Going in, we knew that good communication skills would be critical, since we were already living 1,000 miles away. Dawn impressed us here from our very first meeting, when she took detailed notes of our discussion, and later the same day, wrote up and sent us those notes, completely unprompted. She maintained this high level of communication all the way through the close of escrow.
The house needed some repairs prior to going on the market. Because we were far away, Dawn handled finding contractors, getting bids and scheduling the work -- as well as coordinating the painters, house cleaners and stager. It was surely like herding cats at times, but Dawn handled it with grace and skill.
We were lucky enough to get multiple offers on the house. Instead of just forwarding the offers and letting us sift through them, Dawn spent considerable time preparing a spreadsheet to compare the relevant aspects of each offer. This made it much easier to evaluate the offers and make a decision.
Once we were in contract, the deal hit a number of bumps -- through no fault of Dawn's; the buyer's lender was a bit of a nightmare. Dawn guided us through these problems each time, clearly explaining our options and the impact of each. Then, right before closing, the buyer's lender threw another ridiculous monkey wrench into the deal, which could've made the entire thing fall apart. Dawn went above and beyond to ensure not just that the deal closed (it did), but that all the paperwork was in place to protect us from any possible future disputes. Even after escrow closed, Dawn was still mopping up after the lender's mess.
Shortly after the deal closed, Dawn provided us with an electronic version of every scrap of documentation associated with the transaction, all impeccably organized.
