cosmetic and infrastructural improvements were made immediately that we had been asking about for years, and for the first time in years, I actually was able to reach an individual during off-hours or the weekend who was ready and able to assist me. This NEVER happened before they arrived. Also (and this will resonate with anyone who has rented) these two individuals actually speak to you like a HUMAN, and not just treat you like you're a burden. Altogether, it has been a great experience in this complex since these individuals made massive strides in our neighborhood, making this a place we are actually proud to live. Should you see this review and some time has gone by, just be sure to inquire whether these individuals still manage and maintain the property, as i have had almost 10 different property managers and nearly 20 maintenance managers in the last few years here, and Summer and Shawn have been the best by far, but Table Rock has a bad habit of switching management multiple times a year, so definitely check first!

We…read morehave the smallest layout (1 bed, 1bath), but it is completely updated, end unit, on the ground with a RIVER VIEW! It is absolutely gorgeous! Parking: You get 1 covered parking (no extra charge) and there are plenty of extras that are uncovered as well. The area is lit well. Some might say it's not secure because the Cottonwoods is not a gated community, but I will tell you know that it is SAFE. Noise: 4 stars for noise because, lets face it, you're living in an apartment community. Everyone I have encountered is incredibly friendly and respectful. I can occasionally hear the tenants above us walking around but it doesn't bother me. If this is something that bothers you, I suggest a top floor. We wanted a ground floor since we have a dog. Grounds: Does it get any better than living on the Boise River with a mountain view? No, I didn't think so! I would also like to note for the amount of dogs I see living in the apartments, I have yet to see any dog droppings on the grounds. Again, everyone that lives here seems to be very respectful and I love that. The Cottonwoods also has a FREE gym, sauna, clubhouse (with Wifi) business center and pool for tenants. Safety: The outdoors is lit, there are pathways and the apartments are tucked away in the back and not on a major road. Construction: I have an upgraded apartment; painted walls, wood cabinets, faux marble counters, new appliances and they are of nice quality. The heating is loud when it turns on and also the layout is a little odd with the 1 bed, 1 bath. Maintenance: Drew is just fabulous! You call and he is happy to come fix anything, big or small. Staff: Love, love, LOVE Krystal and Lisa! Both of these women are very upbeat and happy to help! Even before moving into our place, they ASKED if we would like a black fridge to match the rest of the kitchen (we did), so they moved that in. I also called for dimensions of the closest to see if a piece of furniture would fit inside and they personally went to measure the closet themselves to get me the dimensions. We also requested to bring our own washer and dryer, so they had the W/D taken out and put into storage so we could bring our's along and install them. They are very accommodating and really make the Cottonwoods feel like home. Overall: I'm seriously in love with the Cottonwoods! We watch the wildlife out our window; Eagles, Herron, Red Squirrels, Deer, Geese, Ducks... You name it. We view the river and the mountains as well. There is hiking and fishing right our front door! Everyone in the community is respectful and happy. You don't hear parties going on or anything. Just overall a great place to call home. I also love how each complex has it's own door from the outside. I am not a fan of apartments that seem like an oversized hotel with 10 doors in a hallway. Other bonuses are: the entire grounds are NON-smoking (awesome), basic cable is included in rent along with water, sewage and trash. All tenants pay for is electricity and any other bills (internet, etc).

The elevator is constantly down, they will try to say it was fixed (lie) so you have to put in a work order daily. Packages ger stolen so you better have an alternative friend to send them to pick up. All of the so called amenities are constantly closed or simply unusable when open. The property is never properly cleaned. To top it off if you complain (heaven forbid you expect what you pay for) they decide to not renew your lease. My mother, despite the horrible conditions of this place did not want the stress of moving again so soon but oh well. Personally I'm happy she's getting out of there! She has lived in a few apartments in different states across the country and this is by far the worst managed place ever in treatment by the staff and maintenance.

I would be understanding if it were true, but their investigation and submittal of the "damage", was concerning. Do not engage yourself with these sheisters. The carpet was ancient, including the washer and dryer where they were squished in a closet sideways. And after I went to look at my apt they and trusted them they said it was the only one left. I was so overly depressed. Then as 4 months go by the ceiling roof was leaking someone went on the roof didn't help by the left there were 4 leaks on the roof. I had to move my furniture around from not being ruined. This was the worst place I ever rented from. I left the place cleaner then when I got into that shack and the even charged me an 80 fee for something that they never let me know what it was. I regret moving there and would never recommend it to anyone. It was the worse place I've ever lived. Leaking from the ceiling for 8 months while I left messages. Very horrible.
