The two main contacts are Heather, the on-site community manager / property manager, and Randy, the primary on-site maintenance technician / handyman, and both are truly attentive and genuinely accommodating to existing and prospective residents, and are thus well-deserving of our accolades. Heather has the refined people skills, and Randy has diverse repair knowledge for the various needs that can arise applicable to appliances, hardware, plumbing, electrical, etc. They are also seen as effective leaders and are as good as anyone could ask for, receptive to the individual residents, and helping diverse groups of people work together, all while eloquently balancing the interests of everyone, such as residents, service providers, managers, and community leaders.
property:
Many significant investments were made in the property after the Tzadik company purchased it, such as a newly paved parking lot, new hallway flooring and lighting, repainted swimming pool, and some new plumbing. There is 24-hr. responsive maintenance service. Some Whirlpool kitchen appliances have also been updated over the years, from 2003 onward, such as the kitchen stoves, refrigerators / freezers, dishwashers, and room air conditioners. Also, there are sunken living rooms in upper-floor apartments, painted living-room accent walls, and always plenty of close parking, with garages available to rent for only $35 / month as of 2024, if desired, a bicycle-storage garage, and an on-site laundry room in each building. They also participate in the city's current single-stream recycling program. The property is well-lit at nights, both from on-site lighting and from adjacent city-street lighting.
residents:
Also significantly beneficial for everyone are the mature longer-term residents who help each other in old-fashioned, neighborly ways, such as providing them short in-town rides for one-time needs, helping move large items in or out of apartments, jump-starting their vehicles on cold mornings, getting them un-stuck from the snow in the winter, being a supportive and willing listener, and even sharing foods, clothing, and household items that current or former residents have no longer needed. All the neighbors are generally quiet, with few police calls overall.
location:
Also, the location, on the southwest side of Sioux Falls, is optimum for saving on transportation time and costs by simply walking, bicycling, or taking a 6-day / week city transit bus to a wide variety of useful locations, such as Ashley Furniture Home Store showroom, banks, Barnes & Noble book store, car washes, men's and women's clothing stores, a public credit union, a full-size Dollar Tree Plus ($1.25 / $3 / $5 items) store, Home Depot, the full-service Hy-Vee grocery store, two convenience-store gas stations, Kohl's and Sephora, jewelry stores, Menards, a pet store, Sam's Club, Saver's thrift store, shoe stores, Target, T.J. Maxx, Ulta Beauty, Walgreens, and Walmart, with four pharmacies among the retail stores; a variety of full-service and fast-food restaurants, such as Burger King, Five Guys, Freddy's, KFC, McDonald's, Popeye's, Simon's Tacos, and Taco Bell, the Butterfly House and Aquarium, and drive-through and walk-in coffee shops, the large Caille branch of the city library, the city walking / jogging / bicycling trail, neighborhood bar and grills, men's barbershops and women's hairstylists, the Empire Mall, Empire East Mall, and 3 popular public fitness centers, while also being relatively quiet with large yards to accommodate pets and/or children on the front or back sides of the buildings. There is a scheduled city bus stop on the northwest corner of the property. Although traffic can be somewhat heavy at times during workday hours, it generally quiets down after 9:00 p.m. each day. There is also a heated, lit, in-ground, 8-ft.-deep swimming pool for swimming and/or sunbathing in the summer months, and this has the yearly and daily maintenance that it takes to keep it working well for the residents and their guests. For a studio B-size apartment (larger than the A-size studio apartments; 0 bedrooms with 1 storage room; 535 square feet), the summer and winter electricity cost 21-month running average has been $34 / month, and the 5 other utilities 6-month running average cost totals has been $65 / month.

summary:
Having lived there since September, 2012, I can say that, in summary, it's quite a prime location consisting of four arranged 3-story buildings and a center office / community building, that has all been updated, while still being relatively quiet for being on the corner of two major cross-town 4-lane well-maintained city streets.
