At the beginning everything was fine. We have always been amazing tenants and have many letters of recommendation. All the owners at the property have offered us to buy the place but unfortunately the property needs more extensive repair that it outweighs the price. We have never lapsed or had any issues with rent. The staff over the years got very rude. They would blame us for nonsense that had nothing to do with us because the HOA would mistakenly send us letters that would be for the neighbor in front. We had gotten into so many arguments with HOA to correct their mistakes but of course they are useless just like Mission Realtors. We advised Mission Realtors that we had nothing to do with what went on with the neighbor's disputes of HOA violations and were meet with an awful attitude to fix the issue when nothing in our end needed fixed. If something needed fixed, we always did right away. When major stuff needed fixed, they would act bothered and argue about fixing anything. Typical greedy landlord who just awaits the nice check for overpriced rent and fix nothing. The property unfortunately got vandalized during the holidays and I remember I called the emergency number to seek advice after authorities were called. Instead of them being worried we were met with anger about why we were calling the emergency number. I was told by Cindy that she was at her Christmas party and that we shouldn't be bothering calling because it was interrupted. Just proves that they would rather enjoy their lavish parties and who cares about the tenants? They worry about their lavish lifestyle and seeing their nice check coming in instead of being professional. Good riddance we don't deal with them anymore. Very unprofessional and rude. Pat and Cindy are the worst. Hope they get the same awful treatment as awful as they are. Overall STAY AWAY. Very hostile and rude. I don't know why they are still in business. Wish they would close and be replaced by someone more professional. Close them down!

When we did a home inspection - we thought we might buy the house- and we found mold and the owner/property manager knew it and did nothing about it for months. I am sure my family had rashes and were sick partially due to the mold at 24391 Regina St Mission Viejo CA 92691. Be aware if you want to buy that house. There was and may still be mold. When we moved out the same month that my father died, an extremely stressful time, 6 months earlier than our lease required us to do so, I asked Joan and Matt, who were representing the owner, if I had to paint and do anything - as I wanted our full deposit back- after all we were after all moving out 6 months earlier than our lease required. Matt said that ,"It was a very fair process, they could not just randomly charge us, they had to itemize the repair charges and give us an opportunity to address them. " Joan was present and did not disagree. So I trusted them and thought we would be getting our full deposit back or given the chance to address any charges, like paint a wall that we painted a color back to white. However, that is not how it happened- the owner withheld $1877.00 of our security deposit for unnamed repairs-$900 (despite the fact that the house is being remodeled), $395 for vaccuming of a carpet (which was thrown away) and $580 for garden box removal that they say we agreed to remove and they have no evidence of that, we never said that. We spent $500 on installing the garden boxes a year earlier, and allowed the landlord to fire the gardeners, saving him a bunch of money, so we could grow food and most homeowners would have wanted them. We were never given the chance to take care of any repairs or remove the garden boxes before we were charged. We were refused return of our security deposit. The Kail Property managers AND owners, represented by Joan Wilson and Matt Trudell, took advantage of the fact that were were stressed and mourning the loss of my father and withheld our security deposit for completely unfair and undisclosed reasons without giving us a chance to address the issues, as was promised to us by Matt with Joan present. I would not recommend them. They did not keep their word. I am sad to write this because Joan seemed like a very nice lady, but not encouraging her client to return money to a long time renter who moved out early, and charge them instead for unnecessary repairs and cleaning, is out of integrity. And Matt straight up either lied, mislead us, or did not follow through with what was promised.

Weeks later I needed to fix them myself. Then we found mold in the property, had to follow up weeks to get a response. We dealt with Nick as the property manager, his attitude is horrible. After we finally received a response he sent someone to clean the Sheetrock soaked in mold with a tub cleaner. The mold problem became worse as we looked into it more. I paid for a mold test and the outcome questions the habitability of the home. Nick told the repair person they wanted to hire that he would only hire them if they signed a confidentiality agreement to not tell us as tenants anything about their findings. The inspector felt horrible that Nick was doing this and called us to alert us of the problem. Nick should be fired, my family is in a rental with high mold scores and no results. We are hiring attorneys to deal with the issue. Don't deal with that company. If you are a homeowner don't use them for property management. If you are looking at selling a home or buying a home go with someone honest. Run from this company.
