I went under contract for a condo at the Arbory in summer 2022. During this time, the developer and sales team communicated that closings would happen in September / October 2022 and delays would be unlikely. However, since this time, closings keep getting pushed back month by month and are now 8 months + delayed without a set close date even at this point. Communications are poor, progress updates are not transparent, and there is a clear lack of accountability. My impression at this point is that the developers and sales team are dishonest in their representations of timelines in order to sell more units and mislead buyers. Buyers at the Arbory, including myself, have now incurred tens of thousands of dollars of additional lending fees due to delays in closing, which the seller is unwilling to assist with. Would be highly cautious if deciding to go under contract the the Arbory or other developments through Generation Development due to their business practices.

I've purchased and sold 9 properties in the past 12 years and have never had a bad experience until…read morenow. My condo went under contract in 1 day. After we went under contract, my realtor recommended we increase the sale price by $4000 and then give it back to the buyer in "concessions" at closing (to aid the buyer with his loan qualification). Little did I know that I would be paying capital gains and realtor commissions and 2% Colorado sales tax on that "$4000". Among other things, my realtor actually changed the closing date (by 2 weeks) without bothering to tell me, literally leaving me less than 24 hours to find a notary and overnight the closing docs (right in the middle of the coronavirus national shut-down). I am sure the other agents in this company are fine, but mine did me no favors. Never felt like he was looking out for my best interest.
