Yeah I'd give this place 0 stars if I could. They are greedy as hell and don't care about the…read moretenants needs. They raise the rent and don't fix anything in the park that actually needs to be fixed. There is no privacy especially when it comes to management. They nitpick about literally everything. They only enforce their (made up and not in the lease) rules for everyone in the park unless you apparently work for the park. I would not recommend this place to anyone.

Home owner pride is evident throughout the estates. Every home is beautifully manicured and each street is lined with 3 alternating trees giving a sense of uniformity but with a diversity pleasing to the eye. Mailboxes are conveniently located at the entrance to the estates. There is a beautiful community center also at the entrance which can be rented by residents. My mother held both my 30th birthday party, my sisters' 40th birthday party and my brother's 30th birthday party at the center. It is equipped with a kitchen and foosball. There is also a great pool located at the community center that is protected by a lifeguard during opening hours. The pool has provided a wonderful oasis for my mother and her family on those hot summer days. Anyone looking to downsize their living should seriously consider Gypsum Mills. It is conveniently located off the thruway on a rolling gold course with walking trails and is easily accessible to downtown Victor but quietly tucked away into its own beautiful oasis.

Dave and his crew did a fantastic job and did it right. They did above and beyond what was expected, including installing drains to handle water runoff to repairing our lawn where their equipment was used.
