Our Chico State student lived at Creekside during the 2022/2023 school year. She was lucky enough to get one of the upgraded units with wood vinyl flooring - which really helped with keeping things clean. We really liked that the community was gated as well-- car was there and no break in issues. Also I couldn't believe how responsive the owner, Todd, was with us. He answered my many (many) questions via email and phone promptly -- even providing his cell to me for texting. Our child really liked living there -- and the pool, too. We had a great experience at Creekside. My daughter stayed there during her sophomore year and what a great experience for her first apartment! Todd was great to deal with prior to signing the lease, I had lots of questions as a parent and he always took the time to answer all of my questions. I realize everyone has a different experience and have seen the negative reviews, but I have only positive comments for Creekside and the property management when my daughter lived there during sophomore year. The property management company has always had clear communication (for both the tenants and parents), attentive if there was maintenance request and made the deposit/rent payments easy for each family instead of having one person pay the rent and manage it. I think the apartments are good size, has the needed amenities and I felt good knowing they do have security and watching out for the tenants (which they may not always like). When it came time for the security deposit refund, I (and the other parents of the apartment) thought the property management company was extremely fair - even covered some of the overpriced cleaning. I have dealt with other property managers for other rentals and I wish they were more like the Creekside property managers! read more

My daughter just left Creekside. They were able to get an apartment that had laminate flooring in the kitchen, family room and hallway. It was great. Todd was always very quick to reply to any questions I had. I see a lot of complaints about the amount of deposits not being returned as much the person thought they should have gotten. As long as you clean what is asked ( a list is provided upon getting ready to be the end of the lease) a large majority of it was returned. I have lived in many places and have never had all my deposit given back. If you are looking for a fun environment with all students, Creekside was a great place for college kids. read more

We've had an excellent experience with Creekside. Our daughter is a student at Chico State and moved in last year. The apartment was clean and any repairs that were needed during her lease were taken care of quickly. My husband and I were co-signers on the lease due to it being our daughter's first apartment. I lived at Creekside for a year and it was a great experience. Every time there was a problem at the apartment somebody was there the next day helping us with the problem. On top of the landlords being very attentive towards the residents, the complex is a friendly and social and is in a great location down Ivy street. It's away from the louder parts of The streets but still close enough to where you can reach those areas easily. Very spacious apartments as well which is sometimes hard to find and it's gated, guaranteeing some extra security. All in all it is a great place to live. read more

This apartment complex is one big scam. It's full every year because students decided it was the ideal place for sophomores to live because it's similar to the dorms, but once you get to know Todd and his "rules" you will be astonished. I moved into a completely DIRTY apartment. There were dead cockroaches on the floor, dirt and grime on the tubs, sinks, toilets, and stove. It was truly disgusting. The first day I got there we didn't even want to eat dinner there as it was truly gross and had a weird smell. And then prior to my move out my roommates and I scrubbed the apartment spotless to the best of our abilities. The time comes for Todd to give us our security deposit back and suddenly there are $700 worth of cleaning fees because our apartment "wasn't clean". I asked him about these charges and his only explanation was that the stove needed to be cleaned and the blinds needed to be dusted. Excuse me sir but in what world does it cost $700 to dust a few things and sweep a little? He claims that Creekside covered $300 of our cleaning fee which only left us with $400 to pay but that is bs. $400 to spend about 20-30 minutes dusting blinds? My family has been in the real estate industry since the 1990's and they have never heard of a landlord like Todd. He is a scam artist and his apartment complex is crap. I regret paying $600+ a month. The apartment was an absolute sh*thole. He knows he can scan you because we are college students. Do not rent here. I loved living here my sophomore year! It's a great environment if you want to meet chico state students that are your age. The management is very good and always fixes things as soon as possible. The rooms are big and the two refrigerators is a life saver. It's a very safe environment and the security is always there when you need something as well! They respond very quickly and are very kind and understanding. I would definitely recommend living here if you can !! read more

We just moved her out and got a bill stating it was $750 to clean the place. What a joke. I was crushing cock roaches while we were moving her in. Excellent! Our daughter spent a year at Creekside Manor for her sophomore year at CSU Chico and we could not be more pleased. This quaint community provides everything that a parent would hope to have for their child including security, a peaceful atmosphere, and strong-friendly management. The Kramer family understands the pathways of the college student and work very hard to support them while insisting on maintaining the integrity and safety of this special place. From the the grand central grass open areas, to the giant shade trees to the pool and exercise room, basketball courts and more, we were very impressed. The apartment our daughter was in provided a very roomy 4 bedroom apartment with plenty of group living space and tastefully upgraded kitchens with multiple refrigerators, beautiful cabinets, and upgraded appliances. As parents living 500 miles away, it was important to us that we found a place that we felt good about and that we could trust. When it came time to clean up at and vacate at the end of the year, the end result was fantastic. Aside from a few items that we needed to clean, the Kramers took care of it all for us and at a very reasonable and fair price. I was very happy to receive back nearly all of our security deposit minus a minimal carpet and a heavy cleaning fee which they arranged for us. Loved that! I highly recommend Creekside Manor to anyone who is seeking a quality, well managed facility, that truly has the best interest of the tenant in mind. So much so that my wife and I intend to have our second daughter, who is a CSU Freshman, apply there next year. My time at Creekside Manor was absolutely wonderful. As a full-time college student, I greatly appreciated the stress-free environment that the Kramers (landlords) provided. Repairs were fixed quickly and someone was readily available, no matter the time of day, to help with any problems tenants had. The property is managed beautifully and is constantly well-kept. There are not many apartment complexes in Chico that are comparable to Creekside Manor. TWO large in-unit refrigerators, in-unit washer/dryer, great patio space and pool&gym amenities are some of the wonderful features that Creekside has to offer. Overall, Creekside offers optimal comfort. To make matters even better, the management is very fair in the security deposit return process. My roommates and I kept up with and cleaned our unit regularly throughout the year's lease and aside from general cleaning fees, the majority of our deposit was returned to us. I would highly recommend Creekside Manor as an off-campus housing option. Reasonable landlords, beautiful property, and an excellent place to transition from dorms to apartment-living. 10/10! read more

Moved into the apartments was a mess to begin with. None of the outlets worked, the were TONS of stains all over the carpet, and there was a huge bug problem the second we got there and the second we left too. Todd also loved to text any of me and my roommates like (consistently, like a father) whenever we wanted to hang out with friends or play music a little bit loudly. Not to mention I also had a number of occasions of people trying to break into my room from the creek that's right behind the apartment complexes. Not only did I tell the landlord about this and he completely brushed me off but he ended up charging me $80 to fix the blinds the were cut by someone else trying to break in (he also charged me for ALL of the broken outlets that I moved in with as well). These mofos only want college students there to steal their money because they don't know any better. Living on your own is hard enough as it is, and these people just want to take advantage of it. It's a nice apartment but you could definitiley find something 10x better, cheaper and a much more understanding landlord somewhere else #fucreekside read more

I lived in Creekside Manor for one year. It was the absolute best tenant and property manager (Todd) relationship I could have asked for. They were very good about fulfilling maintenance requests in a timely manner. My window broke and I reported it. The next morning it was completely replaced by 11AM. The full time maintenance worker (Paul) was always very helpful and respectful of living areas. He noticed my ceiling fan was older when I asked him to fix a light, and it was replaced with a brand new version. The same happened with our bathroom faucets and towel racks. We received our entire security deposit back minus a small general cleaning fee. The property is maintained very well. The complex has brand new security cameras covering the whole property which allowed me to feel safe. Would highly recommend as a transition out of the dorms. I loved Creekside! read more

Chico can be a little sketchy and out of all the places to live I felt the most safe at Creekside. They were always on top of any disturbances but they also let us have fun and enjoy college! As all parents of college students looking for off campus housing it can be very daunting trying to find a decent apartment complex. We were lucky to come across Creekside Manor and Todd Kramer. The apartments are incredibly large and have all the amenities needed for a college student as well as 2 large refrigerators to handle the 5 girls we had rooming together. After reading many of the negative reviews I can tell you that this is not the case with Creekside. I was there many times throughout the lease and have seen firsthand the way many of the renters act and treat their property that lived around my daughters apartment. I cannot imagine trying to handle and rent to many of these college students who have no regards to where they live. Myself and the girls personally called Todd when there were issues that needed attending and they were done within hours or days depending on the situation. Never did someone not respond to emails or texts.You will go through the apartment when move in time comes and will sign off on the apartment - as well as given a list of what needs to be cleaned upon departure. Truthfully I did feel the cleaning list was overly extensive - so be well aware that cleaning will be time consuming if you want your deposit back(their property -their rules) but that is what is required by the landlords - we were only charged 65.00 per family ($260.00 total out of our $2800.00) per person the 35.00 of that was carpet cleaning we let them do and the other 30.00 was for misc. So we felt like we were treated fairly. Granted our girls cleaned throughout the year so it was minimal - if your college student has no regards for cleaning and damages doors, walls and appliances and you are stuck with the tasks or don't do the task you will be charged! This is no different than what any apartment owner expects. You are also sent a detailed list and receipts of cleaning bills and charges of what was done upon final payment of your deposit. We would have stayed on for 2 more years if the girls all stayed together. I would recommend Creekside for those who need a nice place to live for school. Keep it clean and respect the property and you will have no issues! read more
