if you're tenant this is the worse property management ever. do not rent from them, they do not do timely repairs no matter how important or critical. They do not have a number where you can reach any person. I have lived at my place for 3 years and I have NEVER met anyone from the company nor have any of the maintenance workers that have came by, I don't even know where they are. I had DHC managing a handful of my rental properties for a few years before I recently left and moved on to a new property management company. I actually thought I had left a review years ago when I got started with DHC... it would've been a 5-star review... but I guess I didn't. I would've sounded a lot like the other property owner on here who left a 5-star review for DHC... up until recently. Leading up to me leaving DHC this summer (2020), there were a couple years' worth of red flags that I should've taken more seriously. One of those was when I suddenly ended up with a $850 maintenance charge for a repair I had never heard of and certainly didn't approve. They ended up reimbursing me for that one, but they didn't for the many smaller charges that kept building and building over time with no conversations about them. But on the opposite end, it turned out that many repairs weren't being tended to when the tenants called them in--one being a leak, which most would think to be extremely important. I have the actual maintenance records and logs about that one which show no one was ever sent out to repair it, and the tenant ended up repairing it herself. The final nail in the coffin for me, when I didn't even know it, was ending up with a $12,000 turnover + having to give the tenant back $750 of her $1,100 security deposit for the SOLE reason being that DHC didn't do a proper move-in inspection, so I couldn't refute her claims that the property was in bad condition when she moved in. If I didn't dread the hassle and the process, I would be tempted to take DHC to small claims court because I just had to eat all of that money because of their negligence. And that was just on one property... I have more properties with current tenants who, fingers crossed, leave the properties in good condition because DHC did negligible move-in inspections for them as well so I won't have any way to refute any claims. I will say that Hayes, the owner, is a lovely person. That actually makes it all worse because it made it less obvious what was happening behind the scenes. In all reality, while I believe Hayes is the owner, it was always confusing how they had everything set up because he seemed to surprisingly know very little about anything--the properties, how their office was run, who was communicating with who, etc. So I actually never could figure out his role with everything. The way they have their business set up is very confusing-- I've never worked with property managers before where the 3rd party repair/contractor company they work with would communicate with me directly. Some of the people that worked for them--the repair/contractor company, not DHC--were absolutely dreadful to work with. Not everyone, some were great, but there were always so many people talking and the organization was always confusing, even when people were nice, things didn't get done correctly. I honestly don't know what happened with my properties and DHC. Maybe not every owner has this experience, and I know my experience with them in the beginning was definitely 5-star worthy, but it ended with tens of thousands of dollars unnecessarily coming out of my pocket because of them. I'd give anything to have left DHC sooner... hindsight is 20/20. I really have no idea what happened over the last few years with their business, but now that I'm with two new property managers (covering properties in different areas), I have a total contrasting experience to what I had with DHC and wish I had left so much earlier. This is the only bad property management experience that it actually pains me to write this kind of review for because Hayes is so nice and I actually thought we had a great relationship the whole time... only to somehow get burned in the end. I did message Hayes directly summarizing my experience, so I'm not just one of those people bashing someone on online reviews and hiding behind a curtain. If you look at the 5-star reviews for DHC, notice that they're not recent reviews. The years those are from were the years I was having a good experience with DHC as well. I submitted a rental application for a property that was "available" I never heard back I called them and was told the property was already unavailable when they received my application. So why did they keep my application fee? They are thieves. Took months to repair a water leak, then charged me the water bill. Didn't respond to repair requests, then charged me after moving out for the things that needed to be repaired. We love our house but find dealing with the property management impossible. There have been several instances where we have left messages and they have never returned our phone calls. Even their voice recording says "we will call back within (literally a silent moment that does not mention time frame) days." We have recorded this in case we need to take legal action.We have had an abundance of maintenance issues, and while they respond quickly to some, others take multiple requests. I wish I knew who the actual home owners are to alert them as we are only doing our best to properly care for their home and ofTen feel in the dark. Hayes is the only person who has responded and he seems like a solid guy. read more

Good property management companies are hard to come by. I purchased a fourplex in a pretty rough neighborhood a couple of years ago and it was through the help of Hayes and his team that had helped me manage through a couple of crises. One such example was a rodent infestation that was caused by one of the tenants that I had inherited from the previous owner of the building. This tenant was literally living in filth and had attracted the rodents to my building. Hayes and his team acted fast. They took care of the problem including helping me evict the tenant due to the serious health hazards he was causing which was putting my other tenants at risk. I live in CA so having dependable property managers who could go to bat for you when you need them the most is absolutely critical. These guys helped me stabilize the property over time. Through patience and resilience and steadily raising rents while cleaning house (getting rid of terrible tenants), I was able to enjoy much higher returns than when I had initially purchased it. I ended up selling the property after 5 years of ownership for a huge profit! I'd also like to add that Hayes Moody is one of the nicest people I've met! Thanks for all you do DHC! read more

My wife and I rented a unit from DHC for a couple years. Upon the lease ending I made a mistake and caused some damage on the move-out which resulted in a 3 party insurance claim. The entire process was a major headache with the insurance agency, but with DHC they were extremely caring and responsive. They were able to return our full security deposit upon insurance verification/damage reimbursement and most property management firms would use that opportunity to duck and run with your money. Would definitely recommend to others and will try and use next time if rent again! read more

I'm cringing as I write this because it's like letting out the best kept secret in property management. Out of state investors - your search is over. . . . Hayes, the owner, is a salt of the earth kind of person. He is reasonable, practical, ethical, and has high integrity. A true blessing to work with. Thank god we found him and his wonderful hardworking team. Crossing my fingers that they don't get inundated with new business too fast that they can't keep up with all the new demands. Having them makes owning investment real estate much simpler. After being swindled into paying way over market for an investment property in Rex, GA by Summit Asset Group in California. We were straddled with Relocation Realty as our property management company. Our HOA brought it to our attention that our property was a blight in the neighborhood and wasn't being managed at all by RR. Upon learning this, I contacted RR and asked for our tenants contact information, (fearing that they must be neglecting our tenants as well as our property). But they refused to give me their contact info saying that it was 'against their policy'. After reaching our tenants through snail mail, I learned that my suspicions were correct. I called RR and let them know that we were unhappy and the owner, Linda, offered to let us out of our contract with the disclaimer that I needed to give her the name of a new Property manager because she would not hand my property over to me/the owner.(!?!) However, when I attempted to accept her offer via email, she never replied or allowed me to exit without a huge penalty. Crazy lady. I was just about to fight this when I was diagnosed with cancer and a month or two later underwent a 12 hour surgery to remove a large tumor from my head. It took months to recover and then the treatments set me back even farther. It took almost a year for me to get my strength back and in the meantime, every month for a year our tenants paid their rent late. It made me worry but I was helpless to do anything about it. Finally, I got enough strength to reach out to RR and ask them not to charge our tenants the 15% late fee this month, (fearing that they must be over a barrel trying to make the rent each month and the late fee wasn't helping). Linda said "no" that it would be "against the law". Doubtful that she was telling me the truth, I picked up the phone and called DHC. Hayes was working late and picked up the phone. He said "Of course you can waive the late fee if you want to!". He even double checked for me. He answered a number of my questions and it was obvious that he was honest, good natured, had a positive sense of humor, was helpful, and just plain reasonable. I fired RR and hired DHC and have not had a single regret. The transition was super smooth, when I had a maintenance issue, (over Easter Weekend!) and I sent the request it was already taken care of by Monday!! Un-B-lievable!! Hayes is a great sounding board for rookie investors like me. This is the only property we own and Hayes and his team have been incredibly patient with all my questions. I feel so fortunate to have him on my team and much more relaxed knowing that he will help us to take care of our property and our tenants.
