We used Dave for the purchase of a home in Pleasanton in early 2019 and had a really negative experience with him. He was fine up until the sellers accepted our offer, then became really unresponsive. This was even in the short weeks leading up to close of escrow. We'd have time-sensitive questions, and he would ignore emails, texts, voicemails, everything for days at a time. Then after we got the house, we had a lot of unexpected problems crop up. (Note: We had done a home inspection, which was a complete racket. Dave recommended the company and set it up and was even present for it.) The sellers had not disclosed and probably even covered up a lot of defects and then left the country, and we were left having to fix everything and pay out of pocket for the repairs ourselves (broken HVAC, broken irrigation system, termite infestation, kitchen plumbing problems, among other things). Dave showed no motivation to help or advocate for us, was basically unresponsive, unhelpful, and uncompassionate. He did talk to the listing agent about it, but only because we reached out to him directly to kick off the conversation ourselves, and from there we were left completely out of the loop since our communication with Dave was so limited. All we know is we got a text message (yes, a text message) basically telling us we were out of luck here. During escrow we had given the feedback that his unresponsiveness was an issue, and post-closing his response time only dragged out further as we dealt with these undisclosed defects, up to 2 weeks delay or in some cases no response at all. It seemed like he felt that he had done his job in getting us the house and anything beyond that was not his problem, even if it meant his clients had been defrauded. It would be one thing if he had tried to help us and had failed, but it's quite another that he systematically ignored us and showed little regard for our best interests. We hired a realtor to protect us as buyers, and Dave did not do that. I'm not sure what the point of having a realtor is if they can just blow off their clients once money is on the way. Strongly recommend against him. read more

I contacted Dave because of the reviews that I read on Yelp and I have to say I was a bit disappointed with his service. I agree with the other yelpers in that he is knowledgeable, professional and very patient (he took the time to explain each line of our first offer to us). We would love to have continued working with him, however, after our first two meetings, it became evident that he was not as interested in working with us. I'm not sure if our housing budget was too low for him or if he was too busy to assist us. But in the month and a half that we worked with him, he only showed us two properties (!!!!). In this market, that just doesn't make any sense. In addition, he wasn't responsive. We started to think that he did real estate on the side because it took him so long to respond to our emails and to find us properties to look at. It would take him as long as one week to respond to an email and sometimes I had to send him a second email to ask him to reply to my first email. Absolutely ridiculous. I finally decided that I deserved a realtor that would actually invest his/her time in helping my husband and I purchase our first home. read more

Dave was the realtor who helped us buy our single family home in Sunnyvale a few years ago, when we relocated from the midwest. We would definitely use hime again. In fact, we've recommended Dave to some friends, and my brother-in-law used him as well. The thing that set him apart in our minds was his integrity...we always felt like he was looking out for our best interest, not his own. As an example, he showed us some new construction that would have earned him a substantially lower commission, but he wanted us to see the full range of available homes. I've contacted Dave a number of times since our purchase when I have questions about refinancing our mortgage. My impression is that there aren't many realtors who understand the mortgage market as well as Dave does. He's even given us advice about which home improvements are likely to make the most impact on the resale value of our home, and provided some referrals for contractors he's used himself. read more

We are very fortunate to have worked with Dave Tang after reading his positive reviews from Yelp. We first came to him explaining about our current housing situation and our hope to move in to a new place in Dublin. Dave was very patient in explaining the whole process (we were clueless!), helpful in setting up plans and options for our specific financial/housing situation. When I said options, yes, there are really many options! From the type of financing, type of homes in our price range, and overall strategy on when/where/what's best to buy. Very comprehensive options! Dave also gets to know your family and your needs. From his vast experience as builder as well as real estate agent, he points out many different things from many different homes that we saw that may/may not be beneficial to our needs. Dave also made sure that we're really happy with our future home, so he worked with us narrowing down the area, and showed us around (from 50 yr old homes, to new built condo). Why? because he really wants us to know the options and that we will love our pick. Throughout the whole process, he provided ALL information we needed. We got down to the exact property that we both LOVE! it's a perfect place, now it gets to the loan application process with a lender that's pretty frustrating (probably similar experience to most buyers nowadays, just the economy we're in now). Not only Dave was with us along the way, he FOUGHT for our case, worked together with the mortgage broker, lender, and selling agent to make this deal happen for us. I can assure you, Dave Tang provides the best service you could imagine as real estate agent! His service is exemplary and his experience really makes difference in getting a success in selling or buying your future homes! read more

Wow, what can I say about Dave (and Gina!) that hasn't already been said. Top notch people, top notch service - completely different to every other realtor we met (in a very good way). Dave and Gina aren't pushy, don't try and hide the flaws in any home they show you - they're honest, very genuine people, who really do seem to try and understand your needs/wants when it comes to showing you houses. We started looking at condos/houses around a year ago - picked a few realtors at random, and asked them to book us appointments to show us around a few places. Our experience was a nightmare - they ranged from useless (turned up late, couldn't find the place, didn't book an appointment with the seller) to extremely pushy ("this place is perfect for you" when it blatantly wasn't, spamming us with phone calls, letters, cards, etc.), to not understanding the market, to getting annoyed when I'd ask questions, and so on. Frustrated, we turned to Yelp! We regularly found restaurants on here, so why not a realtor as well? Dave seemed like a nice chap, had a decent number of reviews, so we gave him a call. I was very impressed from our first meeting - he seemed extremely knowledgeable about both the process and the area. On top of this, he was on-time, organized, and very un-pushy. He listened when either my wife or I suggested potential issues with a place, and suggested either ways around it, or other places we could look at that wouldn't have the flaw. Long story short, we spent a few months looking at houses - put in an offer (Dave is *extremely* good at short sale strategy - I couldn't have been more impressed at his ability to read and communicate with other agents) which was accepted, both by the sellers and (X weeks later) by the bank! We've been in the home over a month now, and couldn't be happier - we're happy with the deal, the area, and the (ongoing!) service we're getting from Dave and Gina. Dave still makes himself available for questions after the sale - I'm convinced 95% of the other agents we met would not do the same. Whenever we decide to sell this house, we're both 100% sure that we will be using Dave and Gina as selling agents, and will continue to recommend them to anyone who asks. read more

I will start off by acknowledging that I will not be able to properly express how valuable Dave was to us. Not only did he find us a home in an area that was really outside of our price range, but his proactive nature and enormous knowledge in the business literally saved our loan multiple times due to the incompetence of our lender. I will try to list our experiences below at a high level because it would be nearly impossible to detail all the things Dave had done for us. - Dave is a high quality professional. He is not simply in it to just take his commission. You will immediately feel that on the first day you work with him. - Dave will guide you and help you consider your future. It is very easy to fall into a short term mindset when you're doing something of this magnitude. Several times we wanted to put a bid in on a home and he pointed out things to us that we would not have thought about, which would have eventually hurt our future resale value. - Dave is a former financial advisor, so his knowledge in that area was priceless to us. - Dave has connections to literally every portion of the process. We had a lender prior to meeting Dave so we didn't use his and we definitely wish we had. But Dave has great relationships with contractors, lenders, and even translators...which we needed, but that's an entirely different story. - There is zero pressure when working with Dave. He will patiently advise you and will always have your best interest at heart. Beyond all his incredible knowledge and experience, Dave is truly a wonderful person. He is honest, sincere, and genuinely cares that you make the right decisions for your family. Working with Dave and his associate Kelly has been such a pleasure. Even though we are so incredibly happy with our new home, we will actually miss going out to look at houses with Dave and Kelly. That is how wonderful they have been to us. We will forever be grateful to them because they helped us start our life off in a way we didn't think was possible. read more

Our experience with David as our real estate agent was absolutely amazing. We found him here on Yelp in our blind search for Realtors in the Tri-Valley. Yay for yelp! David just helped us through the purchase of our very first home - a short sale in Mountain House. I really liken the experience that we had with David to that of a midwife. :) Yes, I know it's a weird analogy - but that's what it was like. Midwives provide holistic care for you from conception to after birth - they listen, they guide, they advise, they give from their hearts, you feel loved and taken care of. It was the same with David. From the first phone call - I was so nervous because I didn't even think we'd quality to buy a home! - we felt at ease with David as our Realtor. He is so kind, and completely and utterly knowledgeable about all aspects of the real estate world. When we found an amazing short sale in MH in excellent condition, he got us into a contract with the buyer that protected us against higher bids that came later in the process. He also explained why he felt that our short sale had a high percentage chance of going through. These things helped us feel at ease during the 4 month waiting process (which is typical for short sales). David is absolutely diligent - during this entire 4 month period, he kept us apprised weekly - always checking with the bank and the seller's Realtor to give us the latest information. As things finally started to happen and paperwork was finally signed, he explained everything to us. He gave us a number of options that would allow us to get into the house for the lowest possible down payment. We felt complete trust that he was looking out for our best interests. He has an incredible attention to detail - more than once, he sent paperwork back to the seller's realtor or the lender to get numbers adjusted. In fact, at the loan doc signing with the Notary - my husband and I were looking over one paper and it had an amount that was higher than we thought it should be. I leaned over to my husband to whisper something about it... before I could even say anything to him, David was on the phone with the lender asking them to fix the paperwork. David is also amazingly generous and gave us a beautiful gift at closing that touched our hearts. After we signed the loan paperwork and got the keys, I felt quite sad that we won't be working with David for awhile (until our next home purchase!). Dave is both personable and professional and was very good about explaining the process of mortgage lending for first time home buyers. Dave is an excellent real estate agent. He helped us sell our first home in record time! After reading reviews, interviewing a few agents, and calling references, we decided to go with Dave. He is the kind of selling agent we were looking for - honest, ethical, and effective. As a previous reviewer mentioned, we too felt like he was looking out for our best interest. He had great suggestions for updating and staging our home that would give us the most return. It was a refreshing change from suggestions from other agents who recommended expensive and extensive remodels. We made every fix/change that he recommended, including partially remodeling the three bathrooms in the house, especially because he had a very good reason for each of his recommendations. We were shocked by how fast our house sold and the final sales price. We got multiple offers on our home before we even had our first open house with the first offer received in less than 24 hours after listing our home. We were able to sell our home above our asking price. This was amazing since we sold it in August 2009 and had heard so many stories about the difficulty in selling homes. Everything Dave said was right on and happened as he predicted. The only thing we were puzzled by was that he never put a Pending or Sold sign on our house! We first contacted Dave nearly 2 years ago largely based upon the reviews on Yelp. From the first meeting to today, Dave remained committed to helping us. He never pressured us, but instead took the time to understand our situation and goals. He often recommended to sit tight and wait, leveraging his strong knowledge of our local market and where we wanted to go. We had a very complicated situation where we wanted to move from our current location to a new one, but given the difficult market, making this all happen required patience, constant communication, and persistence. Dave did all that for us during the entire process which took 9+ months. Throughout the sale of our home, Dave walked us through the entire process. As previous posters mentioned, the loan process today is extremely difficult and having Dave be persistent and fight for us really made the difference for us getting to where we wanted to be in the end. My husband and I had a fantastic experience working with Dave Tang to buy our first house. I didn't know what to expect, I had very little knowledge about the process of buying, plus mortgage and financing, but Dave spent a lot of time making sure that we understood and were comfortable with our decisions. He spent our first appointment going over our finances and helping us determine a budget that we would be comfortable with and making a plan for us to clean up our credit. A couple months later credit score was good and we were getting pre approved and started looking at properties. Dave really listened to our needs and preferences when picking out houses to look at, even with our lower budget he was able to find nice properties in good neighborhoods. It took me a while to get around to this, but something that I needed to write to share with all you yelp readers. I found David Tang on yelp just like you. I put "short sale" in the search criteria and David was one several reviews that I read After doing all my homework, I chose David to represent me, and what a great choice I made! From beginning to end, David was there the entire way. Our first meeting was pretty much going over finances. Some things I educated myself on beforehand, but David still took his time to review them with me. Other things David enlightened me on, such as the tax benefits of homeownership. I must say, I left our first meeting feeling confident and well informed - no surprises for me! We looked at properties immediately. David was so familiar with what I was looking for, I only needed to look at three properties. I put a bid on one of the first three properties I looked at! How many people can say that?
