Matt wasn't the lowest rate, the highest sale volume, nor did he cite a substantially higher sale price. But his recommendations on prep/staging/marketing; his full-service, detailed, and organized approach; and our ability to speak honestly about expectations really stood out. We also appreciated that he recommended ways to highlight the unique touches in the home, rather than (literally) whitewashing everything as some other realtors advised. His approach magnified the things we loved about the home and the care we put into maintaining and improving it. We were out-of-state during the majority of the sale, and relied on Matt and his team very heavily for sale preparation. He made proposals, got quotes, and oversaw work. Matt was upfront about whether he thought each suggested improvement would pay for itself, and actively advised against changes other realtors had suggested that he didn't think were worth it. He was always clear that it was our decision and also happily accommodated us doing some of the work ourselves. Because of his and his team's diligence we were able to hit our target list date, with a house that was shown in its best light. The local market had become more uncertain: markets were softening and a similar house down the street was sitting on the market after weeks, despite a price drop. We adjusted our intended list price (still within his initial range) and our expectations, but Matt remained confident in the home and how it would show. We got an under-asking offer early, and Matt went into overdrive to solicit additional offers. We looked at some properties for a number of months, but I was wary of various things on all of them. Paul was incredibly patient, and helped me continue to look for over 6 months. The market started to balloon, and prices were surging too much for me to be comfortable, so I backed off a bit, and told Paul to keep sending me listings, but that I probably wouldn't be looking to buy unless something awesome came up. Fast forward to 2019 and that awesome something did in fact come up. He got me a tour next day -- Saturday -- and a rush inspection on Monday for an offer deadline of Tuesday. On his recommendations, I put in an offer and got the place for what I think was a steal! We beat out at least 3 other offers, too. He easily threatens the buyer with legal actions directly bypassing your realtor. If you want to frighten your potential buyers away, go and hire him. 2. The realtor provided conflicting information regarding the square footage of the property. He bypassed my realtor and reached out to me directly, claiming that he had two appraisals indicating the size as 3002 and 3200+ sqft, opting for the smaller measurement. However, the seller themselves informed me that the first appraisal stated the size as 2900+ sqft. 3. Do not release your Earnest money directly to the seller, and be wary of agreeing to pay more than 5% of your Earnest money. The realtor attempted to trap us with their own contract forms instead of using WA standard forms. 4. I found that the realtor disclosed my private information, including personal messages and phone number, to unrelated individuals. This is a breach of my privacy. 5. This arrogant person calling buyer POS. Not surprised at all. PS: why you deleted your response? You said you couldn't be happier to get my 1 star review. What just happened?
