We lived in unit 417 (top floor, 3rd floor of apartments, 4th including the garage) for a year. It was a 1 bedroom, 1 bathroom, with loft, and a balcony that overlooked the river & the greenbelt. I would have lived here for another 3 years while we are in Boise if I could have stayed AND gotten my puppy (pets are grandfathered in but no new ones allowed). This place was extreamly quite and peaceful. The condo spec apartments made it so we hardly heard any noise, and the heat & AC was well retained (we lived through the dreaded 2016-2017 winter here and we were toasty warm and our bill was super low). Sonny, the manager was around a lot so you could bump into him and say hi or he was always available if we had a question or needed anything. The maintenance was done so incredibly fast it made my head spin. We had a light switch acting funny and when I told Sonny, he told me they would fix it later that day! Sonny is one of the nicest and happiest landlords/managers I have had the pleasure to rent from. The garage is gate access and has security cameras. They also have a night security guard patrol come through the property to prevent theft (generally of bikes locked in the garage), but that never happened in the year we were there. It was super safe & convenient to go right out the garage door and be on the greenbelt to work &/or school. I seriously can not recommend this place more. I loved living here so much and I am truly going to miss sitting on the balcony watching the people stroll by on the greenbelt with the Boise river as background noise!!

Not only are we right on the river,(allowing us to walk and enjoy the fabulous scenery just outside our back door) but we are minutes from the freeway as well as downtown. To say I've been pleased with the accommodations, would be an understatement. The apartments are awesome, quite, well maintained and managed. The staff here is second to none. From Rachel in the front office ( who always has a smile and an upbeat personality) to Sonny , the manager and maintenance supervisor. These folks are quick to assist for any need. I have not had a problem that wasn't repaired the same day. They have an awesome team of helpers and assistants that always put the tenant first. I couldn't imagine living anywhere else. I absolutely love it here.

I love living on the waterfront! I am elated with my choice to move here! It is like living in a Resort where I can check out free kyacks and paddle boards, for the water! It's so calming to see the ducks and their babies. The complex also provides free bikes to ride on the Greenbelt next to the water! Their 5-Star amenities include 2 pools and a separate powerful jacuzzi in its own area that has a clear glass cover so I can use it, rain or shine. The complex also has a two-story professional gym and a full-sized basketball court! Additionally, there is a professional outside covered barbeque with a first-class cooking and sitting area, next to the pool, There are even indoor tanning beds. My two-bedroom, two-bath apartment is beautiful! It is refurbished and looks like new! It has a beautiful fireplace and a full kitchen with a stove, microwave, refrigerator, and an enclosed washer and dryer in the apartment!. I have a large walk-in closet. I love watching the spectacular sunset over the water! I have lots of windows, surrounded by trees where I can watch the squirrels play as I am waking up! It is surprisingly peaceful and quiet here and I don't hear my neighbors. The staff here, including Megan, Kaleb, and Jocelyn, have been helpful, kind, professional, and a pleasure to deal with. Move-in was easy, and the rent is reasonable, with only the first month's rent, a small deposit and $25 for my own covered parking space, next to my apartment, They allow pets and kids but I rarely hear them. The fact that they are animal and kid friendly tells me they have a heart! The grounds are clean and well-kept, The tenants pick up after their pets. I believe I made a great choice to move here!

I am traumatized from living here. I moved here last November with my border collie and my beloved orange and white cat, Pumpkin, who had been with me for five years. Pumpkin was part of my family and loved us dearly. I had to jump through endless hoops to bring my pets--registering them, proving shots were up-to-date, paying fees to a third-party screening company, and building pet profiles. I was happy to do it because I thought a complex with these standards cared about residents and their pets. I was completely fooled. At the end of June, Pumpkin went missing on a Sunday. The very next day, I emailed management asking if anyone had reported finding an orange cat. No response. Two days later, I called and left voicemails. No response. By Thursday, I went to the leasing office in person and demanded they send a community-wide email. It took them six hours just to do that. Over the weekend, frantic and exhausted, I put up flyers. Within a few hours, a neighbor called me. She had found Pumpkin the previous Saturday evening and reported it to the security company. She lovingly placed my pet in a box wrapped in a blanket, and security documented it in an official incident report. The next day, a security guard and a maintenance worker took Pumpkin and threw him in the dumpster. Management knew about Pumpkin for a full week. They ignored my frantic calls and emails, and they knowingly sent out a community email asking people to "look out for him" while already knowing their staff had thrown him away like trash. When I confronted management, they callously told me this is "normal procedure" and that they do this to any animal if they aren't sure who the owner is--even if it's placed in a box with a blanket right by the office--and that they do not contact Animal Control. It is disgusting, inhuman behavior. On top of this horror, their parking enforcement is blatantly predatory. They booted my car because my parking pass slid off my rearview mirror onto my seat. They booted my guest's car because he made a simple pen correction on his temporary pass date, claiming he "altered" it--even though he was a legitimate guest visiting my unit overnight. They treat residents like criminals while charging premium rent. Management will likely respond to this review with corporate nonsense pretending they care, but to this day, they refuse to acknowledge what they did, apologize, or provide proof from the official incident report. They have ghosted me. Be prepared to be treated like trash, have your pets treated like trash, and be gouged for money. Do not move to Whitewater Park Apartments.

They are amazing folks that are truly doing it right. They are so professional and friendly, and when I contacted them about a faulty fridge, they responded in less than twelve hours and said a new fridge was on the way! Talk about amazing service! When I was first in the market to rent, Cohesion had a perfect little property for me. I called about it, but it turns out someone had applied already, and in order for Cohesion to comply with fair housing, that meant I was second in line. I was bummed, but so impressed with that level of professionalism in a small company. They know what they're doing! I also know Heather and crew don't rent out places they wouldn't themselves be happy living in. When Heather told me this when I first looked at the property (back in summer 2017) I was really impressed. In addition, they properly ensure all tenants are fully vetted to take care of the property. What company has those kinds of standards anymore? I typically wouldn't review a management company but Cohesion has been so incredible to work with. I am going to be so sad when I leave Boise to have to rent from someone else. In short, I can't recommend Cohesion enough. They are an honest, amazing company and their dedication and professionalism to their company makes them one-of-a-kind. If you are lucky enough to work with them, rent from them! I seriously cannot speak highly enough of them.

It's not the individual service and responsiveness that it started working directly with Heather. I'm sure she's too busy but her staff isn't filling the shoes. Serious Issue - On 7/14/2026 I discovered that a lease was set to expire on 7/31/26 and no contact had been made with me or the tenant. First this shouldn't happen and second I shouldn't discover it. Since then it's continued to be poor communication and me pushing. Not what I want from my property management company. Oh and they do the Residential Benefits Package which lines their pockets and effectively jacks up the rent without a true benefit to the owner in my opinion. This alone wouldn't be the issue but the above and the communication style since is not working. No phone call, no assurances, no proactively keeping me posted on progress after I brought the issue to their attention. I had to give direction and ping for follow-up. That's their job, not mine. Turn it around group!

I've been here for a few…read moremonths now, so only during winter, but I'm so happy with my choice to rent from this brand, even if I haven't yet experienced all the amenities such a the pool or vast lawns. Their staffing team is exceptional. They're kind, very responsive, and quite friendly! The grounds are kept clean and are extremely dog friendly. With lots of dogs comes those dog parents that don't clean up after them, even though there's trash cans everywhere and supplied potty stations with bags. The mailroom is high tech and secure, giving you much relief when packages arrive. You're given a key fob to enter the main building after hours so your mail is always available to you, as well as the gym. There's also conveniently located restrooms in the mailroom area that are quite nice and large and easily accessible to the gym and the main room where coffee tea, water, private seating, private business rooms, pool table , and a fireplace await. The apartments are modern and sleek. I'm in a one bedroom and love the layout and the look. These apartment are very thoughtful in design. The stackable washer and dryer is behind a door as I enter. The kitchen is a L shape and has all modern sleek cabinetry that is easy to care for. The sink is a farm sink and the faucet has a removable hose to make cleaning a breeze. The dishwasher blends with the cabinets which is smart because it doesn't make your small apt feel over taken by appliances. The countertops are white speckled quartz - also easy to clean and are tough against pots and pans. The stove, microwave and fridge are all stainless. The oven is full size and nice and wide. There are outlets everywhere! In the living room there is an outlet hole up high to accommodate the run-through of your TV cords, should you wish to mount the tv. There is a barn door that slides to close off the living area from the bathroom/closet/bedroom area. I use this feature each day to shut out the light coming in from my monitors in the main room. The closet has built in shelves and two bars for hanging. The bathroom has a modern square sink with modern hooks, knobs and faucets. The back patio on my unit is large. The largest I've ever seen in an apt! It's the length of my unit! The privacy fence is high (way above your waste), which is nice for sitting with privacy. Safety: lights come up at sun down via a timer. The parking areas and carports are well lit, as well as the hallways where your front doors are. The doors are large and heavy duty with deadbolts and a peep view hole so you can see who's there. The community sends texts and emails with any news or events and they book weekly food trucks to come onsite and park at the main building for tenants to have an eating out option from the comfort of their home area. The prices are good/decent (some menus more expensive than others), but nothing beats treating yourself without having to go out and drive for it. There have a taco truck, Hibachi, Rusty Dog, Crepes, bagels, coffee, etc. great options for all palettes. These types of actions add to their care for the comfort and satisfaction of the residents. Renting a garage is extra and $150. Pet fee is $25 per dog (no size restrictions). They also have an online portal where you can pay, setup auto pay, view statements, make maintenance requests or contact the main office. It's a great system!
