Property management is not rocket science. At the end of the day it's managing buildings finances, insurance, setting up reoccurring services, having clear instructions and documentation for residents, leveraging technology to reduce operational burdens and processing times for residents, ensuring residents are communicated with openly and often, but above all it's providing excellent customer service so that their customer, the residents, get value and peace of mind out of knowing they are in good hands. Delbe fails on each and every one of these, and then some. Don't believe me? 90% of the comments on here are recent and negative, and the ones that aren't are probably planted. It's an old, out of date, incompetent company that has the worst employees who provide zero customer service, then charge you for work they're supposed to do that you end up doing yourself. I say all of this as a human being with a personal opinion having worked directly with Delbe as a board member for my condo building. Delbe is hands down the worst vendor I've ever had to work with, and I've used Comcast for years! Anyone whose had Delbe and the Board members were not lazy and but engaged, has either fired them or not renewed their contract. That speaks volumes in and of itself. I don't have much good to say about Delbe. The weren't murderers, but they weren't reliable at doing their job. I get it that nobody is going to care for your place like you, but their effort borders pathetic at times. It wasn't a shell company stealing your money, but they consistently missed appointments, condo meetings, and were not timely in responding to issues they should attend to. Our condo building board felt they were purposely doing a bad job because the company was moving away from managing smaller buildings. read more

I'd like to give this company zero stars but it is not possible. They send out late condo assessment notices which makes you dig through your bank account to verify that payment was sent. When you inquire about the late notice but on-time payment, they ignore your email leaving you wondering if they are racking up late fees on your account. Condo associations steer clear! read more

Property management is a thankless job. People are always quick to complain about property management companies but rarely speak up when things are going well. That is why I am making an effort to voice my perspective on Delbe. Delbe currently manages our 40-unit condo association in NW DC. As a Board member, I have a lot of interaction with Delbe and have seen them manage a variety of issues within our association, everything from general budget and maintenance stuff to the more complicated legal and resident issues. In every respect, the folks at Delbe have put in a tremendous amount of effort to keep our association running smoothly. John, our main contact at Delbe, is professional, reliable, and incredibly responsive. He always follows up on issues, is quick to help us find solutions to tough problems, and draws on extensive property management expertise to keep things running. He's helped us get on track with a number of things (budget targets, large projects, minor repairs, etc). I have dealt with a number of management companies over the years and Delbe has definitely been the most responsive and professional. I highly recommend them to any association in need of a management company. read more

Delbe was our original management company when our condo association formed. As a member of the board I worked directly with Delbe and it was nothing short of a disaster. Initially they seemed professional but there was zero follow through and zero proactive communication on their part. We raised concerns with the company and had a new property manager assigned to our account, but we saw no real change. The board eventually fired Delbe after they had been managing the building for 18 months. My only regret was that we didn't get rid of them sooner. read more

If it was possible to give negative stars I would. We used Delbe to manage our condo building. The individual who was responsible for our property was rude and unprofessional. Delbe did not provide us timely and accurate financial reports, incorrectly debited multiple unit accounts, were not responsive, consistently missed deadlines, mismanaged contractors and would often seem to misplace or disregard emails. However, the company was responsive to emergency situations. I would under no circumstances hire this company. We replaced them as soon as we good and I suspect we will be cleaning up problems they created for some time to come. read more

Atlas was an awesome, small - big on customer service and so is Delbe. I could not expect better personal customer service from any company in DC. I was sad to see the Leslie team at Atlas go, but they landed well at Delbe. 4 starts to the whole team. read more

Delbe purchased Atlas properties and we were thrilled as Atlas was lacking (see their previous posts). It's been a big screw-up after a big introduction and promises. They seem to struggle with keeping the basic finances straight for the building... a lot of bookkeeping errors that require a lot of time and energy for them to be able to figure out and correct. They are also very slow at helping with work and basic maintenance within the building. read more

I'm currently a resident at a property that Delbe manages. It is nearly impossible to reach anybody who works for Delbe in regards to their property management duties. They are not responsive to emails or phone messages. The A/C unit in our common area has been broken for over eight months and there has been no resolve. Please avoid using their services if at all possible! As an owner of my condo, it would've been nice if we would've had an option of doing research and being able to choose a trustworthy management company but this was not an option given to us. What does one do at 1:49am in the morning, while cozying up with the pots and towels as water leaks from the roof through one's ceiling, into one's living room? I thought Yelp would be a good way to keep myself occupied. Delbe is our property management company (we were also previously with Atlas) - and while I am not on the condo board, and don't get to experience the joys of working with them often, I can attest to the fact that they continually hire crappy contractors who don't usually fix things the first time, rarely the second time, and as our roof/my ceiling demonstrates, sometimes not even the third time. We just keep shelling out money while our building continues to fall apart. The person who is responsible for our property is especially unreliable - we have to contact him to get information on the status of repairs, etc. This concludes my 2am review. Agree with the other review. I was so hopeful that this would be an improvement from Atlas, but it's just as bad. They are non responsive and not helpful in any way. It's a wonder they are in business at all. Not sure why my condo association is paying them for anything, as they don't seem to do anything. read more

When Atlas switched to Delbe, our management experience became slightly better for a brief period. Then they raised their rates way up so we dropped them. Our new company has been trying to get our paperwork from them, and it's just a mess. They're missing lots of documents (that we know they have) plus keys, etc. They're clearly totally disorganized. The financials that they sent don't even make good sense. read more

Delbe was a complete disaster for our small condo building in NW DC. Any of their current or future clients should be forewarned: things with Delbe don't ever get better - they get worse, so cut your losses and move on to a competent property management company, STAT! We have between 20 and 30 units, all of which sold quickly after the building was gutted and renovated. So when we all bought, Delbe was the contracted property manager the builder had picked. Delbe's employees (and president!) are totally unresponsive and irresponsible. For example, Delbe decided to transition accounting systems in the middle of the year and didn't provide us with any financial statements for 6 months. How is a fledgling condo association supposed to build reserves and stay on-budget without financial statements? After we fired them, they took another 3 months to write us a check to transfer our Association's money to our new property management company. It seems like they were perpetually out to lunch, because the Board would vote to make changes in the frequency of services, or to change vendors, and Delbe would just fail to follow through to make the changes the Board approved. But, the Board had no way of knowing they'd failed to follow through, because Delbe wasn't providing any financial statements. So now we're on the hook for services our board voted to get rid of. Services that Delbe assured us they had followed through on to make the changes we'd requested. They failed on the other end of the spectrum, too: bills they were supposed to pay went unpaid. We were paying Delbe each month, and they simply weren't doing their jobs. And now we're left holding the bag. Other egregious acts of incompetence: they authorized work to be done in a unit - and payment out of the Association's account for the work - that was neither authorized by the Board nor the unit owner. They billed us - and took money out of our account - for services provided to an entirely different condo building, and then it took them MONTHS to rectify the errors. Complaints to the company's president, Scott, largely failed to spur any action. He simply tries to shift the blame to others, even though it's his company at fault, and ultimately, the buck stops with him. We are so glad to get rid of Delbe. It has taken four months for them to get their act together enough to transfer what still exists of our documents, records, and money to our new property management company. They still don't seem to understand that they did anything wrong. Good riddance! read more

The only time they have ever responded to me in 13 months was to tell me that a spare key would cost $25, including the time the plumbing backed up into everyone's kitchen sinks in my building. We had to figure that out on our own. read more

Alan Parker of Delbe Management is the Building Manager for a number of luxury condo buildings in the DC area. He is the direct reason why several tenants have moved out of my condo building, which is nice and has friendly neighbors. There have been some roof problems, all fixable, which led to serious water damage, but Alan Parker failed to take them seriously until they escalated into untenable situations. In one case, he promised some tenants that he would dispatch outside help and assessors to fix the giant soaking mess that was their ceiling, but he didn't bother to follow up for 10 days, until the tenant complained. Alan Parker is an unresponsive building manager and poorly represents Delbe Management. read more

Delbe manages our Building and Leslee is awesome! I was on the board at our building so I know personally how much time and energy she and her team put into making our building run smoothly. They do a great job coordinating contractor repairs and negotiating contractor prices for us, which is a huge help. We started with Atlas, and now are with Delbe and have been happy with both. I would rate their responsiveness excellent. I'm not sure what the other reviewers have experienced, but I have never had trouble getting in touch with them or receiving a response from a request. Overall, I would highly recommend this company. read more

It has been an absolute nightmare. No exaggeration, we have dealt with an apartment that was not cleaned or painted before we moved in (in some places, the same wall was two different colors). There were burned-out outlets. It also has been a month and still no heat or AC. There is leaking plumbing, appliances were not working, etc. We were told we should have requested the apartment be cleaned prior to moving in. I have never heard of such a thing. We can't get ahold of anyone, ever. It takes them days to get back to us. They send repair people out who don't know what they're doing (clearly were not vetted), and we have to make all of the arrangements to meet with them. We are scared of anything breaking because we know it will mean many hours of our time devoted to getting it resolved. Everywhere else I have lived in DC, repair people came during the day while you were at work. In this building, we are the only people on-site with a key, so we have to make time to be there for every single repair (Delbe will not come to meet them). We are freezing at night because we moved in February, and they refused to send another repair person until we proved that the heat was not working. I just wish I had googled them before I signed the lease. read more
