Cusick Community Management - HOA Management Review I am a homeowner in a community managed by Cusick Community Management, and I want to share our experience so other HOAs and homeowners understand the risks involved. Our neighborhood has a failing Public Storm Drain Easement (PSDE) -- a long, engineered stormwater corridor that is blocked, eroded, and causing repeated flooding. We provided Cusick with extensive documentation: flash flooding photos, FEMA involvement, County Stormwater notices, and insurance information. [[HIGHLIGHT]]Cusick responded by entering a complete statutory records blackout. They did not provide required maintenance records, did not request an extension, and did not communicate with homeowners.[[ENDHIGHLIGHT]] This is a violation of basic HOA transparency and governance standards. Even worse, the HOA's insurance agent submitted a formal statement to the South Carolina Department of Insurance confirming that Cusick refused to authorize reporting the hazard to the insurer. This means the management company knowingly prevented the carrier from reviewing a documented infrastructure failure. We also verified that Cusick and its assigned managers do not hold CAI or CAMICB credentials (CMCA, AMS, PCAM, AAMC). For a company responsible for managing engineered stormwater assets, this is a major red flag. Our community continues to experience flooding because the PSDE has not been professionally inspected or repaired. Nickel and dime you to death just to sell your property. Garbage compactor broken for 6+ months. Fees up to $400.00 per MONTH! For what? A Pool? I could put one in a house and it would pay off in 4 years vs. this crap. read more

If I could post negative stars I would. This excuse for a company drives around looking for anything they can point out that they determine needs to be fixed and paid for by the homeowner. We got an email saying we have 10 days to add mulch or Pineneedles around the base of our trees in our front yard. We don't want our trees to have mulch around them, don't have the funds to do this, and the homeowner is battling cancer so she can't physically do that work. [[HIGHLIGHT]]She calls them, and they are rude to her, explaining basically that they are enforcing these rules and there is nothing we can do about it.[[ENDHIGHLIGHT]] Almost as if they were happy about it. We are in Alma Village. HORRIBLE!! They provide no value at all. This company should be ashamed of themselves. And I don't want to hear their automated reply to the negative review with BS "oh, we're so sorry to hear this"..no you're not... and if you're not going to fix the issue, then leave us alone so we can go get Pineneedles under our trees. read more

Absolutely the WORST in community management. Work orders are never acknowledged or completed. [[HIGHLIGHT]]They never answer the phone.[[ENDHIGHLIGHT]] Keys to access the pool do not work and they will not address the issue. You cannot do anything to your yard without approval. No mulch, pine needles, flowers. I had one weed in my front yard and they sent a letter stating that my yard needed to be mowed. 2 months of drought and they want me to pull a weed! [[HIGHLIGHT]]Cusick has been the worst HOA I have worked with.[[ENDHIGHLIGHT]] I have submitted NUMEROUS requests to fix things around the neighborhood, to address things that are against the covenants, and to build a fence around my yard, and they have yet to address any of them. This company is TERRIBLE for home owners. They site homeowners for a few weeks in their yards while have large patches of weeds in the common areas they are responsible for maintaining. We have a community pool that been shut down at times by the city because the chlorine level was too low. This is complete unacceptable especially with the monthly fees charged each homeowner over $103 monthly. ANY PLACE MANAGED BY THIS HOA AVOID AT ALL COST. read more

If I could give a negative star, I would. How our HOA could continue to use this company is beyond me. They are simply incompetent-poor communication, no coordination among their own staff or the HOA Board, and positively toxic attitude toward homeowners. How could this company still be in business after 6+ years of these types of reviews? If you scroll through the reviews, they all point to the same inadequacies. the Cusick management company here is completely unlicensed by the State of North Carolina. They have zero licensed brokers on staff to oversee my financial records. This lack of professional oversight is precisely why they felt empowered to manually delete financial transactions and apply 22% usurious interest + $20 per month late fee over the $100 disputed fine after I filed this lawsuit. They believe they are above the law because they have avoided state licensing. even § 47F‑3‑102 clearly stated "Impose reasonable charges for late payment of assessments, not to exceed the greater of twenty dollars ($20.00) per month or ten percent (10%) of any assessment installment unpaid and, after notice and an opportunity to be heard, suspend privileges or services provided by the association (except rights of access to lots) during any period that assessments or other amounts due and owing to the association remain unpaid for a period of 30 days or longer" read more

Avoid this Management company. Absolutely horrible. Why our HOA continues to allow them to manage our neighborhood is beyond me and concerning. Especially with the other companies we could look into switching to, that have better ratings, I just will not understand. read more

Poor service and expensive for what they provide. Their computer system is bad you can't see attachments, they don't include all your community information. [[HIGHLIGHT]]I called to find out the name of a vendor and they seemed annoyed and told me to check the website, which I had and I asked them to advise where it is on the site. Oh you can't see it either[[ENDHIGHLIGHT]]. It is so annoying that we pay them money to manage basic things and be of SERVICE, but they don't provide it. They even increased their costs by 15%. I will be pushing for them to be replaced as soon as we have control of the board. read more

Cusick is the management company for my community. Every quarter I send in my payment on the 1st or 2nd of the month it is due. It takes at least 10 to 15 days to post (risking incurring a late fee). [[HIGHLIGHT]]I called about this and was told nothing could be done other than setting up a automatic debit with a "convenience fee"[[ENDHIGHLIGHT]]. The numerous other reviews on here are correct - Cusick doesn't return phone calls or respond to emails and is terrible at property management from all angles. Even the simplest tasks are beyond their ability, so you can imagine larger picture items won't be handled well either. Would recommend HOAs look elsewhere for a property management firm to manage people's largest assets- their homes. read more

This is one of the worst and useless company. The customer service is very rude. They are non-responsive to homeowners. They are charging without proper communication and top of that they are charging interest for late fee too. Beware of this company and better don't go with them. read more

As a homeowner, former HOA Board member, and experience with many property management companies over the years, I have to post this out. DO NOT USE CUSICK PROPERTY MANAGEMENT. They are, by far, the worst one I have ever had to deal with! They are amazingly rude, super unorganized, non-responsive to members and homeowners. No matter how much less they quote you, do not use them. They serve little to no purpose and cannot handle the simplest of tasks. HOA's be warned... Former condo association pres, so experienced property mngt first-hand... Extremely poor or non-existent communication from Cusick with residents bringing up questions about violations. During HOA annual meetings, the "property director" is impersonal with no follow-up. I'd look elsewhere for your community. read more

If there was any way to rank Cusick with a negative star rating, that's exactly what they would deserve. Hardly can they be called a management company. Communication is hugely lacking, consistently inconsistent in community violations. HOAs please look elsewhere for a managing company. We should pile all our dues into a pit and set fire to them once a year. That's about the effort we get out of Cusick as our money is thrown away with little to no return. read more

For the past 10 years Brandon Oaks our neighborhood board has insisted on using Cusick to manage our HOA. At least once a year they do not credit our HOA dues to our account. In January they stopped crediting our crediting our account. I have proof of all payments made and have went to Cusick twice to get the account credited. They have refused to help and will not credit our account. Today I received notice they are in the process of putting lean on my home. This company has no business doing any accounting activities. They have no customer service skills and strive to be as unhelpful as possible. read more

Unreliable, inconsistent, and slow. Unresponsive to emails despite repeated attempts to contact. Never answers the phone during "business hours" and never returns calls. Example: mail room was ransacked and security was supposed to be installed. Two weeks later my brand new Apple Watch was stolen between the two hours it was delivered and when I went to retrieve it.
