Day…read more1 I walked into a dangerous roof leak through an electrical light - was a total fire hazard! Thousands of dollars in damage and they will not pay a dime. They also didn't help pay for a hotel, storage, moving costs...they think that giving my security deposit back was above and beyond...They are now withholding rent money that was paid PAST the day they terminated my lease. But wait there's more... the day I discovered the damage, the real estate agent Kyle also did a walk through of the unit with a prospective buyer and somehow missed my soaked mattress, rug and the dead lizard on the floor? Both Hamilton and Kyle have been more than unresponsive - they've just straight ignored me. I have emailed the company and Hamilton multiple times and gotten zero response. This company is negligent, unethical and honestly just straight cruel - do not, I repeat do not trust them.

They could care less about their tenants. Upon moving in, our house was infested with fleas, missing electrical sockets, broken kitchen moldings, dirty bathrooms and windows, a broken door, dirt caked on the walls. We also had a horrible termite infestation for months to the point where they would be crawling on us at night or get into our belongings. Numerous work orders were placed and texts were sent to address these issues. These requests were not even completed a year later. The house still has a termites, flea issues and black mold. Kyle and Vinny are the most unresponsive, unorganized property managers, spending too much time posting listings on Facebook instead of handling their current tenants needs. The ceiling in my bedroom in started to continuously leak and damaged my belongings, they seemed to care less about this issue. I just had a serious surgery and couldn't do anything to stop the leaking. I tried contacting them over a 2 month span to address this issue, but my phone calls, texts, and emails were ignored. Eventually, after months of pleading they finally fixed it, blaming the delay on the landlord. They could care less about their tenants, they only want your money and to have their properties filled. I'm so glad I'm no longer a tenant with them. Avoid at all costs.

At this price, our expectations were high. * This unit was so bad (an absolute dump), we left after one night. * Access to unit is a block from parking * No street access for unloading * Narrow access alley has construction scaffolding in it * Challenging for seniors * Exiting narrow parking space requires backing out onto street * Lots of stairs to 2nd story unit * Beverage cooler vs. refrigerator (no refrigerator) * No stove top/cook surface. * Insufficient receptacles for appliances, choose the appliance you need, unplug everything else * No dishwasher. * Tiny bar sink had only cold-water requires washing dishes in the bathroom sink. * Cabinets broken, misaligned doors, contained no shelves * Mismatched dishes were sitting on the floor of the cabinets (i.e.: no shelves) * Saucers provided instead of plates * No bowls, no wine glasses * Old mismatched spoons and forks, no butter knives! * One roll of toilet paper * No closet or space for hanging clothes except alcove with washer and dryer which was filled with garbage - broken blinds, boxes, etc. * HVAC unit was louder than a Boeing 737. * Tiny TVs installed close to ceiling height * Five separate TV remotes * Bedroom TV had no audio * TV remotes without batteries * Stains all over carpets. * Worn out, dated furniture. * Beautifully tiled shower enclosure covered in black mold * Understandably. allowances need to be made for historic restructures; however, we encountered none of these issues staying in similar VRBOs in historic Key West, Fl

    STEER CLEAR. Worst property management/ rental agency…read moreimaginable. After 5 years at the same location and putting up with countless issues that I was charged for, my apartment flooded terribly on June 22, 2019. I lived without parts of walls, parts of ceilings cut out, no flooring and mold until I had to move out on August 31,2019. There was a hurricane barring down on the area and it was a long holiday weekend. I had asked the property management if I could possibly stay for a few more days or until the storm passed as at that time a mandatory evacuation was imminent. They absolutely said no. I had no where to go as hotels were not allowing check ins due to the impending mandatory evacuation. They charged me late fees for not paying the rent under their breach of the conditions I was living in. Stay away from this agency. You are responsible and charged for everything. Side note: they kept my deposit even though the unit was uninhabitable due to a flood from the neighbor and no fault of my own.

Given, my apartment is "historical", but there are issues with the property that are unacceptable and just plain unsafe. The staff that I've dealt with are essentially just paper-pushers and can never seem to give an answer themselves. They are not willing to negotiate in any manner Please do not make my same mistake as I (and many others) have made. The staff essentially has just told me that all the property's problems are just "how it is". I recommend for the potential renter to look for a property through ANYBODY ELSE.
