They charge fees for EVERYTHING (even when you can buy it yourself and replace it) we're currently getting charged $10 a month for an air filter every 3 months when they CLEARLY cost $6 at Home Depot. 5. Parents and students beware! This was the worst property management company that we have ever experienced- they did not make repairs on the rental property even when it was a safety issue, lied about the conditions of house at move in and move out (ie, items were new when they were not), and charged the rental deposit for cleaning that was already done. An animal died beneath the house or in the attic and the smell was awful - they did nothing about it. They claimed animals urinated on the carpets but we had no pets. They should lose their business license. it was a really bad experience! read more

Throughout our 12 month lease they completely neglected all of their simple duties such as no move in/move out conditions, random charges with no reasoning, no check ins. horrible communication on every platform. Would blame tenants for lack of communication or use family life as an excuse. Plumbing problem? Blue Oak needs about 2 weeks to find a contractor to do 20 minutes of work. You would be lucky to get any security deposit back and if you do it will take a minimum of 4 months for it to be returned to you - We are still waiting. read more

This is a terrible company to conduct business with. I found their policies for security deposit returns to be very unfair and seemingly designed to take advantage of renters, especially students. I received my security deposit after 21 days but decided post mark was probably advantages to them so decided not to pursue. I was able to determine the amount of my deposit by using my online account with Blue Oak and tried to discuss this with Linda but was told that they do not discuss the terms of security deposits over the phone and later in the conversation told they would not discuss said terms without me having the physical explanation of services delivered by mail. Delay, delay and delay. You have a choice of management companies when shopping for a rental. I suggest using someone else. read more

Their work remotely and let apps do everything equals no quality and things never being dealt with. Once they suck you in both landowners and tenants, its endless hamster wheel and run around trying to get an actual person to take care of an actual problem. Most good reviews are from tenants feeling bad for their maintenance guy who is the only one that actually works but has to hustle a good review to get any bonus or raises. tl;dr: Blue Oak Property Management is misleading and unresponsive. They do not take care of their tenants. I've been a tenant for a month now. Let's review with how that's gone: - They misrepresented the property when I first toured. I was told water and landscaping were included. They aren't. - The fence is literally falling apart and no update on that being fixed. - Despite a pest problem, they told me they wouldn't do anything. I've been responsible for getting it taken care of. - The stove was installed with the wrong parts, causing a hazardous gas leak, so PG&E capped the pipe until it was fixed. - I have a laundry list of things that need to be fixed but no updates. - They didn't clean or touch up paint before we moved in. - Their site misrepresented when payment was due and they threatened late fees. - They don't call when they say they will and ignore the majority of calls or emails. My suggestion is to avoid them. Update: I came home to people in my backyard and large sections of my fence gone with zero notification beforehand. The missing section was left, along with the old fence material for two days before they came back unannounced again. I just got notification that they'll be back in less than an hour. I've received multiple work notifications for some of the things requested less than an hour before the work was scheduled to be done. read more

I tried to call this company off the website. Was forced to fill out my info an only options was their time frame of availability like a week ahead, not mine. Id like to have talked to someone to go see the place promptly. all the sudden 2 hrs prior to the schedule they canceled said its being lived in already. i scheduled off work for that. They are just lucky it happened to be raining that day and work was slow otherwise id be down someones throat.. bad service.. i woudlnt recommend wasting time looking into their properties of any kind. read more

As a tenant we have had great communication and service from blue oak. Upon moving into our rental we had a few items that needed attention. They acted quickly to fix those items. Both Hailey and Pete the maintenance person were professional and gracious. Pete did a wonderful job making our new home a comfortable place. Blue oak has been providing excellent service for me for several years. My rep is Leigh and she handles everything. From answering tenant issues to retaining tenants she is the best. Always keeps me informed of major things but handles all the small issues. I had a water heater leak all over the apartment and was a huge insurance claim. This review is mainly for the maintenance guy, Pete. We had scheduled our smoke detector to get fixed today at 3. The smoke detector is too high up for my husband to reach and it had gotten to the point to where it would go off if we turned on our stove. Shortly before 3, Pete called me and said he's running late and that he would try to make it to us by the end of day so we could use our stove again. We honestly didn't think he would make it to us by the end of the day but he did! He came in with his mask, played with our pup for a bit and fixed our smoke detector in no time! We really appreciated Pete staying on the job a little later than normal (and even missing the beginning of game 6 of the World Series) to fix this issue for us! read more

We've been with Blue oak going on year 2, and we have had such positive interesting with them. Everything we need fixed gets fixed. The owners even extended our lease another year and insured is that they wouldn't sell after the fire. It was a very huge worry off of our minds for SURE. They are friendly and helpful and really care. When we moved into our first house with them we noticed a cigarette odor that nobody had noticed before it was so troubling to me, that they found us another place and we moved a second time in the same week. Our experience has been nothing but terrible in ever way. It's absolutely obvious they think they can screw over college students and every time we've called they are either unresponsive or don't help at all. - They lied to us when we first moved in about having heat and air when really we had a swamp cooler and a 1800s heater. When it was 91 degrees in our apartment they claimed it was "not an emergency" and we had to live in the heat for a week as they failed to answer our calls and questions. - They didn't paint or clean carpets before we moved in and our walls are dirty with holes everywhere. - our shower has mold above it - pieces of the flooring are coming off despite the fact we have little to no foot traffic besides us. - we have no key to our deadbolt and they installed the knob upside down/the door has to be slammed to shut. We also weren't given a key to the door on the other side of the apartment. - when we moved in almost every lightbulb was out including the fridge and bathroom. Even though the price of rent is nice I will NEVER be going back to blue oak and an afraid they are going to take my deposit for the things THEY never fixed or dealt with. read more

Blue Oak has managed our property since 2012. I cannot say enough about their service and professionalism. Michael and Leigh have always kept us informed of upcoming vacancies, special maintenance needs, etc. They fill vacancies immediately, and we've always received our rent on the 10th of each month. The property was recently vacant, so we decided to take a look. My husband and I haven't seen the house in almost 10 years, and were extremely impressed with the condition of both the interior and exterior. I cannot say enough about Leigh, she responds to emails and telephone calls immediately, and taken excellent care of our property. They also have a useful Owner Website where you can pull up income and expense reports, and other information. I highly recommend this property management team! read more

Blue oaks has let my sister and her kids go without air conditioning during the summer now NO HEAT and it's cold !! She has a six year old daughter and blue oaks doesn't give a care that they are freezing !! She has been waiting for months and they tell her that they need more estimates.And that's when she can finally get them to respond to many calls and emails. I tried calling today and Steven's phone goes right to voicemail and he has yet to respond even though I said Please call me ASAP regarding one of your properties. Heck it could have been an emergency, to not have heat is an emergency. They've been sleeping in the living room to try and stay warm because the bedrooms are so cold !! My name is Lisa Maldonado . I moved out of a Blue Oak managed property located at 262 1/2 White Ave. almost exactly a year ago. I recently learned that the situation that forced me to vacate the home is just now beginning to be fixed. I'm shocked to find out that the ordeal I went through was forced on another unsuspecting tenant. Due to this information I feel it is important I share my story. On November 9th 2015 the power went out at about 4:30 pm. I searched the home for a fuse box and found nothing. I called Blue Oak and received no response and was forced to call PG&E. Six hours later when a representative arrived he found the fuse box for 262 1/2 was located on 262 white avenue, a separate property located in front of 262 1/2. PG&E was quick to point out that the entire home was being run off a 30 amp fuse, which is an inadequate power source. He stated the fuse box and cover were completely unsafe and likely from the 1950's which made him hesitant to touch the fuse. Eventually PG&E was able to put a band aide on the situation by putting a 25 amp fuse in the box. The next day I was informed by email by blue oak that they would look into the matter. I continued to completely lose power 2-3 times a week until January 10th when I moved out. 4-5 lights and appliances was all it took to blow the fuse, and it generally happened in the evening after I got home from work. Every time the power went out (often times in the dark and rain) I was forced to remedy the situation myself. I continued to reach out to blue oak property management in an effort to express the severity of the situation. I purchased the replacement fuses myself and eventually electrical gloves after shocking myself. Even with the gloves on the fuse box would spark violently when I had to change the fuse in the rain. It was pretty unpleasant to say the least. After receiving no assistant from Blue Oak or my property manager Chris Herbert I called the City of Chico Code Enforcement office. On 11/25/15 code enforcement officer Roy Wallis alerted Blue Oak and the property owners of the severity of the situation. The letter informed everyone the home was in violation of code 17920.3 listed under substandard building conditions. It states that all wiring for a home must be in accordance with current laws, is in good and safe condition and working properly. The notice also included the information that "the panels in question are dilapidated, outdated and pose an imminent fire danger." According to the notice all repairs were supposed to be made by 12/9/15. After learning the home was an imminent fire danger I was forced to remove my dog from the home for his own safety while I was at work. I continued to try and get assistance from Blue Oak and continued to receive no help. My rights were violated as a renter and I unknowingly moved into a home that was deemed uninhabitable by the city. I did not owe rent on the home since the moment the issue was brought to the attention of the property managers and the proper measures to fix the fuse box and wiring were not taken. Unfortunately I had already paid Novembers' rent but I refused to pay for December as well as the first part of January. Blue oak ended up taking my entire deposit of $1550.00and then sent me a bill for 2,384, which I do not owe and will never pay. After this ordeal I am still shocked and horrified by the way Blue Oak Property Management chose to handle the situation. They ended up renting the place back out the next month in the exact same condition. read more
