It's not too big, not too small--like Goldilocks would say "just right." And it's off International which leads one to Progresso, Mexico for a day trip. Download speeds are around 20 Mbps and unload are 35Mbps so expect buffering. When a water leak occurs anywhere in the park the entire water system must be shutdown. It happens frequently. Limited parking. Highway noise is bad on days with the wind coming from the south. A few feral cats roam the park. Business model is changing. They are now catering to more transient worker and shifting away from Winter Texans.
