I recently moved here from California. I looked at other apartment complexes in Boise and the Whitewater Park Apartments had a uniqueness and value that stood out to me from the rest. I love living on the waterfront! I am elated with my choice to move here! It is like living in a Resort where I can check out free kyacks and paddle boards, for the water! It's so calming to see the ducks and their babies. The complex also provides free bikes to ride on the Greenbelt next to the water! Their 5-Star amenities include 2 pools and a separate powerful jacuzzi in its own area that has a clear glass cover so I can use it, rain or shine. The complex also has a two-story professional gym and a full-sized basketball court! Additionally, there is a professional outside covered barbeque with a first-class cooking and sitting area, next to the pool, There are even indoor tanning beds. My two-bedroom, two-bath apartment is beautiful! It is refurbished and looks like new! It has a beautiful fireplace and a full kitchen with a stove, microwave, refrigerator, and an enclosed washer and dryer in the apartment!. I have a large walk-in closet. I love watching the spectacular sunset over the water! I have lots of windows, surrounded by trees where I can watch the squirrels play as I am waking up! It is surprisingly peaceful and quiet here and I don't hear my neighbors. The staff here, including Megan, Kaleb, and Jocelyn, have been helpful, kind, professional, and a pleasure to deal with. Move-in was easy, and the rent is reasonable, with only the first month's rent, a small deposit and $25 for my own covered parking space, next to my apartment, They allow pets and kids but I rarely hear them. The fact that they are animal and kid friendly tells me they have a heart! The grounds are clean and well-kept, The tenants pick up after their pets. If you love your animals, do not move here. They try to appeal to pet owners, but they violated my trust in the worst way I have ever experienced from a property management company. I am traumatized from living here. I moved here last November with my border collie and my beloved orange and white cat, Pumpkin, who had been with me for five years. Pumpkin was part of my family and loved us dearly. I had to jump through endless hoops to bring my pets--registering them, proving shots were up-to-date, paying fees to a third-party screening company, and building pet profiles. I was happy to do it because I thought a complex with these standards cared about residents and their pets. I was completely fooled. At the end of June, Pumpkin went missing on a Sunday. The very next day, I emailed management asking if anyone had reported finding an orange cat. No response. Two days later, I called and left voicemails. No response. By Thursday, I went to the leasing office in person and demanded they send a community-wide email. It took them six hours just to do that. Over the weekend, frantic and exhausted, I put up flyers. Within a few hours, a neighbor called me. She had found Pumpkin the previous Saturday evening and reported it to the security company. She lovingly placed my pet in a box wrapped in a blanket, and security documented it in an official incident report. The next day, a security guard and a maintenance worker took Pumpkin and threw him in the dumpster. Management knew about Pumpkin for a full week. They ignored my frantic calls and emails, and they knowingly sent out a community email asking people to "look out for him" while already knowing their staff had thrown him away like trash. When I confronted management, they callously told me this is "normal procedure" and that they do this to any animal if they aren't sure who the owner is--even if it's placed in a box with a blanket right by the office--and that they do not contact Animal Control. It is disgusting, inhuman behavior. On top of this horror, their parking enforcement is blatantly predatory. They booted my car because my parking pass slid off my rearview mirror onto my seat. They booted my guest's car because he made a simple pen correction on his temporary pass date, claiming he "altered" it--even though he was a legitimate guest visiting my unit overnight. They treat residents like criminals while charging premium rent. Management will likely respond to this review with corporate nonsense pretending they care, but to this day, they refuse to acknowledge what they did, apologize, or provide proof from the official incident report. They have ghosted me. Be prepared to be treated like trash, have your pets treated like trash, and be gouged for money. Do not move to Whitewater Park Apartments. read more

Terrible. Avoid at all costs. They will raise your rent annually for starters and expect $100-$300 rent raises. In addition, they put car boots on residents cars. They will do it for plenty of reasons including a tire over the line, expired registration, or if you take your pass down temporarily and put it in your dash. Even when you explain youre a resident it wont matter. It will be $175 (and likely will increase) to get the boot removed. Since living here, i started developing some health issues. Well my doctor told me it could be due to mold. I ran an EPA funded test in my apartment. It shows results of 100 times normal levels of mold. See the attached picture. Per mangement's own words, every single building in this complex has flooded, including the one i lived in. It is causing mold levels that are hazardous to your health. I developed skin issues and a host of other symptoms. The complex is over 20 years old and it has been poorly maintained. Avoid this place like the plague, literally. I went to pick something up from my son who lives at Whitewater. I parked in Visitor Parking. I walked to his apartment to get a parking permit. I came back three minutes later and my car was booted. Had to pay $175 to get the boot removed. Pathetic policy to allow vehicles to be booted in visitor parking within minutes of arrival. How am I supposed to get a parking permit in my car so I can visit someone? If you cannot leave you vehicle then parking permits should be available at the parking spot. I'm pretty chill, and an easy renter (my rent was on autopay from day 1, I never complained about the perpetually closed hot tub/frat boys and all their non-resident friends overrunning the pool all summer/other tenants/literally anything at all, and I submitted minimal maintenance requests) but this company is terrible. -- Maintenance requests are ignored for literal months (I didn't have a fully working stove most of the time I was there) and when they did show they were too drunk/high to understand what was going on, on more than one occasion. They were nice, but it's still kinda sketchy when you're a single lady and in there alone with them, plus these guys have keys to your apartment. I was also promised a larger fridge at move in, but eventually gave up on ever getting it after months of back and forth. -- They get you in for a reasonable price but your renewal rates will be outrageously high, high enough to force a move. Don't bank on outstaying your lease. -- It's loud, get a top floor unit unless you want to hear every step your upstairs neighbor takes. Sometimes you're lucky enough to be privy to 3am drunken wrestling matches! Lord have mercy on you if you get someone that snores with a bedroom adjacent to your own. -- The local staff could be pretty cool, but it's a revolving door in there. Good luck with the corporate staff, assuming you can get a response from them at all. But you won't need to worry about that until... -- When you move out they'll charge you for things neither true nor legally allowable, but what are you going to do, take them to small claims? Not if you ever want to rent somewhere else, and they know it. So go for it if you must, but be prepared because they're going to over-promise, under-deliver, and you're going to be taken advantage of with no recourse. Have fun! read more

Update! Zero stars There was also a huge dog poop issue on the entire property. When we moved in we were thrilled about them being pet friendly. That was until we (and our dog) constantly stepped in poop. Even sidewalks sometimes had poop left on them. The tenants just didn't pick up after themselves I guess. Upon leaving whitewater they were pretty terrible. We were there for a very short 5 month lease and the place was exactly as we'd moved in. Spotless. We were told they'd be renovating our apartment from the floor, up. But still vacuumed and wiped down all cabinets, etc. It looked great. They chose to keep our deposit despite the fact that we cleaned it so well and they were going to completely pull out all flooring, cabinets, and appliances. When we tried to reach someone in management it was impossible. We got the runaround and to put it simply they were awful. I don't live here, I was visiting someone. I came before 5pm and was there until just after 8. When I got to my car I had a boot in my tire and I had to pay $100 to get it taken off. I wasn't under a car port, I parked where it was SUPPOSED to be visitor parking. In this complex, once it hits 6pm ALL visitor parking goes away and if you don't have a visitors pass in your window, they will definitely get your car. In this day and age where everything is so expensive, we don't have $100 to spare. Also, there wasn't a sign that says at 6 open spaces go away. To the right of my car, like 13 spaces down. The absolute worst apartment complex. Looks nice on the exterior and their website photos make it seem a lot nicer than what it really is. Complete lie. Interiors are cheaply thrown together and "wiped down" before you move in, literally spent the first night vacuuming cat food in my bedroom, it smelt horrible and the water was shut off due to water leak that no one bothered to tell me was from the upstairs apartment, maintenance painted over candle wax, you hear the neighbors stomping upstairs, couples yelling in the morning, dogs barking at 5am every morning nonstop, the parking is a disaster. The dumpsters are overflowing to the point trash is floating around the complex in the wind. I've had the sheriff knock on my door asking about the previous tenant then two bounty hunters asking about a suspect two weeks later. No joke. Came to my door in full armor. The front office is staffed with incompetent employees, my move in date the front desk person made me wait 45 minutes for my key while she gave a tour to a potential guest while I'm waiting with a rented move truck. They take your license plate down but have signal security patrol and put boots on your car if you don't have your parking pass on full display. I'm a woman living by herself I don't want to display where I live.... I'm paying $1530 for a cheap, run down 1 bedroom apartment. Literally watched as one of my neighbors ate a banana and threw the banana peel on my lawn. And lawn I mean dirt with a few specks of grass. The sad part is none of this is an exaggeration. Not a good place to live. They never answer the phone (you can't leave a voice mail because it's full), or respond to emails. Repair requests go unanswered, and there is no maintenance worker on the weekends. We one had heavy rains in mid-November on a Saturday, and the parking lots flooded because leaves were clogging the drain. The fall leave had not been removed yet, and there were piles of leaves everywhere. My husband cleaned the drain out by hand so cars would not get flooded in the lot. They kept our deposit to refurbish an apartment which we only stayed in for 3 months, and left in better shape than how we found it! read more

We are being charged for services we no longer use after repeated requests to take it off our account and get a refund. Staff turnover is over 100% due to the poor working conditions. Their mailing system isn't very reliable; your packages could end up a number of different places. Jocelyn, she told me her name, has been very unpleasant to communicate with on multiple, separate occasions with plenty of time spaced between them, so I don't think it was just having a "bad day". I've been polite and even happy while talking with her and she always kept the same rude or uncaring and unhelpful attitude. It would be nice to live somewhere with kind and friendly staff, but this is not that place right now!! The staff don't seem to communicate well based on the lack of information and belief Jocelyn had when I told her what I'd been told by other staff members. I also never get email responses to very important messages and I've sent a couple or few... I lived at WWPA for two years. The first year was great, but I should not have resigned another year's lease. At first WWPA was a great place. It has quick access to downtown Boise, the Green Belt, and the Esther Simplot/Quinn's pond area. It also has great amenities such as a larger gym, pool area, BBQs, and paddle boards. I enjoyed their community activities as well. However, even though there were so many positives about living at WWPA, there are many things that made it a nightmare in the end and not worth it for me. The parking area is very limited where you have to fight for a spot at times. These spots are often very small and unable to accommodate larger vehicles. If you can't find a spot, you must park across the street in the neighborhoods or the Ester Simplot and risk getting a non-residential parking ticket. There is a lack of Visitor Parking spaces as well. WWPA tries to mend this issue by providing Visitor Parking Passes so guests can unitize a resident's space during their visit, just as long as they have a visitor pass. This seems like a great idea, but because there is a sparse number of parking spaces to begin with, it further takes away parking spots from the residents who don't want to pay and extra $60-100+/month for a covered parking spot. I have had issues with my tire being booted as a resident as well, but that is a whole other story. Because of the old structure of the building and lack of maintance staff, maintenance requests are rarely fulfilled within a reasonable time frame. There was a point where I had to reach out multiple times in the course of over a month to get three major electrical outlets fixed. Because the maintenance crew took more than a month to address this issue, it ended up not getting fixed before my move out date. I had cords in very awkward and dangerous places because of this and could not have my young niece visit because of the hazard. Lastly, they have residents pay their rent through a residential portal where splitting rent with roommates is impossible. One must pay the entire rent via the portal. This is a minor inconvenience. However, when an error occurred through the residential portal, WWPA charged me over $200 in late fees/dropped payments. I had to reach out to WWPA for over a month via calls, emails, and in-person visits to get the fees dropped. Even though the staff was helpful and would forward my concurs to the manager, Summer, I did not receive a return call/email on a timely basis. I had to schedule a meeting in order to get my issues addressed. I wish I could say that the WWPA is a great fit, but it unfortunately was not an awesome place to live at all. It took two months to change out the water heater which had been there for 20 years. I have had a leaky faucet for two months and broken dishwasher. Still not fixed. The maintenance lead Chris is horrible personality and now they justify no service/poor service; with the covid excuse. If you need something they reply with the same thing to everyone such standard protocol tells you this is a big corporation without any customer service and they just dont care. I called corporate and did still did not get anywhere. I would say horrible service. The pond is not full and it is almost summer. Everyone talks about poor customer service. Worst management ever. Seemed like a great apartment to live in but you will find is no parking, old apartments, lots of noise, management office doesn't answer phones and a bunch more problems. When I finally moved out they notified me that I had an outstanding balance on my account even though I have the checks to prove it was paid. Now I'm left waiting for "corporate" to call me back. I lived here in 2019 and just now getting an email stating I owe money and it's 2022!! Please do yourself a favor and don't move in. Don't get fooled by the beautiful office and amenities. I have been a resident here for over a year and a half. I have never had a late payment and have been a good resident while living here. This last month my autopay was canceled (without my permission) and I ended up receiving a late fee as a result. When I addressed the issue with one of the receptionists, they said they couldn't explain why my autopay was canceled. He sent a ticket to the "IT" team who ultimately came back with no explanation other than it was set up last year to expire this year. I am giving this review as a warning to potential tenants because an unauthorized change was made to my account resulting in my autopay being canceled and me subsequently receiving a late fee in addition to a likely hit in my credit. Ironically, one of their 6 values is customer satisfaction... Well, this customer is not satisfied, and this is not only a violation of the trust I have in this company but what I consider an illegal, and unauthorized change to my billing setup and is unacceptable, reprehensible, and inexcusable. Ever since we moved into these apartments we have heard horror stories about the bad customer service, horrible parking situation, delayed response times to repair requests, and the consequences of the cheap materials and equipment they use which leads to large issues like flooding (we see repair vans at a monthly minimum), but now that we have experienced an issue of this magnitude, I feel this review is warranted in the hopes that it warns others before something like this can happen to them. read more

A very fluid move and excellent living space. Was guided through the apartment I was looking at via a Virtual Tour by one of the property's staff, Taylor B., who did an excellent job of showing the space as it really is and answering any and all questions about the apartment. Very quick and easy communication, with a manageable move in and move in date. Moving in, there was no surprises, and living here for the last month has been superb. Quiet property with friendly neighbors and plenty of outdoor space to stroll for some fresh air (looking at you Quinn's Pond). I am in one of the un-renovated apartments, so my rent is a little less expensive and affordable. It is still one of the nicer apartments I have ever lived in. 5. Great online website/app to pay rent, reserve paddle boards. 6. Really well maintained apartment complex, especially the outdoor public space. Could do better: 1. Whitewater Park Apartments offers year-around resort-style living. I love walking along Quinn's Pond in the mornings and evenings, watching the ducks and the serenity of the water. The units are well-designed with luxury finishes. The clubhouse, pool, gym and other common areas are clean and posh. The staff is kind and works hard to maintain the sprawling complex of homes. I signed a lease sight unseen, and have no regrets. Things to improve: -Noise control with the landscaping team. Rakes are silent! And yes, I'm volunteering! -Noise control with dogs. Perhaps designate dog-free or noise-free units. -Squeaky exterior staircase. -Pool/Clubhouse Wifi: switch to Cable One, who would love to be the designated Wifi and Cable provider for the entire community. -That one cobblestone on the path along the pond that trips everyone daily! :) read more

They are raising everyone's rent over $400 a month and car port triple to pay for their selling the place and making foundational repairs . No one likes them if you have been here for long. The pond has been broken for three years. Still waiting for a pump and fountain. wow. It is disgusting and the other pool is not maintained. They change management every couple of weeks and are very unprofessional so you have no idea who management is. If you complain then they are snarky. Real snarky. They go back on their word all the time. This is the worst management company you could find. They never take an exit poll to see why people are leaving but just walk around and ask and they will have swear words about management. You will love moving in but give it a year or two. The location is the best park and the amenities are nice in the summer, but unfortunately our building recently experienced a fire and it's insane how all of the people in our building have been treated after that night. According to what we've heard, whoever was hired to clean the chimneys, did not do so correctly, which caused the fire, water damage, and multiple families displaced from their homes (and were only given two days to do so because they were threatened with the lie that the locks would be changed.) One family was forced to move all of their belongings at night, with the power out from the water damage. He could not take everything that night, and when he returned, he found all of his belongings destroyed. Besides all that, our building has been a construction zone since then - that includes loud workers who blare music and shoot snot rockets right next to our door. They have shut off our water multiple times while I've been getting ready for work to work on piping, once only with about an hour's notice. We still do not have internet due to damaged wires, plus my designated parking spot was blocked off for a few days so the construction guys could use it. We have reached out to the office multiple times and have been told that the property manager will reach out to us. The fire happened a month ago and we have heard nothing and have not been compensated in any way. They have not sent anyone to clean the chimneys again, and have not updated any of us at all. To top it all off, we received our bill for the full amount of rent due to this place. I am very disappointed with how we've been treated. We seriously cannot WAIT until our lease is up. read more

Over-priced and outdated. This would sum up our 2 year experience pretty well. Neighborhood is very noisy, expect to hear dump trucks at least 2-3 times a week (which are constantly overflowing) as early as 8am, you'll hear just about everything from your upstairs neighbors (made multiple complaints about loud music being played as early as 7am with no actions taken), early Sunday mornings are usually filled with someone's car's bass rattling the complex, and a good amount of police presence due to god knows what. Have had several run ins with homeless/tweakers just roaming the parking lot, harmless for the most part, but they seem more focused on parking security than actual security. Expect mold, no idea what it is with there places, but everything molds so quickly, had some issues with mold in our apartment and maintenance just told us to use bleach and water to clean it off. That being said, I never had any issues with maintenance taking long to come check out request, usually within 24 hours. There is dog poop everywhere, it was a constant battle of walking through grass or the sidewalk like a minefield. There were many times where the complimentary baggies would go empty, which I understand isn't solely their responsibility, but doesn't help curb the excessive amount of dog poo. Aside from that, utilities seem to run higher than any place I have lived at before, this is due to lack sealed windows. We would see our electric bill run as high as $117, in even in the summer when maintaining a temp of around 76 degrees. I would also warn you that they will raise your rent tremendously. First round was about a $200 increase and then second round was $500. We have talked to other neighbors saying that had increases as high as $700. Absolutely ridiculous to get charged more for an apartment that has had zero updates and to rent people out during a recession, greed is the first word that comes to mind. Honestly, you're just paying for the amenities, being close to the pond/greenbelt is nice, but you'll quickly find out that the pond area is just covered in goose droppings, so not really a place you want to sit and relax. You're better off looking around some more before jumping into a lease until some serious overhaul is done with the complex and pricing. read more

Truly the WORST management and experience i have ever had. I applied for and was approved for a unit, paid the $150 processing feel to lock in my price, and heard NOTHING from leasing for a full two weeks about processing my lease. I echo all the other reviews that say management or leasing is IMPOSSIBLE to get a hold of and NOT RESPONSIVE. Eventually after calling every day for two weeks, I was told management decided to increase the price of my unit (that i paid to lock in) to over $300 more per month. Obviously this is completely unacceptable and I did not move forward with moving in, but the process for any sort of acknowledgement took again another THREE WEEKS. I sent emails that went completely ignored. I still have not received my refund for application and holding fees. While the location and amenities seem nice, AVOID GREYSTAR AND WHITE WATER PARK APARTMENTS AT ALL COSTS. They are shady in their business, and utterly disrespectful in their management. read more

Whitewater Park Apartments are quite literally the worst Apartments I have ever lived in. The amount you're paying to live here is an insult for the fact that the apartments are extremely cheap and gross. Even the "renovated" Apartments have water damage, stains all over the carpet, tearing in the floors, ALL which they try to charge you for in your security deposit when you move out (even though it was all there when you moved in). If you do not argue your side, they have no issue taking your whole security deposit and then have the audacity to charge you extra. Even when maintenance is called to fix something, you end up having to have them come back multiple times because they did such a bad job the times prior and their work didn't last. The complex shut off water for 6+ hours, one day a week, for multiple weeks in a row. We quite literally couldn't use our own toilet or shower during these times. In addition, they will quite literally allow any sketchy character to move in as long as they can pay the rent. Seeing cops at the apartment complex is pretty standard when you live there. Parking is also a nightmare, especially in the summer. People come to park at the complex from all over Boise just to have quick access to Quinn's Pond. Try getting off work and driving around looking for parking for 20 minutes straight because you can't find any. This used to not be an issue when they paid people to monitor parking, but they stopped doing that months ago. In fact, even when you purchase a covered parking spot, people STILL park there and management does nothing besides put a "warning" note on their car. This is a great place to live. The staff are incredibly helpful. The location is central to so many great amenities. If they could figure out how to fix the parking that would be fantastic, sometimes tough to have guests come visit. Other than that I have really enjoyed living here. They really do as much as they can to take care of you read more

Been living here for over a month now. Really enjoy it. Plenty of room, no pest problems, the gym is great, and we're getting a hot tub. You can't go wrong with the convenience and privacy when you want it. read more

Horrible place to live, unorganized management. Very rude. They overcharge for a place with bugs and have broken appliances, breaking apart / unsafe balconies and show an updated unit which is nothing like youll get! Go somewhere else and youll be happier without all the stress and feeling like youre living in the ghetto. read more

We love living here. The apartments are nice and the amenities are exceptional. Can't beat pet friendly either. So many events to be a part of. Our only negative is maintenance takes bit long sometimes. read more

I would never live here again. I understand that the location and amenities are very desirable but I would never live here again. Maintenance staff is very nice, but it takes forever to get things done, especially when stuff is breaking ALL THE TIME. We had a major water leak in our apartment that made one of our rooms unusable, the staff took over 4 weeks to get it fixed, then wouldn't compensate us for the lack of the second room for a month. It was impossible to get a hold of management, even the regional manager. As I said before, I would never live here again, and wouldn't recommend it to anyone. read more
