Three stars might seem harsh ... there is nothing really wrong with this hotel, but it is average. Nothing special ... and out of all the Marriott brands, Courtyard offers the worst value. No free breakfast, usually fairly outdated/smaller hotel rooms, etc. I much prefer Residence Inn, Fairfield Inn or Hampton Inn hotels but this was $100 cheaper than the nearby other Marriott hotels. Let's chat about that. Portsmouth, NH seems to be having a moment. I've been to Portsmouth ... It's nowhere I'd pay $350 - $500/night to visit. It's much less exciting than a city like Portland, ME and almost more expensive. I had some business in Portsmouth and needed to stay fairly nearby so I could Uber, as my meetings usually include copies amounts of drinking. At $350/night, this was the cheapest area option in Portsmouth. You aren't even in the city. They have a free shuttle into the city, which runs until 10:45 p.m. ... good for dinner, but lousy for going out. The upside is because this is basically in a forest next to some creepy office buildings ... you won't have the $40/night parking charge they have in the city, but will likely need to account for the return Uber, if you go out late in Portsmouth. The rooms are clearly built in the 1970's/1980's but renovated and modernized a bit sometimes around the mid 2000's. The mahogany wood closets and shelves scream 2005. The sliding glass door showers were likely converted from tub/shower combos more recently ... however, the bathroom size couldn't be changed, so the showers are woefully narrow. So much so that I could not put my elbows out when washing my hair without turning sideways. The water pressure and height of the showerhead are also pretty terrible and the floor of the shower is slippery and feels a bit dangerous. The bed was okay ... a bit firm for my liking. Air conditioning was easy to adjust and blew ice cold. There is a huge TV on the wall, which lights up the whole room when it's on. Pillows and bedding were comfortable and I liked the small balcony in my room, which was very narrow but good to get a little fresh air in the room. Despite a highway next to the hotel and my room being next to the elevator, I didn't hear a sound outside the room. It was overall comfortable in a soulless, corporate hotel sort of way. This is an okay and clean option for a one-noght stay but being here for a week would be depressing. Also, breakfast was $10 - $15 per entree and took forever. Very few grab and go options here. Staff was good. Not sure I'd come back at $300+. I've stayed in similarly priced rooms in big cities, like Barcelona, which were much nicer. Compared to some of the other nearby options, the price was less though. I am just absolutely shocked how pricey hotels in a city like a Portsmouth, NH are. read more

Starting with driving up, there is a big sign at the entrance from the main road but once you make the turn into the area you have to go left and keep driving around the buildings. There could be more signage to the front but I did find it. Staff at checkin were friendly and helpful. Going up to our room it would have been nice to have at least two elevators there but the one worked. Rooms were clean and spacious. And we found out that they are pretty sound proof as we had two kids being pretty loud in one room but we couldn't hear them in the adjacent room. Saw their safe in the room and as I wondered how it's programmed I saw the card slide so you use your room key to lock it. Ac unit worked very well. TV seemed easy to use. If Iv had one complaint it would be that although they have a restaurant on site, they don't do the free continental breakfast that other places do. Didn't reflect affect us as we went out for breakfast. All in all a good stay. read more

This was a solid option for our night stay in Portsmouth within reasonable distance of all the hustle and bustle of the area. You could stay here and take advantage of going to downtown Portsmouth but also jump onto 95 and go into Maine to checkout Kittery and York. It is tucked away from downtown enough to have the sound be more calm than if it was right downtown as a plus. They also even offer a shuttle that can take you around the Portsmouth area! They also have a bar/restaurant inside that we did grab a late night dessert of blueberry cheesecake at! Also a Starbucks for the morning as well which seemed to be part of the bar/restaurant rather than an actual Starbucks though. The check-in and check-out staff were both friendly and inviting. Rooms are decent enough, nothing really to complain about while also not being anything special either. Room was spacious and bed comfy enough although bed seemed a tad short especially considering I am not that tall. I would stay here again if I found myself needing a place to stay in the Portsmouth area. The four stars are for it being a slightly above average without being anything special experience. Decent enough Marriott property located close enough with plenty to do! read more

This was one of the worst hotels I have stayed in. They say it is pet friendly but you have to eat in their restaurant and of course the dog can't go there. We had to leave hungry. The shower leaked water all over the floor and the bathroom sink was clogged so my husband couldn't shave. Front desk help was rude. we Will never stay there again. read more

We really liked that it was kind of in the woods and semi private. The staff were all very friendly. The room was very nice and clean. The bed was really comfortable. My family loved the indoor pool. It was also very quiet. No loud guests or parties. The food at the bar/lounge area was good. Not too many choices, but it was good what we all ordered. We thought the hotel was decent until a sex toy (a butt plug ) was found (by a child) behind the couch. Managment did switch the room which would have made up for it... but the day after check out we were charged for 4 rooms instead of two (not even counting the comped room that the butt plug was found in). I called the hotel and the person at the front desk told me there was nothing he could do about it and told me I would need to speak with somone in accounting and transfered me. Apparently there is only ONE person that can handle this and her voicemail stated that I should expect a call back in 3-5 days. So now am out $880 EXTRA ($1,760 total) until this ONE person decides to fix it. I am beyond irritated and will not be returning to this hotel! After a long day we just wanted to unwind and get some food . The room was clean and the beds comfortable. The refrigerator was cold. We had drinks and a salad and buffalo wings. The draft beer has a pale ale and an IPA. Service was great. read more

Stayed here overnight for one night last week during a business trip to Portsmouth, NH. Your typical Courtyard experience. Clean and consistent. My one criticism was the bed. The mattress was way to soft and mushy. It killed my back. I did not see any way to change the firmness of the mattress. The WiFi worked reasonably well, the room was clean and comfortable, the HVAC worked well, the room had a mini-fridge to keep my drinks chilled, and the HD TV worked well. We were tired of staying at another chain hotel in the area that had gone downhill recently so we decided to look around and try the Marriot Courtyard. We were glad we did. We booked the hotel for an overnight trip to visit our daughter who is a student at UNH. The hotel was tucked away in a wooded area away from all the drama of downtown Portsmouth. We were greeted very warmly upon entry and noticed the gas fireplace was blazing creating a nice ambiance. There was a bar and a nice size seating area. The hotel was very clean and bright upon entry. Our room was on the third floor. Our room was clean, updated, smelled nicely, and had plenty of room to relax in. We even had a balcony with two chairs if we wanted to sit outside. The huge TV, microwave, coffeemaker, and refrigerator all worked to perfection. A big difference from the other hotel. If we crossed paths with a staff member, we were always greeted nicely. The hotel was only a few minute drive to downtown Portsmouth and about a 15 minute drive to UNH. This hotel doesn't charge you $40-$50 a night for parking like many others in town do. The hotel was competitively priced for the area but cheaper than staying downtown. We enjoyed our stay so much that we went home and booked another stay for two nights at the end of October when I run the Seacoast Half-Marathon in Portsmouth. read more

We stayed here for a wedding over an extended weekend trip. The late night front desk assistant was less than helpful upon checking after a late flight. The location isn't consistent with other Marriott stays as a Bonvoy member and it was fairly disappointing to see the lack of regard for their Marriott members. The room was clean but the chipped paint on the bathtub was pretty gross to see. It looked like the shower was all cracked and going to crumble apart. The soap in the shower was very watered down. It was pretty clear they just fill up the soap bottles with shower water. The onsite restaurant seemed nice but had fairly inconvenient hours. The parking lot felt safe and was easy to get on/off the freeway right next to the hotel. For the price paid, definitely definitely not worth the $$. read more

This is a generally good hotel but whoever is monitoring this needs to address the gentleman who is currently staffing the bar and bistro (evening of Thursday 7/25). He is lazy and has a bad attitude. Three separate guests were waiting at the bar for almost 20 minutes with no one in sight. Finally I went and found the cook who texted the bartender and then responded "he's in the bathroom." (For 20 minutes?) More minutes of waiting ensued, and so a woman went behind the bar to get herself a glass of water. At that moment, the bartender appeared and began scolding her. She responded "what are we supposed to do?" Instead of apologizing, he said in a hostile way, "who's 'we'?" At this point I chimed in, in her defense, "all of us who have been waiting here for 20 minutes." With still no apology, he continued to scold saying "there's no bar in the world you can go in back of." At this point I just left because I wouldn't have trusted him to handle my food with this attitude. read more

Spacious rooms at a respectable price and a mile from downtown. Having said that, I'd never stay here again. Front desk staff failed to inform us that your room is not cleaned daily, nor are fresh towel's provided unless your specifically request it. Found this out upon returning to our room at 430pm and then we were told that the cleaning staff was already getting ready to leave for the day. Called the front desk and asked for an extra blanket for our room and were told the individual was working by herself so she couldn't leave the front desk. I went downstairs to retrieve the item myself and the person was outside smoking and not at the desk. Uber is nearly impossible to come by in Portsmouth and yet staff never informed us there is a courtesy shuttle that brings guests to and from locations in Portsmouth Friday/Saturday. Would've been great to know prior to spending $60 on taxis. The gym is keycard access, but it's not monitored via camera and there were children between the ages of 7-9 running around and treating it like a playground. We requested a late checkout for Saturday and they were able to accommodate that request. However, upon returning to our room 15 minutes after the normal checkout time, our room key had already been deactivated. We wanted to like this place given its location and price point, but the staff and customer service truly leaves a lot to be desired. read more

Our first time staying here while the hotel seemed nice it was very NOISY at night. While The rooms seemed newly redone and clean it was frustrating having a mobile check in that we had to still stop at the desk even with our key on the app. ( we told the lady we were good but still made us go thru the long drawn out process ) We were disappointed with the lack of service at breakfast as well in the morning. We had to keep getting up to ask for coffee etc since the waitress was to busy talking with another employee. Also, there was a menu on the table and it said they had other options but it only really seemed like the buffet was the only option ( if you wanted to eat) to get it yourself since no one would assist us. At night it's really loud especially from the pool area that it was hard to sleep. Not sure we would stop back at this location again even though the hotel was clean and pleasant. When I travel, Courtyards are my go to spot. This location had great guest service when I enter rather late on Sunday. I was working overnight and made sure I was able to secure a late checkout for my one night stay. That wasn't a problem and the desk clerk indicated on my account. The cafe area is to the right as you walk in and it was very busy when I returned at 7 am. Checking out at 1pm, house keeping never knocked on my door and was able to grab some sleep. I would stay at this location again. Give them a try. read more

This hotel was really nice and well kept up. I loved the pool and whirlpool area and the hours were good. The hours at the lobby bistro were not so good however, therefore I was not able to check it out. We Loooovveddd the California king bed!! The shuttle service was amazing to downtown! The driver was very friendly and accommodating, he made the experience that much better. read more

Not happy here. We stayed last weekend for our 6th wedding anniversary. The hotel was nicely remodeled and had a shuttle downtown for free, which was awesome. However, the bed was rock hard. Both my husband and I couldn't get comfortable in it! Worse still, our room was facing the freeway, which was surprisingly loud overnight. Finally, walls are thin because we heard people in the hallway and next door all through the night. We also told manager on duty about all of these issues. She was very little help, giving us 1000 extra points on our Marriott rewards account. (WTH?) I'm unhappy with the response from the manager and I definitely will be avoiding Courtyard brand in the future, mainly due to the bed! Wish the manager could have made this right instead of throwing a meaningless bone to us. read more

Walked in and noticed the familiar modern look at the lobby area. Thought that was a good thing since usually that means remodeled rooms. Was wrong. Room is outdated with a loud air console. Went to get a shower and noticed a musty/moldy smell inside the stall. I use glasses so my vision is pretty bad without them. Couldn't shake the smell so jumped out of the shower, put my glasses on and sure it is! Black mold on the shower. It's not mildew as it had a felt-like surface. That shower was not cleaned before my arrival. I see a visit to the front desk in my near future. On a positive note, Felicia from the front desk was very friendly and attentive. Even offered recommendations for restaurants. She's the only reason why they got 2 instead of 1 stars. read more

We stayed there on Memorial Day Weekend. For us, it's a real good location - - easy on and off the I-95. Also close to a mall, restaurants, and the historical downtown area. The hotel was supposed to be in the middle of remodeling & we got one of the new rooms. No issues. King room was roomy for us. We were on the highway side of the hotel, so at night there was a little bit of traffic noise - - but not too bad. Sorry, we didn't eat in the hotel restaurant - - Maine Diner for breakfast one day, another a little diner in Kittery, and picked up lobsters at a lobster shop for dinner. Felicia at the front desk was a sweetheart at check-in. No issues for us at all. Enjoy. read more

I've stayed here 4-5 times, it's not my first choice but is suitable for a Marriott. I'm very loyal to this brand and have platinum status. My issue was with the wi-fi. I Tried for several hours to get it to work on phones, tablet and laptop. Called the desk and she told me it was an isolated incident - whatever that meant and told me there was nothing to be done. She transferred me to Tech services which was a discontinued #. That's what really aggravated me. The woman at the desk didn't have the decency or training to just say I'm sorry it's not working there isn't much I can do right now, sending me to a dead # is the ultimate lack of respect for the customer. Not gross, but not the most stellar of stays. Room keys randomly would stop working so back and forth to front desk (I encountered FOUR other guests with the same issue on my last trip down), Wi-Fi has been down all day (died in the middle of a work Zoom call) with no ETA for when or if it will be back, put out the Do not disturb sign for an hour during said call so I completely missed housekeeping services (I need to pick up clean towels myself downstairs). On the bright side, the avocado toast at the cafe was delicious. Clean room but service definitely needs work. read more

I decided to stay at the Courtyard Portsmouth because the hotel I have been staying at Portsmouth was full and the Fairfield was underwhelming on my first stay there. I was originally booked at the Fairfield, but when I saw the Courtyard started accepting the Gov rate a few days before my stay I quickly switched. The Courtyard is on par or a little better than other Courtyards I've stayed at in terms of the size and quality of the rooms. The problem here is the highway noise. I've spent plenty of nights at hotels just off of major highways. The highway noise here is very disruptive. If the hotel bothers to spend the money on properly soundproofing the exterior you don't even know the highway is there. It's essentially the same complaint as "paper-thin" walls. They're not paper-thin, they're just not properly sound insulated. If the solution is to move to the other side of the building, that's great ... except you've got a 50% chance of not being able to. I will probably not be back to this Courtyard unless it's my only option. If the room doesn't let me rest completely, it's a hindrance to a business trip. read more

I've stayed at this location many times in the past few years and have never been disappointed. I feel it's a little bit above par for the brand. Location is great. No, it's not right in downtown Portsmouth, but it's priced a good amount less than the downtown joints too. Parking is so cheap and plentiful downtown anyway. Yes it's very close to I-95. If you can't take the noise, ask for a room in the back well ahead of time. What really excites me this time around is that although the hotel recently remodeled the restaurant, it has NOT taken on the new "bistro" platform that other courtyards have. I am not a fan of the Bistro at all and have been avoiding Courtyards that have switched over if possible. So I'm a happy camper here! read more

We had a comfortable two-night stay here. The hotel is conveniently located, less than a mile off I-95 and perhaps a five-minute drive downtown. The proximity to the interstate means the front rooms can be a little noisy; better to ask for something at the rear, preferably with a balcony. Our room was on the small side but clean, and the amenities (free wi-fi and flat screen TV) worked fine. We enjoyed the bistro for drinks and appetizers one evening; good service, decent food. The front desk staff was friendly and efficient, and we enjoyed the large indoor pool and whirlpool, especially since no one else was using them. Maybe a bit pricey, but comfy - a typically solid Marriott. One note: parking is free. If you go to the downtown Marriott Residence, you'll pay $23 a night for valet parking. Figure that into your budget. read more

If road noise bothers you, then you need to stay somewhere else. This Courtyard is very close to I-95 and there is plenty of noise all day and night. Other than the noise this is on par with other Courtyards in terms of service and amenities. One thing this Courtyard has that's a little different is room service. My room had a refrigerator and microwave and was clean. The lobby hasn't been redone yet in the new Courtyard style, but is in good shape and clean. I wish the hotel was a little closer to town, but the area is nice and woody. read more

Decent stay. Thanks to other reviewers we knew to ask for backside room. I'm not sure I would want to stay in front side.....would be a deal breaker when making my reservation. Felecia at the front desk was wonderful. She really worked to make our stay pleasant by getting us into a good room. Room was a good size, king bed, couch, desk, etc. Also clean. The one big problem was that the windows do not have shades that draw to a close!!!! Light came through all night and kept my wife up. (That makes this more of a 2.5 review-I erred on the side of 3 because of Felecia). In room coffee was decent. Plenty of pillows, towels, etc. Next time we might spend the extra money for a better hotel just to ensure a good nights sleep? read more

As a Marriott Platinum elite member i expect more from Marriotts. Could be the fact that i spend 10+ months in a Marriott hotel. On to the review.. I had no other choice to stay here as both Residence Inns were full. Tried checking in early as it is no problem at the inns. 10:30am was told room was not ready and to come back after lunch. Ok cool it was a little early. Returned at 1pm, room still not ready try back at 3pm the usuall check in time. 3:15pm, still not ready, at this point im tired and just want to check in to my room. Finally @ 4 it is ready, Rooms are decent, try and get a room with a balcony not facing the highway. Definetley not made for long stays as myself. They do feature a flat screen, desk, mini fridge, microwave, small safe & closet. Walls are beyond paper thin as i could hear every conversation in the next room while laying in bed. Wireless is slow, but there is an option to hardwire, which is much faster. Also the TV's do not have HDMI hookup for any sort of console systems or laptop. Lobby is nice and updated, prices are a bit high for the location, but thats a hotel i suppose. Also most sports games are not available in the rooms and only downstairs @ the bar.... funny how that is. About a mile hike to downtown Portsmouth. Nothing is complimentary, so be prepared to pay. I would suggest the Marriott downtown if looking to experience Portsmouth and enjoy more space. Overall not bad for a weekend stay or short visit. Just not for me. read more

Overall this is your typical Courtyard renovated in the past several years - clean, well kept, extremely comfortable beds, a good bathroom, etc. What sets this location apart is its staff - they were all above-and-beyond helpful. There was some kind of large tour group of younger teens in the lobby when we arrived - I asked the person checking us in if we would be staying anywhere near that rather loud group. While she did say that the hotel was 100% booked, she let me know that there was an entrance and elevator in the far back of the building that was seldom used by guests that "we might find to be more to our liking". Boy, was she right - and that kind of extra perk is great to receive. Definitely will be back on our next trip. read more

We stayed here for 2 nights when we were in the area for my sister's wedding. We were pretty disappointed with the hotel. It's rather old and nothing special inside. Certainly not worth the $150 per night we paid for a boring room with two beds. One of our beds was broken and sagging in the middle, which my husband reported to the front desk. There was mold in the shower. There really is hardly any bathroom sink area, very very small with one sink and barely any counter. There is no free breakfast but a restaurant downstairs where you have to pay like $10 per person for breakfast. Do yourself a favor and stay at Residence Inn up the street which was WAY nicer, WAY cheaper, more room, and complimentary breakfast. read more

Room and bed was clean, but there were hairs in the tub (!). Also, we paid for the room up front from Priceline. Yet, four days later we were charged by the hotel both for the room and for a mysterious food or beverage charge when we never even stepped foot in the restaurant nor drank anything available in the room. The best part - no manager works on the weekend and is able to issue a refund pronto so we are now waiting to get a call back in a few days. What a joke! read more

We had an issue. Our Residence Inn reservation was not valid, they over booked and sent us here. We were not thrilled, but we must say the front desk personal could not have tried harder or been more understanding of our situation. We had pets, which presented an extra dilemma for everyone. Nice, but standard Marriott. Free WiFi at the hotel, but it's a bit noisy (front side). As a platinum Elite member I would have liked a room with a balcony, but that didn't happen. The restaurant needs some attention. Heard and saw few guests complain about extremely slow service ('are those eggs still coming?'), and my breakfast was pretty slow every day. The guy behind the counter works really hard, but I think the guy in the kitchen can't keep up with all three customers... Bed and shower are ok, but overall the hotel could use an update.
