    Sunset Palms is a top notch over 55 RV park in Brownsville. There is a nice mixture of year-round…read moreresidents, seasonal (most seem to return year after year), and short-term RVers. There is a strong sense of community with myriad activities to keep people engaged and busy if they desire. The location is super convenient to shopping, restaurants, and service providers. We enjoyed walking or riding bicycles to enjoy numerous local eateries and bakeries. The only negative about the location is that it is less than one mile from the airport and it is in the flight path for most flights going in and out of Brownsville. The good news is that there are not many daily flights. The facilities are clean and well-maintained. The grounds are immaculate. Nice landscaping helps to provides shade and a breeze. Birds are plentiful and they provide wonderful sounds to enjoy while enjoying your favorite book. Most important, guest services are exceptional. From the moment you arrive until departure the staff is always available to answer questions, accept packages, resolve maintenance issues, or just engage in a bit of friendly conversation. In our opinion, the seasonal managers are the reason Sunset Palms is top-notch. They work unbelievably long hours to make certain every guest need is addressed, that the facilities are spic-n-span, and that activities are well executed. Our only suggestion is to add garbage and recycling pick-up service. Currently, there is one dumpster and one recycling bin behind the office. It would be awesome if a golf cart pulling a trailer picked up trash and recycling from each site on a daily basis. As full-time RVers, we enjoyed coming off the road for three months. Brownsville is a great border city. The culture, the cuisine, and the people are awesome. During our short stay, we met several incredible people who call Brownsville home. People who quickly became friends. People who own local businesses and provide great services and products at reasonable prices combined with attentive service. Friendly people seem to be at the core of Brownsville. Will we return to Brownsville and Sunset Palms? YES.

On our visit there was a large sewage problem and we couldn't use showers or laundry. Host moved us to their sister facility which we were very grateful for, but it seems like the second one may have waste problems as well. Hosts at both facilities were helpful and accommodating. The laundry utilized an app that you had to seed with$15 to use. We didn't use that much, so we lost $10 at that attempt. But we still have the app...$3 for wash/$3 dry. Just make sure you indicate @normal or price can rise to $5 for load which will take several hours. Showers were clean. We stayed here awaiting Space X launch.

I ended up repairing several issues myself just to avoid dealing with management constantly making excuses or promising repairs that never happened. The property has serious issues, including termites and water leaks. One major leak flooded nearly half the home and damaged electronics. Even after reporting it immediately, it still took two days for someone to come out, forcing us to shut off the water and stay elsewhere until it was repaired. I also gave advance notice before moving out, and despite my lease paperwork clearly showing the termination date, I'm still being charged for an additional month after already being out for over a week. I've called multiple times about the incorrect charges showing on the portal, but nothing has been resolved. At this point, I didn't even bother asking about the deposit because I just wanted to be completely done with this place and management permanently. I have a whole album of pictures, documents, messages, ignored maintenance requests, and videos to back up my claims so I'd love it if the company actually saw this and answered.

When we finished moving in, we noticed some interior damages as well as exterior ones too. Interior damages included floors caving in, and exterior included wood rot on all sidings of the house and also the roof edges, as well as the front porch caving in. After 3 years living there we never got any repairs done to that house, even though we've told them many times. They've told us that we would be the first ones, and they started ignoring us and avoiding our house. It was all lies we were told. And the landlady Sandra told us that the floors were like that because they were new. Heck no they weren't new, if they were new why would they be like that. That's straight up lies. And to make matters worse, she had shown us another mobile home that was available in the park, and she said we could move in and everything would be transferred, but like 2 hours later Sandra called and said that if we weren't happy and we didn't feel safe then we move out. What does that tell you right there. She was basically kicking us out but trying to say it in a different way. Well we had to pay our full rent for June because of not she would have put an eviction notice on our door. So I forgot to mention that after a while they did come and attempt to fix the house up but then the next day they never came back. They fixed the sidings and re-leveled but when they were re-leveling the house started to crack. The ceiling in one of the rooms was falling, there was a giant hole in the wall of the kitchen, there was cracks everywhere on the walls and even where the beam was, and the floors became more weaker. We tried to ask for our 500 dollar deposit back and she made up a bunch of excuses just so we wouldn't get it back. And Sandra said she would charge water, light and trash even though we were already out of there. We were living in a dangerously unlivable mobile home that could've caved in at any point. So that's my experience with this so called peaceful and friendly community. The current management of Citrus Valley need to be seriously talked to or removed. That park is going to go downhill. Sandra and Mario Flores have told us all lies ever since we've first moved in. And what sucks about this management is that they are treating us like if we were criminals. We are not allowed back in at all to visit our friends we've made there. Everybody else we've known and that have lived there for years have moved out because of them. Mario and Sandra have favorites. If they don't like you they always find ways to kick you out. One more thing, they had given us the option to buy that mobile home but it would cost 30,000 and we would have to fix everything ourselves, or 40,000 and everything would be brand new and fixed by them.that's when we got kicked out. No, I don't recommend this place. And I should give this place 0 stars because the management which are Sandra and Mario are terrible and they should be removed. Boasting lighted fishing piers, picnic areas and a playground, boat ramp with fish cleaning stations, and nature trail, there are also 35 full-hookup RV sites. These waterfront spots attract many "Winter Texans" a.k.a. "Snowbirds who drive their RV's down to Texas during the cold months and hang out. The park was created by Cameron County, Texas to enhance boating and fishing on the river, which it has done. When I came by on a boat touring the Arroyo River area, the parking lot was full of big trucks who had towed in some boats to launch. My tour guide told me the trout was biting like crazy this time of year. Also the area hunting is pretty good too: wild turkey and pigs, deer, and the exotically tasty nilgai, among others. Despite the ideal location for all kinds of outdoor activities, the Adolph Thomas Park is a little on the small side. This is a multi-use park and there's the rub: on weekends the place is heavily used by anglers, boaters, and locals for picnics and hiking. During the week, it can be quiet. The RV park is nice but I have heard that some RV-ers complain it is smallish- and cramped. Also, when I used the restrooms, I noticed RED ANTS all around! Yikes! For those reasons, I deducted 1 YELP STAR. But the mesquite growing along the river give the Adolph Thomae Park a scenic feel and the staff keeps a pretty good eye on the area. Looks like a perfect place to come recreate in the great outdoors to me.

The fishing is awesome with plenty of places either on the 2 small piers or along the banks.... and please PICK OF YOUR DANGED TRASH! These folks really try to keep the place clean, but there are always a few dirtbags that litter. I've also camped out here and love love love it. Every so often late at night you might even get to hear the donkey that is kept across the arroyo. It cracked us up. DO keep the lid on your icechest bungeed down or you will wake to an enterprising racoon or two helping themselves. I love this place, Its beautiful and whether you want to fish in the day or under the lighted piers at night, you can't go wrong. There is a charge for pitching a tent, but pay it... you get the code for the showers and save the park ranger from hassling you if you have pitched a tent.
