Everytime I have a maintenance problem they are right on it usually some one is here the same day I have no complaints as of yet

We moved in Nov. 1st, we took occupancy on Oct. 23rd. Sometime between Sunday night at 9p and 6a…read moreMonday morning ( 12/20-12/21), our heat went out. Put in a request for maintenance, they came, said the compressor is bad, and to use the emergency heat until it could be fixed - which they said "they couldn't guarantee it would be by Christmas." Here it is, Christmas Eve, no further contact or update has been provided, we are still having to run our emergency heat. Monday (12/21) around 7:30a, I went to one of the storage closets to get a pack of diapers and notice the carpet was wet and mold on the wall around the baseboard and up about 5 inches on the wall. Put in another maintenance request. Someone came and looked, cut some of the wall, and showed me a broken piece of PVC pipe he found in the wall. They said that a plumber would be out 12/22. 12/22 at approx 9:30a, doorbell rings. Guy is here to look at the leak. There is a small crack that you can see through between the hinge and doorframe on our laundry area. I watched this man take a pair of plyers, forcibly unscrew my cold water hose from my washing machine, let water run out, and tighten it back. He then said "your hose wasn't tight I fixed it." I told him I had literally just watch what he did, and he said the same thing "hose was loose" it was not, as the man that was out here the day before looked and said that wasn't the issue. When I asked about the piece of broken PVC pipe the other guy found in the wall, the guy said "he doesn't know what he's talking about." Someone did come and spray the walls and the carpet in the closet area, but it smells like mildew and needs to be cleaned properly. No communication about further cleaning. I talked to the secretary at 10:04am 12/22 and requested the actual property manager call me. She was very rude, and I got rude right back, but here it is again, 12/24 and no call back. We literally have not even left been here for 2 months yet, and I have another 10 months to go. It is going to be long a drawn out. I highly suggest to anyone reading this, that you do not rent from these crooks. That is all they are, and they have made that very apparent.

The AC went out during the hottest day of the summer, and was on a weekend. They called Monday morning to let me know someone was on the way to repair. The AC was fixed within 30 minutes of arrival. There have been three other needs and their response has been same day and professional. I deducted one star for the interior paint job. You can see it was a spot / touch up job as the paint not quite matches. The company agreed to waive my requirement to paint upon move-out. Works for me!

Absolutely ridiculous, considering you still have to clean, replace all the lightbulbs, and do a lot of items on the move-out checklist. Then, the washing machine in my apartment was broken for the better part of the summer and there was a leak from the hot water heater that reocurred several times. They did not offer any kind of discount or anything for this inconvenience. Finally, despite documenting that the walls were in poor condition when I moved in, they charged me $395 for painting. I received less than half of my security deposit back, even though I only lived there for a year and took good care of the place. Rental company options in Lynchburg are limited, but it's best to sign a lease with Priority One with your eyes fully open.

What a Horrible Move-Out Experience…read more We lived at this property for about two years and were excellent tenants. We paid our rent on the first of every month without a single late payment and only submitted two or three maintenance requests during our entire stay. While we were in the process of buying a townhouse, we contacted management and asked if they could list the property for rent as soon as possible. We explained that if the home was rented quickly, we could avoid the lease-break penalty. However, if it was not rented, we were fully prepared to pay the early termination fee. Despite this, management was extremely slow to list the property and showed very little effort in helping us. Their lack of urgency made the process much more difficult. Ultimately, the property was not rented, and we decided to remain in the home until the end of our lease. After being reliable tenants for over two years with a perfect payment history, we went above and beyond to take care of the property. We regularly replaced air filters, light bulbs, and fire alarm batteries, and even invested our own money to purchase grass seeds and maintain the backyard. Despite being responsible tenants who cared for the property, we were not offered a reasonable lease renewal option. Instead, we were only offered a month-to-month arrangement, which was significantly more expensive and created uncertainty. It felt like we were being pushed to leave the property, similar to what happened to other tenants in the neighborhood. This does not appear to be an isolated situation. At least three of my immediate neighbors experienced the same issue and ended up leaving the property because they were not offered a reasonable long-term lease option. It appears that management does not encourage long-term tenants to remain in the property, although they never provided any explanation for this approach. Before moving out, I noticed that the microwave was not working properly and requested that they replace the light bulb. I was told they would wait until after we moved out so they could charge us for the repair. That response was very disappointing and showed a lack of willingness to address a simple maintenance issue fairly. We hired professional cleaners before moving out, and the property was left in excellent condition. More than 50 days after vacating the property, I contacted management to inquire about the return of our security deposit. Instead of receiving our deposit or a clear explanation, I was told that I actually owed them additional money. This was extremely frustrating and unacceptable. I had heard from other residents about difficult move-out experiences, but I never expected my experience to reach this level. Based on my personal experience, it feels like this management company is more focused on finding reasons to charge tenants after they leave rather than recognizing responsible renters who take good care of their homes. I cannot recommend renting from this property management company. If you decide to rent here, document everything carefully and be prepared for a potentially stressful move-out process. Our experience was disappointing from beginning to end.

Update: Since writing this review and emailing management they've responded and called to see if…read morethey can fix anything. Most of my problems aren't things that could be fixed and they have flat out told me that they will not replace the stove and have no plans to so I've given up on that, but at least you feel that they really genuinely do care and want to accommodate you in whatever ways possible. Have called maintenance since then for a door that wouldn't latch and they have been incredibly quick. One of the greatest things about these apartments is they're very quick to respond and fix what needs to be fixed. Great for people who may not be too handy or have a lot of time to fix things yourself! UPDATE: Someone was cleaning the stove top while it was off and was shocked. Maintenance was called and claimed it was because we sprayed cleaner on the surface and that happens. Not only is this oven/stove an inconvenience it is dangerous but never mind that. It's our fault for spraying all purpose cleaner on it. Could be worse.... After living here for a few months I have mostly bad things to say. The ladies who work in the office are wonderful and one or two of the maintenance people as well. The apartment is a decent price for a two bedroom. If you live on the first floor you will have spiders galore as the windows are ancient and level with the ground making it very convenient for the bugs to get in. The appliances are ANCIENT at least in the unit I am in and they will not replaced unless they break and are unable to be fixed. The stove appears to be something my grandmother may have used when she was young. The oven takes 25+ minutes to heat up to 400 and the electric range is absolutely awful. The water has leaked from the apartment above into mine several times. The most annoying thing of all is the creaky floors in apartment above. I can hear every single footstep of people and pets. The only reason to live here would be because they allow pets and many apartments in the area don't. Unlike with the other two reviews I've never seen dog excrement anywhere in the grass. If you don't have a pet you may be better off somewhere else. This is my first apartment and I am a student with a small budget so it's okay for me but if you have a family and a busy life the issues you'll experience here are not worth it. (Love the gym and the pool though! Great amenities)

I've been here a couple of weeks now and here are my pros & cons:…read more Pros: 1. Maintenance will show up the same day if you file a work order early. 2. Love the grounds & trees. Gorgeous. 3. Cool little things in my apartment, like my kitchen is so cozy & cute, I love the layout and my patio. 4. Tons of room. TONS. I am in a 3 bed. 5. Close to EVERYTHING! I love having a fresh market so close! 6. Staff has been nothing but helpful & kind. Amber is the best! Grateful. Cons: 1. Literally mold everywhere. Everyyyyywhere. EVERYWHERE. Especially on the windows & showers. I'm having to bleach my entire apartment, front to top. Which sucks because I have cats & one of them has major skin issues. 2. Dust - laid on thick on top of my kitchen cabinets & tops of shower - so basically you'll have to do your own deep cleaning before you move in. 3. Neighbors can be super loud & rude (even during the day), kids running and screaming up and down the stairs sometimes for hours. 4. AC works overtime during the day. Doesn't usually get cooler than 78 in my apartment during the day. Bring fans. 5. The whole exterior of my building needs a refresh. Just a fresh coat of paint. 6. Trees desperately need to be trimmed, especially the ones in the parking lots that are over our cars. Lots of rotten branches. 7. Very VERY squeaky floors. I feel bad for my downstairs neighbors! I know the cons look scary, but once you get all your work done in your home things are so cozy & comfortable. Excited to see what unfolds in this community!
