We are closing on our "forever home" in Lafayette tomorrow, so it seems like the right time to leave a note about the amazing experience we had working with Dana Green's team, Kelly Wood in particular. This is a crazy-competitive market and we were lucky enough to be sellers in it earlier this year, but also very aware of what we'd be up against in looking for our home. I can't say enough WONDERFUL things about Dana and her team, especially Kelly. We were looking for a home in a particularly desirable area of Lafayette where multiple offers, all cash offers, and offers way over asking were the norm. We started out with an agent from another company and after 4 failed offers, we decided to take a step back and reanalyze our situation. We spent considerable time researching the statistics on homes we failed to win out on -- looking at asking price, selling price, selling agent, and buying agent. We quickly realized most of the homes we were interested in were being sold and purchased through one agency. Knowing that key piece of information, it was clear we needed to change agencies to put us in a more strategic position. Being with a larger agency really helped to give us the leverage we needed. Little did we know at the time, this was just one key piece to the puzzle. Immediately after switching over to work with Dana and Kelly, we were given valuable tips and pieces of information that really helped to put us in the strategic position we needed to be in. We were shown pocket listings, and made aware of homes coming to market long before they reached the MLS. We were also put in touch with a more reputable lender, one who could essentially do a lot of the underwriting prior to us writing our offer. Kelly and Dana have an intimate understanding of Lafayette. They personally know many of the sellers and what they are looking for in a buyer, as well as what purchase price point they are looking for. All of these things are extremely important when you are in the situation of multiple bids and all cash offers. We waited patiently for a new home to come up in the small vicinity we were focused on. We were informed of our home coming to market before it reached the MLS, and we were able to tour it about 1.5 months before it was posted for sale. In addition, based upon their accurate estimates, we had a pretty good idea as to what price it would be posted for, and what price the sellers were looking for. When it came time to putting in our offer, Kelly gave a 30 minute in-person presentation to the sellers in which she did a wonderful job of conveying our interest to the sellers, and also sharing personal details about our family as well as our family photos. In addition, she also provided very detailed information in regards to our financial situation far beyond just the basic "pre-approval." Kelly is professional, well spoken, warm, friendly, intelligent and tactful, but also very humble. She did a fantastic job of representing us and her presentation was a key piece in ensuring our offer was successful. Having bought 2 homes previously in other towns, I never fully grasped how much strategy actually goes into a successful bid when you are up against multiple offers and all cash bidders.There is so much more than a high offer price.
