I am writing this review because Catalina Team EARNS it and DESERVEs a great business…read more I just got my property transaction closed recently, from the day I submit the offer (07/19) to the day the transaction was funded (08/19). On Aug 22, I got the key. My case is complicated. -I have 10% down only. -My income has three parts: rental income, self-employment, and W2s. -This purchase is my third home. In Dec of last year, Fed interest rate went up 0.25 percent. I have watched the real estate in bay area doubled, if not tripled, from the down term of 2009 to now. The good old days of low interest rate and low housing price are long gone. I figured that, if I could not catch the low housing price, I could still get the low interest rate. Hence, from the end of 2015 to April of 2016, I have tried all loan banks/credit unions/financial institutes from local to online to referrals, from agencies to direct lenders, with or without advertisement on TV/Radio/Road Signs, and etc. I learned in a hard way that it is nearly impossible to have a 30 yr fix jumbo loan with 10% down for NOT the first home buyer and plus my complicated income structures. In here, I skip 3 thousand words about frustration. In summary, 70% of those direct/indirect lenders would not take my case at the beginning. 20% of them took my case and materials and would not response to my calls and emails. 9% that took my case and materials gave me the annual interest rate above 4% or very high points/fees, or very low loan amount, which I cannot afford a single family home in a good school district. I literally gave up searching for any institutes issuing mortgage after April of this year. In June, a friend, who was applying the loan at that time, asked me to join the meeting with her real estate agent and direct loan lender. I drove 40 min and joined the meeting. The rest is history... Competing with other buyers and negotiating with the seller under the current market are completely different chapters. I'll skip here. After the seller accepted my offer, Catalina Team took over. - She is accessible not only in office but also on the trip to east coast. She remotely instructed her team to work with me and my real estate agent. - Her team is very experienced and prompted. Jessica, the loan processor, requested a lot of documentations ahead of time which saves time when the underwriter asked for them. Catalina knows how to present the case well. - Catalina is a seasoned team player that knows the importance of timings and deadlines and, more importantly, how to work with the RE agent, the underwrite, and the borrower. This was a new program announced by press release, which I read about in a Yahoo! Finance article, through a link on Google News. Having worked previously in real estate and finance, I knew what the key points were to our situation, so I included those in the message to Stephen, asking whether he would be able to do the loan. Stephen responded abruptly by saying that he would have to talk with me by phone, to discuss "details." After I called him, he proceeded to try to browbeat me into accepting a different program at a higher interest rate. His approach was to use old-fashioned psychological pressure tactics, along the lines of: "Are you so naïve that you think you could actually get such a loan? That rate is just a teaser that you would never actually get." He was crude, demeaning and even insulting. I informed him, politely, that I had a background in real estate and finance, so I was not naïve about these things, offering him one last chance to do business with us, if he was so inclined. But he insisted that the loan would not be possible for us, so I thanked him and said goodbye. Shortly thereafter, I found a straightforward loan broker who in fact did the loan for us, on exactly the terms I had in mind: 1.99% 15-year fixed, with a reasonable fee. We closed in less than three weeks and none of the things that Stephen said were obstacles turned out to be an issue. I am pleased to report that my wife and I are now enjoying substantially lower monthly payments. BOTTOM LINE: If you want someone with an "old-school" approach to sales--involving psychological games, pressure tactics and absence of transparency (resulting in your not getting the best deal that you could)--Stephen Wong may be a good fit for you.
