    Avalon took over management of a lease that we originally signed with the homeowners. During the…read morefollowing month after Avalon took over the lease, we were told that Avalon was terminating our lease, and we would either have to sign a new lease with different terms or vacate the property. After carefully reviewing the terms, we were not comfortable agreeing to them. Based on both the lease terms and our interactions with Avalon, we decided that moving out was the better option. The time, effort, and expense required to move was worth it to us to avoid continuing to deal with Avalon. If Avalon had honored our original lease terms and simply raised the rent a reasonable amount, we would have been happy to stay longer. We were responsible tenants that received our entire deposit back. However, we did not feel valued or respected as tenants during our experience with Avalon. Our deposit was also held for the full 30 days after we moved out, the maximum period allowed under Georgia law. I am glad that we no longer have anything to do with this company. Avalon represents the exact type of management company I try to avoid when renting a home, and I cannot recommend them to anyone.

Any problem that came up were handled quickly and efficiently. Yearly inspection were done, and we always passed with flying colors. We were always complimented on the cleanliness and up keep of the property. Upon moving out it was a breeze with RPM. I believe if you maintain a home properly move out will be easier. A move out list was given to us; move day came and went. Move out Inspection was done by RPM without any problems. My encounters with TC were always pleasurable as well as professional. We did our part which allowed them to do their part. Which leaves both parties happy and satisfied. Try renting from this company; you'll be glad you did.

The smell was absolutely horrid, my toddler cried and wanted to leave because of the stench and my husband couldn't even finish the tour! I cannot believe you all are allowing showings of the property with such a pungent odor and the driveway being the way that it is. After speaking with Tammy she informed us the driveway will not be repaired "...it's not in the budget..." for them to fix and the smell will not be eliminated until the property "...does not rent..." my family and I will be looking elsewhere. This house is 100% not ready to rent, especially not for the $1,400.

They keep raising the rent but no repairs done to the house. I have been telling her for years the roof was leaking and it was coming through the bathroom ceiling. I was told no it's not that is condensation, Oh ok!!! We had a rat infestation and paid $1,600 to have it taken care of which took over 12 months to resolve. The guy when inspecting the outside of the house said it was poorly maintained by the property owner/manager. The rats literally chewed through the house. We haven't had a garbage disposal since we moved in. No dishwasher since we moved in. On New Years day a couple of years ago a leak started under the kitchen sink which flooded the entire kitchen when the plumber came she just had him shut off a valve. No repairs done. We stayed in the house simply because we could not afford to move and we were trying to get our 3 boys through school. Now this year the 3rd and final child has graduated. About 4 years ago Nancy came to use and tried to force us to buy the house which we couldn't do she wanted us to come up with $28,000 in a week. What????? What normal family can do that????? This year I was diagnosed with Stage 3 melanoma and am currently on immunotherapy and had surgery in February. I explained to Nancy the situation and asked her to be patient with the rent until I could ge the finances figured out, so for May and June I made half the payment on the first and the other 2 weeks later when I got paid again. The started receiving texts from her stating that her understanding is my sons are grown now so they can start helping pay the rent. EXCUSE ME!!! My sons and our family are none of her business. I guess that's what happens when you are dealing with an 89 year old woman. Yes 89!! 3 weeks ago I received a call from Nancy telling me that as of July 1st we had 6 days to vacate the property because the owner has "Sold the house and the new owner had decided NOT to honor the lease" I was so upset and angry I ended up hanging up on her. So then a broker starts calling me to set a time to take pictures of the house. I asked him what for and he said so it can be put on the market!! So the house hasn't been sold yet. It's falling down around us. There is MOLD in the bathroom ceiling and it's caving in from the leaking roof (which remember is not leaking) you can even see the holes in the picture they took for the sale posting. They are listing the house for $325,000 that is so laughable because I'm pretty sure if I called the health department the house would be condemned!!! According to the lease we signed 19 years ago it states that the owner can break the lease if the house is sold, but we have to vacate the house 60 days after receiving "WRITTEN NOTICE", yes written the call was on 6/26/26 it's now 7/16/26 and we still have not received written warning. That being said the proactive person I am we have now found a gorgeous house, completely renovated, with an amazing owner, in a great neighborhood, yes the rent is steeper than I would like, but my lease is signed for 5 years. That type of secure feeling out weighs the money. The worst part is I have never had any contact with the owner, all I know is she lives in California. I can't image what Nancy has been telling her, I'm sure she has no idea the state of the house. At this point I don't care, I'm not going to clean the house, I'm not going to make any repairs to the house, we are in the process of moving so as of 8/1/26 me and my family will be out of there. Take the security deposit I don't care. We will leave her number, emails etc will be blocked so don't bother trying to contact me. I've kept every single email, letter, text between us for the past 19 years. Sorry for the rant!!! Hopefully this woman is actually retiring and no one ever has to deal with her again. If there are other renters still dealing with Nancy Salazar get out fast!!!!

Like the other reviewer said despite never missing a payment and hardly ever bothering them to fix items at the end of your lease they will act like jerks and nickel and dime you every way possible. See below for an excerpt from one of the wonderful email conversations. "Did a walk through of the house and you did a nice job of cleaning but you do not get an A. Have to give you a passing C. Do you want us to send a cleaning lady in or do you want to go back and do a little more on the cleaning?" Give me a break!

At 42 years old, I have rented multiple homes in Los Angeles and Atlanta. My husband has rented multiple places all over GA AND has owned and sold houses, land, etc. He has also owned his own very successful business for 25 years, paying high rent for his business in the heart of Atlanta. Not once have we ever missed ANY payments. Not once have we been evicted, filed bankruptcy, etc. We are ideal tenets. We are mature, responsible, clean, reliable, and because my husband gets up so early for work, we rarely make a peep of noise. We take very good care of any place we live and have had amazing relationships with past landlords (some of whom we are still in touch with years after leaving their property). We found the cutest little house in Marietta. We have lived in midtown for 8 years and decided that we wanted to relocated to the suburbs. This house was absolutely perfect for us. So, we contacted the rental company. This company. When we started the application process, we immediately knew that something was not right. They wanted every single account we have, including different savings accounts. This has NEVER been asked of us before. Normally, companies want ONE account and your SSN for a background check. NOT ONCE from LA to Atlanta have we been asked for this much information. It made us very uncomfortable. It felt like a HUGE invasion of privacy. At that point, we decided to take a look at some of the reviews. I was gobsmacked at the amount of negative reviews this company has, with a lot of the complaints saying some of the same things we were experiencing in real time. At that point, we contacted three separate attorneys in Atlanta to have them look at the application. All three attorneys gave us the same advice. First, this company was stretching the law in GA and in their opinions what was happening could be shut down and investigated if turned into the authorities. Second, all three attorneys told us to only give them ONE account. We were told that it is common for shady companies to try to spy on all your accounts in order to see where they can add on fees. Under no circumstances were we to give them more than one account. Under GA Law, you're only required to give one. We were told if we really wanted the house, we had to be very careful this company and keep our cards close. I sent an email expressing my concerns. I was very nice in the email but what I got in return was pretty nasty- a messages confirming that they did in fact need access to a checking account we use only for groceries, on top of all our savings account, and on top of the account we mainly use to pay rent, bills, etc. Oh, and they also needed credit card information. So, I called them. I explained that I wanted to talk to them human to human. After all, they're in a human based industry. When you're dealing with someone's home, you're dealing with vulnerability. You're finding someone a place that is their security and safety from the world. It needs to be handled with care. I thought surely if I speak to them, they will be understand where they're crossing some line legally and see it's an invasion of privacy to ask for ALL your information. When I got on the phone, I immediately said that I wanted to express my concerns with some of the yahoo and yelp reviews that I was seeing. Before I was able to get out the content in the reviews I was told that none of them are true, these people were slandering them, and the company was going to be suing the people writing the reviews for slander. First of all, you cant sue someone for slander if what the person is saying is true. Second of all, if you're trying to censor someone for telling their honest experience with your company, that's HUGE problem and truly speaks to YOUR dishonesty. If you don't want bad reviews getting out of hand, then don't do shady things to people that prompt them to take time out their day to warn others about their experience. And thirdly, I was being told that none of these reviews were true WHILE what these people were complaining about was actively happening to us in real time. This, dear reader, is the actual definition of gaslighting. Needless to say, we know they called our landlord to check out our history with them, they took our $150 application fee, but we have not heard anything for a week. My boyfriend emailed them, called them, text them, and we still have not gotten any communication on if we're approved or not. They are not doing the job they have been paid to do. Shame. BE CAREFUL. I wish we could just rent this house from the owner directly. Please do not give these people access to your private information. Protect yourself.

    If you're looking for a property management company in Atlanta, DO NOT hire PSA…read more I've managed over 30+ rental properties across the U.S. and have taught thousands how to invest in real estate--so I don't say this lightly: PSA has been the worst experience I've had with any property management company in my entire career. They are not proactive, strategic, or partnership-minded. They collect fees and respond to tenant requests, but that's the bare minimum--and even that is done poorly. No preventative maintenance. No property visits. No accountability. I had properties that sat vacant for over six months with no leasing strategy, no feedback, and no urgency. These were homes that had never been difficult to lease--yet PSA made zero progress. The moment I took back control, those same properties were leased immediately. Even worse, they charged me monthly per-door fees on vacant units they couldn't lease--giving them zero incentive to do their job. It felt like a scam. Their negligence caused me to fail a housing voucher inspection, and they refused to take ownership. We had to step in ourselves, hire our own contractors, and clean up their mess--time and money lost. The final straw? Despite my direct request not to use self-showing lockboxes (especially with the rise in squatting issues in Atlanta), they went against my instructions and we ended up with squatters in two separate units. Not only did they fail to take accountability, they gave me the runaround about basic showing records and required attorney involvement to resolve the issue. On the customer service side, working with their team was equally frustrating. Myself, my husband, and my CFO were spoken to in an unprofessional, condescending tone repeatedly--especially by their operations manager, Michael. Instead of owning mistakes, he doubled down with arrogance. I had to escalate issues to the owner, David, just to remind them of their fiduciary responsibility. The property manager, Sonja, was consistently disorganized--losing keys, missing walkthroughs, and making excuses instead of offering solutions. If you're an investor who values professionalism, communication, and results--take your business elsewhere.

They claim to be the top…read moreproperty management company in Atlanta for 2018 & 2019, but that statement is misleading. I've done a lot of renting over the years and this was by far one of the worst experiences. The owner/broker Marc Chernau is down right shady and cannot be trusted. His lack of communication from day 1 of putting our application in was alarming. At the time we didn't think anything of it. If you want to end your lease early (place has to be rerented before you're off the hook), you are required to pay an ETF of half of what your rent is. They won't list the property until you sign the amendment. I have never heard of any landlord doing that but unfortunately we didn't have a choice because we had just bought a house. I also advise that you read other reviews on them. A majority of them aren't good at all. They only care about themselves and the owners of the properties. They also over-inflate their prices.... When it comes to getting your deposit back...good luck. They will nickel and dime you for everything. We left the place in better shape then when we took possession and they still tried to find stuff. I also suggest that you take pictures of EVERYTHING upon taking possession. I'd you're smart you'll stay away. Hoping people adhere my advice because this broker is downright shady. Renters beware.
