I have seen a change in who Brownstone rent to now. I do not know what kind of vetting they are doing, but it is not good. I would advise all landlords that care about their investment to consider who Is handling your leasing contract. it seems to me over the years they are not doing a good job of leasing to people that care about where they live. my communication with them indicates that they do not care as long as your property is rented. I'm not sure where to start with how awful brownstone is. I rented from them for 3 years. Problems started immediately when obtaining the apartment. I was pressured into paying the security deposit in less than a week despite having the apartment held for two weeks. Papers where signed for a move in day of feb 1st. Because I signed the papers two weeks prior they made me pay January's electric bill. My first week living there had problems. Carpenter ants were spilling out of the walls by the handful (they are like termites but less destructive). When I called about them, the lady on the phone tried to make it out like I brought them with me and reluctantly ordered extermination services. Few months later they tried to charge me a late fee for a check that was postmarked 5 days prior to the dew date. I contacted them and they waved the fee "this time". Few months later cockroaches start to invade from one of the connecting apartments. They sent exterminator out multiple times. I ended up having to get rid of them by my own means. The driveway around the apartment was an absolute mud pit. Complaints from all of the tenants yielded nothing. They eventually paved the driveway and fixed up a few things after the property changed owner. That came with a increase in rent. The water heater busted. They never fixed it despite repeatedly telling them. Literally 9 months with no hot water. It is probably still broken. I sent a letter to end my lease as per their policy. A few months later I get a summons for nonpayment of rent even though my lease should have ended. I don't think I'm getting my deposit back and from the looks of it it seems they are out to get more money from me. Do yourself a favor and star far away from brownstone. read more

By far the worst renting agency in Lynchburg. They are vague and basically out to get money from their customers. I placed an application, was approved, then told I could have the townhouse held for 2 weeks. So, I requested from one of their agents, Rachel, that the property be held. I call 7 days later and again I got Rachel. She now says it's "first come, first served" and a deposit is necessary to hold the property. I said to her "you did not say that to me at all last week". Her response....silence. Not once did she even refute what I said to her. She just apologized. I learned that the property was rented the day after I was approved. Meaning I never had a chance in the first place and Brownstone Properties got $40 from me, while I get nothing. I was warned about Brownstone, but did not want to listen to the rumors. I am here to say beware and that if you work with Rachel, double/triple check anything she says. She boldly fed me false truths and that's unacceptable. I'm not sure how Brownstone could employ someone like her, but her character and the way she handled this situation is similar to what I've heard about Brownstone. So maybe it's a good fit for her. Just be very careful. If you've had a good experience with them, great. However, I will never go through them again. read more

What can I say about the quality of Brownstone... maybe in one word: terrible. I have rented six apartments including this one and I have never in my life dealt with such an awful experience renting or with the property managers. Kelly Eckard (the property manager of 820 Church Street) was extremely sweet and always helped when she could. This can absolutely not be said for the rest. To list a few complaints about the dump of an apartment I have lived in and the awful treatment of the company that oversees it include, being woken up at 7:00 AM to four men knocking not on my front door, but my bedroom door without any notice, random visits from employees of Brownstone without notice, construction work on the apartments above me (without ever being told this would happen), the highest electric bills I have ever had due to poor insulation underneath and above the apartment (approximately $600 per month for a two-bedroom apartment), refurbished appliances that have required maintenance on a regular basis (with the company itself threatening to charge for those fixes), the denial of an emotional support animal that in writing was approved by my doctor, but denied by an extremely rude woman named Trish (who never does anything to help her tenants), a front doorknob that literally falls off every time I attempt to open the door due to faulty installation, literal sights of the apartment below me through the cracks in my floor, an infestation of spiders, and an absolutely abhorrent staff of individuals who respond to requests with utter disrespect every chance they get. I never post reviews about places as I love to see small businesses thrive and succeed, however, with the quality of service that Brownstone Properties has provided, I wanted prospective tenants to know that this is a company that you should avoid. The final straw came when I was told that I was not allowed to move out once my lease ends despite the 12 month contract ending without a 2-month notice. For those that have never rented before, this is not normally the case as they just want to continue to milk money out of the tenants that work with them. Unfortunately I am stuck with this god awful company until the end of June when my lease was supposed to end in April. Never work with this company and never even consider the apartments they offer (no matter how nice they look at first) as they have lied to me from the start in order to gain a profit at the expense of my wallet and my well-being. read more

The worst experience of our lives. After submitting an application we waited a few days while it processed. A representative emailed us to tell us that we were approved for the home we wanted. 15 minutes later she called back and said "Oops! We forgot that we already rented that property"... then she said "Oh! We have another property!"... then said "Nevermind that won't work" she continued this a few more times, each time getting our hopes up then finally said "Yeah we don't have anything for you". Refused to give us our app fee back- for the inconvenience and the misinformation they should have offered! They acted as if this wasn't a big deal.. we are talking about telling someone they have a home then taking it back.. don't waste your time and if you do make sure you apply elsewhere Incase they "forget" that they've already rented the place out. read more

Everytime I have a maintenance problem they are right on it usually some one is here the same day I have no complaints as of yet

As a property owner, I was looking for a company to manage a rental house. In reviewing their property management contract, it pretty much removes any liability from them and places it on the owner. They have taken the Virginia Realtor Contract, and removed any of the terms that protect the owner and makes the contract fair, and tilted the contract to their benefit. When you raise questions about the contract, they respond that they have had this contract for 20 years and no one has ever complained. Fortunately, I am a business person, and I am not going to tie myself in a contract that strips away all my rights and leaves me with all the liability for the company's actions, legal or illegal. Anyway, look for a company that understands that they are working for the home owner, and not the other way around. read more

Brownstone is suppose to be managing the Retreat at Farmington POA approximately 20 LOTS on Lindenshire. They will not answer my attempts to contact them. I have requested the actual property manager's name to communicate with him or her and they will not answer. Will not provide me with the owner(s) names of Brownstone. I cannot obtain a statement of condition of the POA and probably because the account is in debt and the solu is not being address. Person I spoke to once blamed covid for not holding a meeting. When was the last time anyone contacted covid from an email attachment? Any excuse to get you off the phone. Really disgusted but I will be checking the license agencies to confirm Brownstone has a fiduciary responsibilit to report receipts/disbursement, charges and financial status of the POA. Looks like a visit to an attorney may be next. read more

I just started renting an apartment with Brownstone and I was so pleased with their customer service and how understanding they are!

As a homeowner, working with Brownstone properties was absolutely terrible!! They rented my home out to a couple of girls who destroyed things inside and left it a disaster. After the power was turned off, everything in the fridge went bad and the fridge was unable to be restored. Instead of them getting the money from the girls, they sued me for all of the repairs that were needed and then told me I could go after the girls if I wanted. I asked for a copy of our agreement and was told they would bring a copy for me at court and I would not get a copy from them until that time. It was the most unprofessional and rude property management agency I have ever dealt with. I would NOT recommend Brownstone Properties under and circumstance. read more

DO NOT RENT FROM THIS COMPANY! This is a terrible company. We moved in to a townhouse with unpainted walls-- command strips still on walls, hair and hair product stuck on the walls, holes in the walls. Back doors didn't lock, the oven is completely borken! The door only opens about a foot and when the oven is set on 275, the temp gets up to 525! When I tried to get them to fix all of this they gave me the run around over and over. STILL NOT FIXED. This is an awful company that is not worth your time even looking into. Please, if you have any hope for your sanity-- stay away from Brownstone! read more

There is a reason this place is cheap housing. To start we moved in during the middle of May, our first month the electric bill was 200 (typically was 70 at our last apartment) because there was a heater that would not turn off. The HVAC tech could not figure where the control was so he turned it off. The next month someone came and reactivated it so we could have heat in the middle of summer. Had to call the office to have them turn it off. Again. Then. Two months later, mold started growing because of how humid our apartment was. The apartment came and called it "Moisture" but did not run any tests to locate if it was growing in the walls. All they did was install a dehumidifier. Finally. They set us up with someone to move in after us but they never called us to set a time to come view. So instead, the apartment calls us a day before and says they are walking someone through our apartment. If you can afford somewhere else, it's worth the money. read more

Terrible experience with Brownstone. The range in the bottom of our oven blew and we had to call multiple times to get maintenance to come out. It took them almost 3 days, all the while we had to make do without our oven. It was incredibly inconvenient and seemed lazy on the part of brownstone. read more

I have been complaining about water damage on the bedroom ceilings and the kitchen light fixture every time it rains since the roof was redone. Holly Snead sits there in her office telling me, the owner and my cousin, the tenant that maybe it's condensation from the A/C. I have water damage on my bedroom ceilings and kitchen because the roofers did not do the flashing with gutters correctly. I went to the office to tell Holly it needs to be fixed and the damage needs to be remediated. She told me the Roofers are not going to pay for the damages.I am not paying for the damages caused by the Roofer not doing the job correctly. Holly Snead is culpable for neglecting to have the roofer inspect their work and fix their screw ups. Instead of having the roofers come out and do something she wants to sit there and guess what it could be. Meanwhile my ceilings upstairs and downstairs are being ruined by water every time it rains. read more

I wish there was a way to leave no stars because 1 is way to many for this company. I can't stress this enough, "DO NOT RENT FROM BROWNSTONE PROPERTIES" they are terrible It took them over 2 months to get someone to mow my lawn (they offered a free lawn mowing with the lease signing), They took way to long to do maintenance on the property when things would fall apart. I am also certain that they have a team dedicated to finding ways to screw over tenants because they are certainly good at it. I am NOT someone who is upset about a bill or cleaning done on behalf of Brownstone. They will tell you that based on stars rating. I am someone who wanted them to rent out my home and this is how it went. My home KEYS were given out to anybody who wanted to see the home WITHOUT a Brownstone representative. KEYS can be made and several of them were made by Brownstone. This caused me to have to re-key my locks, not only for safety but also the locks became difficult to access because of so many keys made. Potential Renters would leave my doors unlocked, bathrooms not flushed, toilet paper everywhere, screen doors open, and windows blinds up. I gave Brownstone over a year to rent out my property, lowered the rent, and NOTHING. They are great at giving excuses and even better at being unprofessional. The Property managers are decent, the "Management" is poor, and the staff is virtual unobtainable. I spoke with Management and expressed my thoughts towards the actions that took place. I did not get one point across and only heard excuses that result in laziness and an unprofessional attitude. This company is plummeting quick, I would advise trying an alternative route. They do not put ad's in Craigslist or major sites only in specific listing that they affiliate with and on their own website. This will cost you over a hundred dollars within a year frame. Something to consider when you can now put an ad out for yourself on multiple sites for free and pay $30 for a background credit check. Plus you have the insurance of knowing your home is being shown while you are present to answer any questions, meet and greet the client. (That's Professional Service) If your like me, mostly traveling and not available. I would strongly suggest a different company before going with Brownstone. I would respect Brownstone and pay additional if I knew they would personally attend the showing of the home, instead of handing a key over to a stranger and trusting they will not vandalize or key copy MY property. Hopefully management will change therefore setting a new structure to their policies in renting. read more

I would NOT recommend that ANYONE rent from Brownstone Properties. I rented a house from them for well over a year in 2013. The property manager I was assigned (A.N.) was consistently RUDE, ABRASIVE, and verbally ABUSIVE to not only myself, but my daughter and my other adult friends as well. This behavior was not precipitated by any acts on my part, it is simply the way that this property manager conducts business. I was a homeowner for 22 years before becoming a renter, and I take very good care of any house that I rent. This property manager withheld almost 50% of my security deposit (which was substantial) and gave me NO explanation of the charges or what they were for. Other employees in the Brownstone office cover for her rude behavior, which is inexcusable. Again, rent from a different agency if you can! Hill City Realty in Lynchburg is far superior to this awful place. This agency is best avoided. read more

RUN AWAY! I rented a 2 bedroom with them for about 5 years. Just like in a relationship the honeymoon phase was great. The people there were nice and understanding and everything was what I hoped it would be. Then I rented a washer/dryer from them. It arrived 2 weeks later than I was told. The installer put dirty hand prints on the wall and then the dryer barely even worked. Of course I was still charged installation and the monthly fee. My saving grace was the man who actually owned the property. When our pipes froze during an especially harsh winter, he brought over a portable heater and placed it in the storage unit to help keep the pipes warm (which was much appreciated as a mother of two). The move out was trecharous. No one would answer the phones! I left messages and called on numnberous occasions. At one point they told me that at some point during the process of trying to reach someone, that the person I was in contact with no longer worked there and pushed me off on someone else. Finally the nightmare was over, or so i thought, and I was moved out and of course still paying for an additional 2 months even though I was moved out of state. I was calling almost weekly to see if anyone had rented the place because I know how communication can be with this company. At one point I called my old neighbor because I was concerned about the possibility of being swindled by them renting out the unit without telling me as to keep the additional months of rent I was required to pay.Once I finally received my deposit, I was charged for missing items that were never there in the first place! How can you charge me for something that was never here? For weeks I called trying to contact the appropriate person who could answer just that. After TWO MONTHS I finally am able to speak with the person who handled the move out inspection. The level of professionalism was absurd. Instead of addressing my concern about the superfluous charge, she (with much attitude) tells me about things she allegedly found wrong with the unit and that I wasn't even charged for carpet cleaning (I will be looking fo rthe mail that addresses this)!! I was in such shock at her blatant audacity that all I could muster was "how does that explain being charged for something that was never in the unit?" Her response, "well, did you mark it on you move-in checklist?" I'm thinking, you want me to remember what I marked on a sheet over 5 years ago? And the rage poured in, heavy and deep, and I realized what kind of person I was talking to. I've completely washed my hands of this company, but not before I spread my review across any page that will allow it. The only person worth anything at that place is Caitlyn, and I hope to goodness she sees what kind of company she is working for before it's too late. read more
