There are bare minimums I expect when operating with a Rental Management company. These, at the…read moreminimum, include timeliness, clear communication, and customer service. I received none of these in working with Anchor for two years. Exact examples include having to follow-up on emails with requests and inquiries up to a week later because the company wouldn't reply on their own. Seemed as if there were multiple position changes while I paid for this service and like my property was forgot about in the process. While in the contract, this company requires that you buy them out in order to terminate the contract and proceed without their limited service. To me, that's a hindsight sign that they trap their owners into paying for the poor service they provide if they try to terminate early. Additionally, with poor administrative work, $500 was taken from my payment. It took multiple emails and ME reaching out to the company to get this rectified. As an armed service member in the area counting on Anchor to do a job, I was let down and appalled this place is still in business.

This is the second time our A/C has been broken this summer. Last time, they took almost THREE…read moreweeks to repair it, and this time around we are going on a week. It is over 80 degrees in our house that we rent from them, and they do not seem concerned in the slightest. I have not gotten so much as a, "we're sorry for your troubles". I have called multiple times and the communication is just VERY poor with them. I send the apparent owner, Shanon, the below letter and have still not gotten a response. Dear Shanon, I am writing you today to notify you that after five days, our A/C unit has still not been repaired. I submitted my Maintenance Request over the weekend (08/04/2018). It has now been nearly one full business week without repair, and the living conditions in parts of the home (where we do not have temporary window A/C units) are absolutely unacceptable. The last time that we had this issue (05/20/2018) I expressed my concern with the temperature of the home in regards to my newborn child, and even then the repairs were not made for sixteen days! Those same concerns are still a priority to me. A common factor contributing to an increased risk of SIDS (Sudden Infant Death Syndrome) includes, "overheating due to clothing, blankets, or room temperatures". I am very upset that this issue appears to be of minimal importance to your company, especially when it puts my child's well-being at risk. Not to mention, the (lack of) customer service and communication I have received throughout this entire process is laughable. The North Carolina Landlord-Tenant laws regarding repairs to heating and cooling systems states that repairs should be made "promptly". In my opinion, anything over one week would not be considered "prompt". My Rental Lease also contains the following terms (in Section 6, Subsection D) that are relevant to this complaint: "promptly repair all facilities and appliances, if any, as may be furnished by the Landlord as part of the Premises, including electrical, plumbing, sanitary, heating, ventilating, and air conditioning systems, provided that the Landlord, except in emergency situations, actually receives notification from the Tenant in writing of the needed repairs;"... Please take the necessary steps to correct the above stated issue(s) as soon as possible. If I do not receive a resolution of this issue within 5 business days, I will pursue further action. I look forward to resolving this matter quickly. You may contact me at the below number if you have any questions or need additional information.

May I say this man just got off the phone with us, and he was the rudest person we have EVER talked to. He did not give his name just stated who he was calling for. Century 21. He hung up after he was told he was being rude. The phone call lasted literally a few seconds before he hung up. He didn't greet just immediately said "how am I supposed to help you when you don't give me an address." And then proceeded to be rude af. Don't bother y'all.

Obviously the property management staff failed to monitor the property. Per the neighbors, the renters were unauthorized subleasing the property. It doesn't work being a long distance land lord. I ask to only leave the property the way I left it, instead I came back to a property of damage. The property management company won't watch it in your best interests. Lesson learned, if you don't plan to live in Jacksonville after the military, don't buy. It doesn't work to be a long distance landlord, Century 21 won't watch your property. If you want to buy investment properties, buy duplexes or larger; single family homes are a liability for investment purposes. When tenants don't pay, there still is a mortgage to be paid, and you are screwed.

The maintenance personnel were prompt, professional and courteous. Scott comes to mind. Whenever I had any maintenance issues, they were addressed the same day I reported them and resolved by the next day. The outside contractors were as prompt and courteous. The office staff were also quite professional and took time to answer my questions. My community was very quiet despite having lots of transient tenants (AKA Marines) The grounds were well kept and clean of debris. I've been an apartment dweller most of my life and I dare say ABA is arguably the best property management agency I've ever dealt with. I usually despise property managers. Not this time. Crystal Klingman was very helpful and fair during my abrupt move. Perhaps the no nonsense approach made some of the younger party types angry. I highly recommend ABA.

Even though both refused to give their names after this interaction, I easily found both of them. Despite leaving the unit it better-than-received condition, they're trying to keep our entire deposit stating we patched, painted, and replaced doors, which we did not and they have no proof of such. James claimed he drove by on Sunday and saw us with doors outside, which I explained we were helping friends of ours paint new doors for their home, hence the doors AND THE PAINT but he continued to call me a liar. The first and second videos are Terri in all her cankled cellulite glory talking to me, a pregnant tenant, like garbage and using her hands with every word, during our inspection because I cited lease terms that prove she's being dishonest in her claims. She ended up leaving before finishing the inspection and told me I'm no longer allowed on the property, without rescheduling an inspection. The prices may look appealing, but read ALL of their reviews and please consider otherwise. The unprofessionalism and lack of human decency should speak volumes all on their own. Side note, I really hope Terri gets the professional mental help she needs soon, bless her poor little grinch heart. The cankles, cellulite, and poorly done bottle blonde dye job really seal in the obvious insecurity issues that make her act like that towards tenants.

I have had issues with them sending strangers to my house, never scheduling the appointments with me first, or even verifying someone coming to my home. My privacy has been violated, on top of the constant harassment, they have raised my rent because I refuse to sign another lease. Not only am I receiving additional stress from financial pressure, as well as constant traffic from strangers in/ out of my home, the intimidation aspect they try and pull on someone is just appalling.

Do not rent from this company…read more My family and I were impacted by Hurricane Florence and were in desperate need of a new home. We decided to rent one of Choice's properties over at 445 Spring Drive in Jacksonville N.C. The last tenants left that house a mess. The house suffered minor roof damage from Hurricane Florence which led to leaks in both guest bedrooms and the garage. Choice was so inconsiderate when it came down to trying to get that roof repaired. In late October /early November , they sent 4 different adjusters over to the house to assess the damages and all 4 times , choice demanded for someone to be home. (notices came literally 1 day before). The roof didn't get repaired until January 28th Thanksgiving was November 22nd. November 23rd, our refrigerator stopped working resulting in us losing all of our food. I reported it to choice immediately. Around November 27th, they sent repair man #1 out to look at the refrigerator and he said that we needed a whole new unit . I relayed the message to Choice and they told me that they wanted a second opinion. We waited another 3 days for repair man #2 to show up for him to say the exact same thing as #1. They finally decided to replace the refrigerator and we had to wait for Lowe's to deliver a new one. That took another 3 days. Choice didn't apologize not one time nor did they offer to compensate us for lost food. We received military orders to the west coast and had to end the lease early. We've only been in the home for 3 months & a half and Choice charged us over 1000.00 in fees and charges. Stephanie admitted to the carpet having permanent brown stains (which I notated at move-in) but she still expected me to have the carpet professionally cleaned. She also conducted a move out inspection without bringing the move in checklist to the inspection. She dinged us for things we notated at move-in. This is absurd ! People! Save yourselves the headache and rent elsewhere.!!!
