    Finish work new drywall to existing at a corner

    We engaged D&D Construction to renovate after damage caused by a major water leak in our daylight basement. This area includes 2 bdrms, a bathroom and larger common area. What follows are our observations and opinions of the experience. Your experience may differ. We selected D&D Construction in April 2025 with an intent to begin work on May 1st. As written, the contract anticipated completion by July 10th. Our first mistake was accepting a contract with a calendar payment schedule (about 90% of the cost was to be paid by the end of May). We should have insisted progress payments tied to completion milestones. When work seemed to lag and we suggested tying payments to results, the response was - to paraphrase - "we'll stop work and sue you." This was a clarifying moment that foretold the relationship going forward. The contract notes that work may not happen every day. That rather understated the case: we experienced gaps of days and weeks between progress. Clearly, some delays were related to materials and work changes (see the next paragraphs) but there were periods when work could have been done but we waited and waited. Hence the advantage of using progress payments to align the interests of the contractor with the customer. As it turned out, work stretched into October. Drywall work uncovered hidden termite damage. The drywall of the daylight basement adjacent to the ground had to be fully removed (previously, part of that wall had the lower four feet removed by the disaster recovery firm) so that the studs and ground plate could be replaced before installing new drywall. D&D Construction and its sub were flexible and responsive to this unexpected work (via a formal change order with an associated major dollar amount, of course). D&D Construction's contract disclaims obtaining fixtures and other major items needed for the repair work. In our case, this meant we were to order replacement doors, bathroom fixtures, and the wet bar cabinetry. We measured the frames for the replacement doors and their swing direction with the proprietor of D&D Construction then waited a couple of weeks for the doors to be delivered. (Clearly, this measurement and ordering should have been done on the day the contract was signed.) When the doors arrived and a sub tried to install them, it turned out there was some characteristic (rounded door frames?) making the doors unusable. Further, at least one door had the wrong "swing." We re-measured, re-ordered, and waited. In my view, the 3+ week delay - along with the hassle and cost - of the door issue was a failure of D&D Construction. We hired a general contractor for, among other things, experience and knowledge. Ordering the wrong doors seems like a "rookie mistake." We had another change order to go with stone tile for the bathroom floor (rather than lux vinyl). When inspecting the completed work, I was surprised that neither the grout nor the stone tile had been sealed (something I thought was standard practice). I was told that sealant was not part of the change order; yet another omission/mistake that I believed should not have happened with the "experience and knowledge" of a general contractor. D&D Construction's sub-contractors were of varying quality and skill level. The drywall sub did mostly acceptable work but, after the studs were removed and replaced, the electrical junction boxes were not correctly re-attached (the re-framing carpenter should have done that, the drywall contractor should have called out that omission); having to re-attaching junction boxes *after* installing drywall is an unneeded difficulty carrying the risk of damaging the new drywall. There seem to have been at least two different contactors doing plumbing work. When the drywall contractor (called back for some minor rework) noted water dripping from a leak, we found a copper pipe elbow with a cold solder joint near a bizarre configuration of multiple PEX elbows. When we contacted D&D Construction about the leak, we were told they were aware of it and would fix it. This was mid-day Friday. I think we should have been told about an active leak when it was found. We shut off the water to the house and insisted on a Saturday repair (or at least a cap-off so water could be restored). We were left to wonder if the drywall contractor had not called the issue to our attention, would the leak have continued over the weekend or longer? Would there have been subsequent water leak damage? Fortunately, the plumber that came on Saturday morning was great: he tore out the poor PEX and copper piping work and replaced them with copper that was so good I took a photo of it. 3 stars because the work was completed.

    The first job that we had done at our house was a view fence that needed to be reconstructed. I was so pleased with the job that was performed and the workmanship was excellent. A year later we needed another job done we decided not to get estimates from anybody else because we had such a great experience the first time with D&D Construction, we had the total opposite experience the second time around the contractors left a mess the job is not complete Dion came over on a Friday night with his contractor to show them what needed to be done to complete the job. Dion told me that the contractors were going to come the very next morning to clean up and do some extra touchups, So my wife made the Final payment to Dion which was a mistake on our part lesson learned because on Saturday no one showed up so on Monday we spoke to Dion how his contractors never showed up and at that time that is when Dion decided to wash his hands of it and tell us we made final payment job is complete. So just be cautious when doing business with this company.

    I am trying to get my shower remodeled. I need the drain moved and a concrete shower floor done. We want to have a curbless concrete walk in shower floor. Is that something you do?

Here why (with details below): He OWNS the work and takes full responsibility for everything and fixes every mishap BEFORE you even ask; His primary subs (carpentry, electrical, flooring, trim) are all GREAT; he's one of the easiest, kindest, and most compassionate people I've worked with; and he knew when to tell me when an idea or suggestion I had was infeasible or too expensive. More deets: On OWNERSHIP and RESPONSIBILITY - Our shower glass walls were a little short. I didn't even know enough to know this was a solvable problem, but he made the third-party glass company take the segments back and replace them with segments that fit even more perfectly and beautifully. There we a couple of other instance and there was never accountability squirm.... Honestly that's unlike 95% of contractors. ADVICE - If the lighting wasn't going to work or look nice, he told you. If the switches we're in the wrong place in the blueprint, he told you. If a door or opening would have been better served with a pocket door instead of a swinging door, like into a bedroom closet, he told you. He told you nicely, politely, never insinuating that I did not know what I was doing or that the architect was bad or wrong. He'd just politely and slowly walk me through a few different scenarios and the real life placement of things and was 100% right in all of his corrective suggestions. The one time I did not listen to him and thought I knew better, after a few months I realized I was completely wrong. MAIN SUBS - Whenever his subs were scheduled to show up, they did, on time, always clean-cut and professional, smiling, and happy. They cleaned up EVERY DAY. Other previous contractors thought nothing of leaving trash on the floor or even dangerous nails when I had small children in the house. I think he is one of, if not, the BEST IN THE BUSINESS and I plan on doing more with him in the future.

My wife loves the closet they converted into a reading nook. We always felt comfortable with the crew in our house. They worked around our schedule and Eric was always available for a quick check-in so I knew where we were with each step. He was also extremely affordable as well. He started work right away and did a phenomenal job. We gave him pictures of what we wanted for the kitchen and fireplace, and he replicated the style to a T - which most contractors can't do without a designer helping them. He also was able to design and order custom cabinets for our pantry. Eric was extremely detail oriented throughout the process, checking in with us as needed for style and safety decisions, and always updated us on cost or possible delays. He also was insanely knowledgable about every area of construction such as dry wall, plumbing, electrical, fabrication, flooring, tiling, etc. This guy really is a one man show - he can do it all. Eric did have a few subcontractors help him with the job and they were always fantastic to work with as well. He knows quality workmanship and partnership. He finished the job in a timely timeframe and our home is gorgeous and the workmanship is quality - for a great price. If you need any renovations done, Eric with E.L. Construction is the way to go. We had to go twice because the tile we picked the first time was not in stock anymore, but no biggie. The project manager kept us informed throughout the entire process, from when they will start to when they'd be done. The use of the BuilderTrend site was extremely easy and allowed us to communicate effectively and pay invoices easily. Every day they were on site they kept the work area clean and protected the walk ways they'd be using throughout the home. They always let us know when they'd be back next; they were always on time. I'd certainly recommend them to anyone looking to remodel their home. I'm satisfied with the price we paid. We received several quotes and as anyone should tell you, cheaper is not always better. They weren't the cheapest nor the most expensive however, I went with them because they were the only company that made it clear that in some cases they may choose to not do business with a customer. This, to me, spoke volumes because I'm sure any other home remodel company would gladly take your $.
