In my opinion, the damage was not properly addressed at that time. Over the following weeks, I noticed my flooring beginning to lift, so I reported the issue to management. On July 7, a mitigation company (Titan) came to inspect my apartment. I immediately requested a copy of the inspection findings and work order. As of July 18, I still have not received those documents despite making multiple requests. As a resident, I believe I should be informed about the condition of my home and the scope of the repairs being performed. I was initially told the repairs would be completed by July 10. However, when I returned home that evening, I found sections of my flooring removed and industrial drying equipment running inside my apartment. More equipment was later added, and the machines have now been operating 24 hours a day for over a week. During this time, I have been unable to fully use my kitchen or my washing machine, and the constant noise from the equipment has made it difficult to comfortably live in my home. I also received multiple notifications from SRP showing a significant increase in my electricity usage because the drying equipment is powered through my apartment. I believe I should not be responsible for the increased utility costs resulting from repair equipment required for this maintenance issue. I have also requested temporary hotel accommodations while the equipment is running and repairs are underway, but that request was denied. The only information I have received is that I will need to vacate my apartment for approximately 48 hours while additional flooring is removed, with more work to follow afterward. I still have not been given a clear timeline for when the repairs will be completed. Most concerning, I was presented with an agreement that would reimburse my increased SRP costs only if I agreed to waive future claims related to this matter. I was not comfortable agreeing to those terms. Especially if the underline issue could lead to potentially health risk I encourage prospective residents to carefully consider how maintenance issues, communication, and resident concerns are handled. My experience has been marked by delayed repairs, limited communication, ongoing disruption to my family's daily life, and uncertainty about when our home will be fully restored.

I loved it when I first moved in, Lisa was absolutely amazing (and still is) and she truly deserves so much credit for the kindness and happiness she spreads among the complex. While I only met Patrick briefly- he was also very kind and helpful! The pool was open 24 hours, same with the gym- which I loved as I'm a night owl. The complex was beautiful and the apartments are sleek. I loved the valet trash as well- especially living on floor 3! Now, my experience living here after a year is a bit different. I'll touch on some pros and cons (some pros and cons will be the same but with different reasons listed). Pros: -Quiet neighborhood, very little noise except from pool area on Fri/Sat nights (I live right by the pool and closing my doors and windows usually keeps the sound out) -Close to highway, gas stations, and stores -Neighbors are usually kind, although they don't speak to you much- I've only had one neighbor treat me negatively and they've since moved out -Apartments are beautiful and well made. Not cheap. Nothings broken so far! -Lisa is still amazing ! -Very pet friendly and I'm a veterinarian assistant so I appreciate that. While I only have a cat- there's many amenities for dogs available at this complex. -Management and staff don't tend to "bother" you very much. I've had landlords that were super overbearing so this was nice. -Lots of fun things to do within the complex. Golf, dog park, ping pong, table soccer, etc. -Gated -Great prices (although I am from an extremely expensive state)- but for the quality of these apartments I feel the rent is perfect. Cons: -Police are here frequently. I'm talking once every three weeks to a month. If it's not police, it's fire trucks/EMT's (which are usually here weekly). I'm not really sure what could be going on for emergency services to be here so often. -I received a notice to evict letter (on my birthday lol), because I hadn't paid my rent 6 days into the month. They didn't end up evicting me as I paid it immediately- but it did shock me a bit. I've never paid rent late before and I thought the eviction notice was a bit much. They could have called or asked me to speak to them in the office or even said something to me in person before immediately threatening to evict me on my birthday. I didn't even realize I hadn't paid yet. -Complex smells like weed at night. As a fellow weed smoker, I get it's annoying to leave the complex to smoke, but also as someone with kids and basic respect for others- it's not that hard to walk a block or two away to smoke. -Amazon packages go missing. I've lost hundreds of dollars worth of Amazon packages that have gone missing or were delivered to the wrong locker. This isn't the fault of the complex- but it is super annoying and inconvenient. I've also had neighbors packages delivered to me on 4 different occasions- both of which lived across the entire complex. -While valet trash is nice, I often find my trash cans knocked over carelessly after they come. -Lots of trash littered around the complex. Again, this isn't the fault of the property- it's the residents job to keep their community clean. -Pool is rarely open anymore. And I don't believe it's open after hours anymore. -Gym lacks machinery and some machines have been broken a few times. The gym also has fully glass walls so everyone can see you working out. While I'm still deciding whether or not to renew my lease another year, I've overall had a good experience here. I've managed to move my friend into an apartment unit with Acero on Roosevelt as well and he seems to like it here. Most of these issues can be easily fixed, and if management and residents worked together I believe these issues would resolve quickl

Transparency and communication are essential when renting an apartment, and unfortunately, this leasing office fell short in both areas. I hope they improve their responsiveness and provide future residents with a clearer breakdown of all move in costs from the beginning.

We were not kept informed about important details and repeatedly had to seek out information ourselves. We spent significant time and money paying the required fees to transfer into a new apartment, only to be told on our scheduled move-in day that we needed to pay an additional $2,000 upfront. This requirement was never communicated to us by Preston or any member of the leasing staff during the process. Had we been properly informed, we could have planned accordingly and avoided unnecessary stress and expenses. The lack of communication, transparency, and professionalism has made this one of the worst apartment experiences I have had. Based on my experience, I would strongly encourage others to thoroughly review all requirements and proceed with caution when considering this property. Make sure to ask questions because they won't tell you.

First of all, she's the absolute sweetest. Throughout the process, she never made me feel judged or like I was a lost cause. Her whole demeanor was so uplifting, she seemed excited to help me and that made me feel excited, too. She pulled up several options in my budget & that would work with my credit, options I didn't even know existed! We settled on a beautiful, renovated studio in the downtown area, I applied and got approved within an hour. When I tell you I got in my vehicle and cried the happiest of tears. I never thought I'd see the day! I'll be recommending everyone, literally everyone, I know to Prestige Realty and especially to Nora. I now have a beautiful, cozy little home that I would have never found on my own and I can't thank her enough. Try this place, seriously. You've got nothing to lose and everything to gain.

Nestled between the ever expanding Westgate district and the TriCities of Avondale, Tolleson and Goodyear is the simplistic apartment complex that is Villa de Paz. The complex itself is situated amidst a golf course, townhomes and single family homes. If you were to look for a place to rent in the area, say between 99th Ave to 107th Ave and Indian school north to Camelback, your cheapest route to go would be Villa de Paz. Sure there is a reason for that, there are no playgrounds, clubhouses or fitness centers but keep in mind you are living in the hub of the west valley. You are within 5 miles of 10 parks, EOS Fitness, YouFit and about 3 CrossFit style gyms. So you don't get to have in house washer/dryer, there are 2 facilities on the grounds and that keeps your electric bill(serviced by SRP)lower. All units are electric and come with stove, refrigerator and dishwasher. Some units have linoleum wood look flooring throughout and others have a mixture or carpeting in bedrooms and living room.. The complex is not gated but don't let that scare you off, in the 2 years I have lived here I have never heard of or had a break in of either my vehicles or my home. If you're paranoid keep in mind you can get a wireless system fairly cheap to monitor your home. For your vehicles, you will get one covered parking spot and generally there is ample space uncovered should you need it. As far as schools go you have multiple options of public or charter in the area for elementary students, High school typically feeds into Westview which is a top rated high school. UPDATE: As of 07/24/2020 this apartment complex is under new management, The Robinson Group.
