My student will be moving in August, so this review is about the leasing staff/application process…read more- as most agents are, they were very friendly when we visited. We were drawn to the community b/c of the appearance, location and a special offering (3) months free rent. We mentioned that deal to the agent, along with the planned move-in date and she confirmed that it would be offered. My student and (2) others applied, were accepted, and my student called the agent to ask a couple of questions (we were in my car at the time so I heard the conversation). Again, the agent confirmed that the offer would be available for (3) months - upon receiving the lease to sign, we wanted to see that offer included on the lease, so we began what turned into a week-long attempt to contact (2) of the leasing staff (who added their phone numbers to the lease e-mail along the typical "please call with any questions"). Zero response to multiple e-mails and voicemails - I finally reached the original agent we spoke to when we visited and she was short and rude, explaining that the offer was only if move-in was by a certain date. I reminded her of our visit and the phone conversation with my student, and she denied both. I've read very good reviews about the complex in general and the management staff, so I'm hoping to write a better review in the future. I would encourage anyone going through the application process to demand everything outside the lease in writing - not much can be done about the ridiculous lack of communication, so, if possible, go in person.

A $50 charge if you have anything outside your door, a $50 charge if you don't clean up after your dog. A $50 charge if you don't put the right garbage in the dumpster. Charge for Water that is not based on usage, charge for internet, now they are even charging you to repaint the apartment after you leave. Ricky Tomlin is a money hungry scum that over charges for this shit hole and will not update anything!!! If I could rate this place a ZERO i would!!! Go somewhere else for your money!!! Bikes were stored properly in racks, no junk/abandoned cars, there was no trash around the community, pet stations were clean and had supplies available, landscaping was immaculate, and the community was quiet and beautiful. Seemed like management really cares and the residents take care of the community as well. My friend stated that if she ever had a maintenance request it was taken care of immediately and that the team there was awesome.

Yet when I gave the PM my definite move-out date I was told I needed to give 2 months notice. But! D&F understood, things happen and they try to be flexible. I could go month to month, for an inflated rent of $$$$$. I reminded the PM I already gave 2 months notice that I was not renewing my lease. We went back and forth until finally he agreed to let me out of my lease, as long as I paid for the full final month, not half. Fine. Mid- July I got my security deposit back, minus 400. I was charged $5 to replace 1 light bulb. 125 because there was a wrinkle in the carpet and it needed to be stretched out. That wrinkle was always there. 190 to clean the apartment because I forgot to clean the stove, 1 window and wipe out the freezer, and 140 to carpet clean the 2 bedrooms, which were to be repainted after we moved out. Just this week I received my water bill, which was another pain of living at JFM. They used a Utility Billing service, which charged a 20 processing fee to calculate your bill, then a 5 fee to pay your bill. When I contested the bill saying I had made my final payment I was told D&F said to charge me through July 5. 1 week after my lease was up and 3 weeks after I had moved out. How is that even legal? Do not live in a Drucker and Falk property, they only care about making easy money.

Apartments There are…read moresome options available to living in the Lynchburg area: Rent or buy. On the rent side, there are a variety of these apartment complexes in the area which offer pretty much one-stop-shopping: Fully equipped kitchens, pools, washer / dryer (extra charge unless you have our own), onsite laundromat, onsite gym, business office area and even a large theater you can use. Legacy does it pretty well. There are roughly three major sections, with maybe 8 buildings per section. The apartments are functional - there could have been some better thought on the layout, particularly on the living rooms where, depending on the size of the unit, you will have some odd wall space to put a TV against - so try to get some floor plans with measurements before moving Most units have as many bathrooms as bedrooms, which is nice. Units are clean, and the appliances are in working order. There is wall-to-all carpeting, so beware of that if you have allergies. Maintenance is very quick to respond when there is a problem, and the guys are great about getting things repaired. The place is pet friendly, which is nice but on the down side, there is a lot of dog-shit in the grass behind the buildings, particularly the further back in the complex you go. For every person that does "scoop" their pet poop, there are far too many who just let Fido blow it wherever. Nasty. I have dogs and have a pair of shoes I wear that never come into my apartment as I am constantly stepping in shit. I realize that this is not exactly the fault of the complex, and to be fair, there are plenty of dog poop disposal stations and bags available, but they could try to enforce the picking up part. On the plus side, there is a small dog run onsite- great for small to medium sized doggies, not very good for the larger breeds. There is one centralized garbage dumpster in roughly the middle of the complex- so the folks in outlying buildings have to walk or drive their trash over to the dumpster - this can be a messy situation plus it is inconvenient to say the least. There was recently a snow storm and it was a complete fail on the part of the complex to clean the parking areas. They did a few attempts at a plowing but that was all it was, and they never bothered to plow after everyone went to work on the Monday, which would have been the best time for that. Granted snow is rare in the area, which to me, is even more of a reason why you need to clean it as they do not know how to drive in it. The location is pretty convenient to everything. The entrance is a bit of a boondoggle though as you have to turn in over busy Timberlake road and the turn lane is a crazy hill / curve with plenty of blind spots. Be extremely careful there. Overall though it is a solid place. Prices are a little on the high side for the area, but in line with all of the other similar complexes. Finally, the folks in the office run from full on awesome to just ok. Heather is the manager and she is probably your best bet there. Give it a shot - definitely a good place, especially if you are only in the area for a short time.

I can't believe we've been here 4 years and we're not ready to move again, or even looking any longer! My husband talks with the maintenance guys when he's walking the dog and we always find the office staff helpful and friendly. There are some great community-building activities that are put on, resident appreciation events, and community service opportunities. It's a great place! It's "affordable" - about the same as our previous home, which we owned. It's really lovely and we've been able to decorate and furnish just like we did in our house. I imagine if we want to get our security deposit back (should we decide to leave), we'll need to take the "furnishings" off the walls! We also rented a garage which comes with an external parking space as well so we always know where to park and we're leaving more space available for others. The pool was converted to a salt water pool two years ago and that's been really nice as I'm sensitive to chlorine gas. And it's cleaner!

Put in a request for maintenance, they came, said the compressor is bad, and to use the emergency heat until it could be fixed - which they said "they couldn't guarantee it would be by Christmas." Here it is, Christmas Eve, no further contact or update has been provided, we are still having to run our emergency heat. Monday (12/21) around 7:30a, I went to one of the storage closets to get a pack of diapers and notice the carpet was wet and mold on the wall around the baseboard and up about 5 inches on the wall. Put in another maintenance request. Someone came and looked, cut some of the wall, and showed me a broken piece of PVC pipe he found in the wall. They said that a plumber would be out 12/22. 12/22 at approx 9:30a, doorbell rings. Guy is here to look at the leak. There is a small crack that you can see through between the hinge and doorframe on our laundry area. I watched this man take a pair of plyers, forcibly unscrew my cold water hose from my washing machine, let water run out, and tighten it back. He then said "your hose wasn't tight I fixed it." I told him I had literally just watch what he did, and he said the same thing "hose was loose" it was not, as the man that was out here the day before looked and said that wasn't the issue. When I asked about the piece of broken PVC pipe the other guy found in the wall, the guy said "he doesn't know what he's talking about." Someone did come and spray the walls and the carpet in the closet area, but it smells like mildew and needs to be cleaned properly. No communication about further cleaning. I talked to the secretary at 10:04am 12/22 and requested the actual property manager call me. She was very rude, and I got rude right back, but here it is again, 12/24 and no call back. We literally have not even left been here for 2 months yet, and I have another 10 months to go. It is going to be long a drawn out. I highly suggest to anyone reading this, that you do not rent from these crooks. That is all they are, and they have made that very apparent.

The AC went out during the hottest day of the summer, and was on a weekend. They called Monday morning to let me know someone was on the way to repair. The AC was fixed within 30 minutes of arrival. There have been three other needs and their response has been same day and professional. I deducted one star for the interior paint job. You can see it was a spot / touch up job as the paint not quite matches. The company agreed to waive my requirement to paint upon move-out. Works for me!

They advise the initial applicant to camp out overnight and then the company manipulates the available date online at the last minute to eliminate other applicants. I personally know 2 of the 5 people that shared this same story, the 2 I know were the ones who were told to camp out. After reading all of these reviews about this company, this was a blessing in disguise!
