Aaron Harris Kirby, take note of this name. I can only say good things about her and their company…read more There's only one regret we've had - and that is, not hiring them earlier on!!! We were referred to them by another friend who's been using this company for their rentals. Our friend spoke very highly of them. And for good reasons!!! Everything was so easy. We got our home rented quick and we've had great renters through them so far. Now our house just sold and it was a very easy turnover. They also referred us to our realtor (and a really good one too! It's called Nest Realty and I'm going to leave a separate stellar review on them as soon as everything is finalized). It's been an absolute pleasure hiring them. I highly recommend as well!!

Unethical and deceptive listing practices. Very shady…read more My spouse and I applied for a short-term rental here, only to be hit with massive hidden costs at the very last second. To start, the actual short-term rate was $350 more per month than what they advertised online--a markup that is completely omitted from their public website. We adjusted our budget and explicitly asked for all terms upfront via text to ensure there were no more surprises. They told us to apply, taking $98 total in application fees ($49 per adult). They didn't even bother to check our references before sending over a lease loaded with predatory, unmentioned fees: a $199 per person "account setup fee" and a ridiculous $600 non-refundable cleaning fee for a tiny 600 sq. ft. apartment. When we called them out on these hidden charges, the manager didn't say, "You can find our fee schedule online." Instead, he casually told us, "They're on the first page of the lease." They pocket your application money first, and only disclose the real numbers once you're locked in. Expect to pay at least $1,000 more than advertised. Save your money!

Do not rent with CMG. They do everything they can to take your money. I had many issues with them…read moreover a two-year period. It is nearly impossible to get in to touch with them. I would pay my rent using checks and they would always lose them and then charge me for late rent. At one point, in the middle of July the AC wasnt working. It was 88° in the apartment and it took them two weeks to fix it. The employees are very rude when you try to ask questions or bring up complaints. Then, the icing on the cake is the move out process. They do everything they can to take your security deposit. Do NOT expect to get your full security deposit back no matter how well you kept the apartment. They charge you for mandatory carpet cleaning and painting. Complete rip off. All they want is to take advantage of college students! Terrible company and management.

If you're a student looking for off-campus housing -- or a parent helping your student sign a…read morelease, avoid CMG Leasing at all costs. This company delays communications, ignores the law, and then turns around years later to file lawsuits against former student tenants who have already graduated and moved away. Here's what happened to us: We rented from CMG for two years. After moving out, they sent our deposit disposition 47 days later - past Virginia's 45-day legal deadline. When we brought this up, the property manager (Amanda) told us, "I've never lost a lawsuit." They initially said we owed over $5,000, then changed it to $1,100, then $1,400. After providing our forwarding addresses and asking for our deposit back, they stopped responding. Then, three years later, they filed a small claims lawsuit and sent notices to our old school email addresses, knowing we had graduated. It felt deliberately timed to be difficult to fight. We paid the amount just to make the lawsuit go away - not because they were right, but because they rely on legal pressure to force payment. This is part of a clear pattern targeting young renters who don't have the time or resources to fight back. Do not sign a lease with this company. Their practices are unethical, legally questionable, and designed to exploit students. Parents: don't let your student be next.
