--This review is specifically for Ryan Chae on the Dan Choi team.--- My husband and I met Ryan through a warm introduction from the Dan Choi real estate team on Halloween 2021.  We were originally planning on renting a house in the Orange County area because we were moving from San Francisco and weren't familiar with all the different neighborhoods.  We started our correspondence via email, to which Ryan was super prompt and responsive, which was crucial as the search was going to be mostly remote/long distance due to our tech jobs being based in SF.  We were free the last weekend of October 2021 so my husband and I flew down to have Ryan show us some houses that met our criteria. For Friday and Saturday, Ryan had set up 16 showings total.  My husband and I had actually looked at rentals in Los Angeles on our own over the course of a week in September and had found that process awful because we were at the mercy of how promptly someone's property manager answered the phone, if the website was easy to navigate, or if a lockbox happened to work at the site.  Ryan set up absolutely EVERYTHING for us, had a nice printout for each day and even set up some showings on the fly.  He also showed properties we didn't see on Zillow/Google!  He made the process painless, and honestly actually enjoyable.  He listened to all our feedback and as we saw more places he actively fine tuned what he'd show or not show. After looking at 16 rentals and realizing how competitive even getting a rental was, late Saturday night my husband and I decided that we'd buy instead.  Ryan was a rockstar with the hard pivot.  He worked tirelessly that evening to make sure we'd see as much as we could in our short weekend trip. She already contacted the listing agent, pulled comps for what the house may go for and how many offers they received so far. I can go on and on about how great she is but here are some of the top things that really made a difference in our house shopping / closing process: 1) Theresa is ORGANIZED. From the intake call to house tours to closing on a house, she meticulously planned every detail. She created itineraries, kept us up-to-date but didn't bog us down in the details, and managed all the players involved. She knew how to prioritize what needed to be done and took care of it for us. We weren't the best clients and made it difficult with our erratic schedules, but she made it work. We also knew we could trust her to get things done in the background without needing to check-in, which was a huge burden off our shoulders. 2) Theresa is HONEST and will look out for you. Theresa pointed out more flaws than benefits in many of the homes we saw. We made two offers - the first one we were outbid and the second was our dream home. For the first home, I wanted to go significantly above asking and she steered us away as it wouldn't appraise for that value. She even wrote us a list of all the things wrong about the house, not to dissuade us but to make sure we were going in eyes open and wouldn't have any regrets. I was riding on emotions after the exhausting journey of house shopping in this market. Theresa could've easily pushed me to offer high and make an easier sale, but she did the opposite and spoke truths that were not easy to hear but ultimately for our benefit. I'm so glad we listened because I think I would've had a lot of regrets if we ended up in that house because we ended up in contract with our dream home just a week later! 3) Theresa is WELL-CONNECTED. She knew a majority of the listing agents for the homes we visited in Tustin / Irvine area. This made it easier to get more information about the house and gave us access to off-market listings. She also has experience renovating properties so she gave us advice on how we can fix or upgrade parts of the house we didn't love. For larger repairs, she pulled in her general contractor who gave us live estimates which helped so much during closing. Now that we're moved in, we've been working with her contractor and he's just as amazing as Theresa's been! 4) Theresa will NEGOTIATE HARD for you. She's professional but warm and understanding. Great skills in a negotiator. She knows how to use all the various levers in an offer which helped us win our home. The seller's agent explicitly said, "even though you weren't the highest offer, I advised based on your communication, organized, and client's qualifications - you guys were the best candidates." Theresa takes full credit for that. 5) Theresa knows how to CLOSE a deal. House shopping is stressful, but closing is even worse. Theresa connected us to inspectors who wrote a thorough report which Theresa used to negotiate every single line item. The sellers agreed to a majority of the requests (both repairs & upgrades!) and Theresa followed up to make sure they were completed before closing. During the final walkthrough, we found some repairs that were not fully complete and we were supposed to close that day. Theresa put together several strategies we could provide in response and she ultimately got us the best option we wanted, which was a sellers' credit to cover the repairs and Theresa's contractor to finish the job. Win! Theresa, Dan and their team are awesome. I met many of them through their community events, during open house tours and the closing process too.
