I purchased a DR Horton home at Creekside in New Braunfels. Biggest mistake second to none in my 50 years of living. House is poorly built and incomplete for that matter. I made the mistake of accepting photos that the work was complete while I was sitting at the title company to close. If anyone finds themselves in this position reschedule the closing. DR Horton doesn't have any competent management in the field. Every seam on every piece of sheetrock was showing. It was textured and painted LOL I mean really ???? Anyone that wasn't blind could've addressed this long before texture and paint was completed, well anyone competent..... I was completely ignored with the many attempts to have the sink holes filled in my yard due to the substandard grading. Fences in Texas with interior grade framing ?? Seriously?? The entire subdivisions fences will be rotted out in 2 years... I can list things for days but won't.. I've been in construction for decades and am fortunate enough to have a vast network of tradesmen at my disposal and the funds to compensate them. Not everyone will be in this position.... The most comical thing about all this was that DR Horton classifies a home that hasn't been complete as "warranty work" Does this really keep you from being accountable to all the laws you've violated in the Deceptive Trade Act? Accepting bank wire transfers for homes that you claim are complete but in fact are not.... sounds like some federal laws might be in question as well..... Considering a DR Horton home? I live in Manor Creek in New Braunfels Texas. DR Horton and Goodwin Management (our HOA Management company) are not attentive to their HOA members concerns. We pay nearly $780 a year in fees for a gated community in which they will not allow us to close the gates at a reasonable time even after 10 years of starting construction. Our amenities do NOT match the amount of HOA dues that we pay, we have a minimal pool and a tiny playground. We have had problems with our HOA pool surfacing that has cracks, children have cut their feet on to the point of bleeding. The community pool bathroom is not cleaned to satisfaction and the trash is usually overflowing from the receptacles in the bathroom and around the pool, these are reported as problems on a regular basis but have fallen on deaf ears. The green spaces behind our homes are not kept visually pleasing. And most recently, the Builders/developers have dumped a huge amount of debris into the HOA owned green space (valued at $145,000 that the homeowners pay taxes on) toward the back of the neighborhood. TEN years after starting construction in our neighborhood our builders continue to hold all the power within the HOA board with the exception of one homeowner that is allowed to be on the board. All the while, they are currently considering increasing our rates, and at the same time NOT listening and properly responding to Homeowner concerns. Get it together DR Horton/Goodwin Management, hear the concerns of your homeowners, then maybe we can remove our negative reviews. I hope that our Board members will listen to our concerns so that our amazing community can move forward. read more

Cheap Materials & Mediocre Work Ethic Do not make the same mistake I did. Do yourself a favor and refrain from buying properties at DR Horton Avery Park in New Braunfels TX. This company utilizes mediocre subcontractors who will cut corners during construction. I've only owned this property for 6 months (Since September of 2016) and I'm already having to deal with a major construction flaw on my master bedroom shower that caused major water intrusion damage to all surrounding areas. Dr Horton warranty staff will try to fix things by re-hiring the same subcontractors that once did the mediocre labor the first time the house was built. Be advised, DR Horton does not care about the inconvenience of its customers having to take days off work and having to cancel future family vacations and ruin precious family time. Dr Horton will not compensate me for all the time lost at work, higher electricity bills due to repairs, having to empty out the master bedroom and closet. A word of advice, do not fall victims to DR Horton, Avery Park, New Braunfels... It's too late for me now. Having to deal with this nightmare I was forced to hire a third-party Inspector and this is what he found. The homeowner recently discovered a leak from his master bath shower in his 6-month-old home. Of note, the backing for the tile was not a water proof material, and no moisture barrier was installed. A white growth was observed inside the shower bench seat as well. The Shower bench seat was the suspected source of water intrusion. The bench seat was clearly constructed without a water-proof barrier, leading me to believe the entire shower surround was built incorrectly. Recommend rebuilding correctly. Recommendations: We recommend a full demolition of the shower surround to ensure that all water damaged material is removed. Additionally, based on observed construction practices, if the remainder of the shower surround is not redone, there will likely be leaks in other areas in the near future. When the shower surround is rebuilt, the tile substrate should be covered with an approved water-proof membrane system. Since the hall bathroom shower (second bathroom) surround is likely built in the same manner, that area should be rebuilt correctly as well. We further recommend removal of the carpet, pad, and lower portion of the drywall in the adjacent rooms to allow for complete drying. Ensure that demolition includes the exterior wall behind the shower surround, as water was likely wicked up into the insulation. The insulation and building materials on the exterior wall were not removed. Once the shower surround is removed, it is likely there will be further water damage found in these areas. The hall bath (second bathroom) surround was likely built incorrectly as well, recommend repair. read more

Well, it looks like someone had deleted my previous review of D.R. Horton. So I will write it again. D.R. Horton is the worst General Contractor that I've ever dealt with in three states in my 70 years on this planet. Their sub contractors finishing work is terribly bad. I've had my master shower reworked in the last 2 yrs. three times. And, now they have to come back fourth time. They have replaced my back door 3 times and doing it again. They never keep their scheduled appointments. Getting them to do rework is like pulling I teeth. Their rework is worse than first built the house. It took them almost 11/2 years to settle my dispute with them regarding my hardwood floors. Again, lack of workmanship, and no supervision. No one in the neighborhood enjoys working with the warranty side of D.R. Horton. What people are saying on YELP about D.R. Horton is true, every word of it. I've never had a more trying experience than I've had with D.R. Horton and I've bought at least a 9 or 10 homes in my life time and I've never come across a more under caring contractor. Oh, they promise and promise that they will take care of the items during walk through, but, try to get them to follow up on the item list. If you do purchase the home, be sure to get a third party finial inspection for things being done to code. If you have other options I suggest you buy another home built by a more reputable contractor of homes. Michael I do not recommend this builder. read more

Seem to care more about building and selling homes than maintaining and keeping current home owners happy! We live in Manor Creek and can get no one to empty the pool trash or clean the pool bathrooms. The pool itself has cracks and rough spots. Had 3 foot injuries yesterday from the pool bottom. The HOA management company they have hired is a joke. They are unresponsive. I have requested a gate code and after almost a year still do not have one. We love our house but had we known some of these issues would have bought in a different neighborhood. read more

I highly recommend DR Horton Avery Park for all of those reasons. The sales professional for the community, John Robert, is one of the most professional, honest and caring people I've had the pleasure to work with. He sincerely cares about all the homebuyers in the neighborhood and won't tell you something just because he thinks you will like hearing it. He follows up with the homeowners and myself on every transaction and after the sale. You can expect a pleasant experience with no pushiness or sales pitch involved. The neighborhood sells itself. There are no other new home communities in this price rangethat offer the value that Avery Park does including: a community pool park and recreation center, soccer fields, sidewalks, on-site Comal ISD elementary. The homes are spacious, energy efficient and affordable. And DR Horton has everything a buyer needs in house to help with a smooth buying process: mortgage services, title company, insurance and they even will provide you with a third party inspector. Not to mention they offer some of the lowest interest rates that I've seen, making most of these homes less than the average rents in New Braunfels. Do yourself a favor and add Avery Park to your house hunting list if you have even thought about purchasing a new home in New Braunfels. read more

We have had nothing but issues since moving into our brand new D.R. Horton home. I am so disappointed in the quality! There are days when we have 5 different contractors coming to make repairs in our home. DR Horton hires the cheapest labor possible and they do an awful job! Not to mention that they do not come when you schedule them, so you end up going home to meet them and wait several hours for them to even show up--if they show up at all. Working people do not have time to take off to hand hold these vendors while they fix what should have been done correctly the first time. DR Horton also does not even compensate for the inconvenience as a good faith gesture. For instance, we wanted to get our ceramic tile/grout sealed, but because we were waiting on their awful vendors to fix several tiles that were cracking (after 1 month!), we now have to pay to get our tile and grout cleaned before sealing it.
