They weren't fair or reasonable. They bully everyone. Will blame you or the tenant for things they're responsible for. They just want to collect your money and not do any work. The first red flag was the lease for property is forced upon you to sign within 48 hours. I have never been rushed to review and sign a lease. The first page of the lease states it was written by a "lawyer" - red flag number two. The final red flag, there wasn't any negotiation on the lease despite some of the items not being applicable and a lack of transparency of fees for the lessee. I'm still extremely happy to have found this amazing property management company. I have being using them to manage my property for many years and they are spectacular. Always very responsive, always keeping you updated and on top of everything. They try to do their best to be fair to both, the landlords and the tenants. There are of course times when they can't keep both parties happy and that's why you have very upset tenants that don't get away with the damage they cause, so they decide to leave horrible reviews about this company. RENTERS AND OWNER BEWARE. This is the worst company I have ever had the bad luck of dealing with. From a tennant standpoint it is hell on earth. Betty Best should be called Betty Worst as she is the rudest property manager I have ever encountered. Be prepared to be ignored, lied to and treated terribly. She sets renters up to take All the deposit at the end, even if the place is nicer than when you noved in, and will send you a bill stating you actually OWE her money it is a racket. She will make your life miserable. From a contractor standpoint she is a disgrace. I have encountered a few contractors who refuse to do work for her because she still owes them thousands of dollars in unpaid invoices (the original handyman who used to do repairs at our rental condo showed me outstanding invoices ahe refused to pay because he was latin and she knew he would not go after the owed money). I saw her call contractors to get estimates, just to have her same handyman come out and do a less than par job that seldomly solved the problem. She and Key Home are a scam as they are in the business of huimiliating and ripping off renters of their security deposits. ONE DAY SHE CAME INTO OUR HOUSE WITH NO WARNING OR PRIOR PERMISSION AND CUSSED AT MY SON. I am amazed a person like this is out there running a business. When her business partner apparently passed away she took over the company and is now managing properties and telling the owners the property is being maintained, while letting the properties fall apart, collecting her management fees, bullying renters, and stealing security deposits in their entirety, let alone a bill ahe sends when you move out. We loved our neighborhood, loved the schools our children went, but had to move after 2 years of bullying, insults,lies, and at the end extortion. Our neighbors saw thw abuse and loes and one who is a lawyer helped us to get out deposit back and were about to take her to small claims court, then she paid a settlement. This woman will let your rental property go to shambles by sending handymen to patch major reapirs with "band aids" and will harass, bully and try to take all your deposit. I would not only not recommend her, but would warn renters and landlords alike to avoid her like the plague. This woman is evil. I feel sorry for her employees (brenda and Bill?) Key Home Sales and Management - unprofessional and dishonest. The underwhelming experience began from the moment I walked into the office. I had just viewed a property listed by Betty through my realtor 20 minutes prior and then came the office to speak with Betty about it. The rental I just viewed had blue tape in several locations, ongoing cleaning, and some painting in progress. Wanting to lease soon, I asked Betty when it would be ready for rent. With irritation, she responded flippantly "it's ready now!" Caught off guard by her rudeness, I explained that the property was still being cleaned and that there were still tools and painting ongoing less than an hour ago. She was unapologetic and clearly did not know what was going on with the property she was charged with managing. I should have stopped there and walked out, but I proceeded to buy myself a lesson by dealing with Key Home Sales and Management. The property I looked at largely met requirements, but had three issues to be resolved before we would lease: repainting of an obnoxious blaze orange room, removal of a shelf in the garage that made parking our SUV inside difficult, and negotiating a lease date. It was agreed Betty would pose our three requests to the property owners and establish agreement before touching our checks. To demonstrate commitment, I submitted a check for an earnest deposit along with an application deposit to be held until terms were solidified, and so we could quickly move into application once lease terms were arrived at. In good faith, I also submitted credit reports from all three reporting agencies, three months of paycheck stubs, copies of identification, and additional information for everyone in my household. I was told that our terms would be proposed to the property owners the next day, and that no application fees/credit would be charged/accessed until agreeable leasing terms were arrived at first. The next morning, Betty emailed us with infeasible terms that were completely unacceptable and inconsistent with those discussed as terms of our offer. I rejected the counter offer and expected to pick up my checks. When I asked for my checks back, Betty revealed she had cashed our application deposit check. Until agreeable terms were arrived at, our applications never should have been run, nor should our credit have been accessed, especially considering the fact that we provided extensive information to establish our identity and sincerity until the lease terms were arrived at. The credit and application only should have been run as a step before leading but we didn't even have lease terms yet; not even an agreeable date. Suspicious of what just happened, I asked for proof that our applications were actually run. Betty refused to provide me an itemized receipt of any charges incurred against the application deposit and she also refused to provide copies of the credit reports she ran on me and my household and any background check reports she accessed on my family. In fact, I strongly suspect she never ran the credit, she just kept our money. She told me she would send me some type of complaint form to follow up on her actions, but she never sent the complaint form. Lesson bought - when you walk into an office, the staff is rude, and they don't know what's going on with their properties, expect problems and mishaps that will be at your expense. Bottom-line: Key Home Sales & Management is exceptionally outstanding company. I used the company to manage rental property and I highly recommend their services. I've used several property management companies over the past 20 years across three different states (GA, FL & VA); and, KHSM is by far the best; no other company has come close to the level of professional service provided by KHSM. Betty Best and her team have consistently remained professional, energetic, and personable during the four years of managing my first property. Often the larger companies tend to lessen the personal touch after having you as a customer for a while...not the case with KHSM. I was so impressed with the service that I decided to turn over a second property to KHSM to manage. And, after another year, I couldn't be more pleased with the service. Filled out an application for a rental. Was told it would take 24 hours to complete the background and credit check. Had to follow up four times with the property manager to get a status update and was finally told a week later that my application was in competition with one other and they didn't select mine. (To this day my application is still at the "Submitted" stage on the website). Theres no transparency with how they are picking applicants and they don't follow up with you. They tell you there are showings but I feel like it was just to put the pressure on me to apply since I actually went by the place at the time of a "showing" and no one was there. Also, I had questions after I saw the place and was told she would follow up with the owner and get back to me. Never got any answers. Not sure if the owners were even aware. Now I am out $100 application fee (2 ppl) and wasted over a week in my property search. Think twice before selecting a property under this management. read more

Truly terrible experience so far. Betty Best fails to follow through on any commitments she makes unless you hound her and her team. It's been a part-time job just to get basic home repairs (which should have been completed prior to move-in) completed. I'm disheartened, and at this point not surprised, by others' claims that this company will keep your security deposit at the end of the lease regardless of the condition of the place. There is a mold/mildew situation in the home that they have failed to address promptly. Too many problems to list. Hsin Hsin is so dedicated she was on location with me as late as 10pm at night on a weekend to do a home walk through. They are completely professional and very knowledgeable. Betty and her 'team" are awful property mangers. She was rude to me on several occasions and backed me into a corner to sign a lease for under what I wanted to rent for. I come to find out that she did a move out with my tenant and never mentioned to me that things were broken or needed repair, I had to find out after they had already left the rental unit. Don't be fooled by the angry tenants like David A., Key Home Management is a great company and Betty is a true professional. From a rental property owner's perspective, I can't imagine going anywhere else. She's been managing my property for almost 3 years and I have no complaints. We have had some troublesome renters - ones (like David A. - yes he rented our place unfortunately) that severely damaged our property and made other changes (like re-grading the front yard without permission, apparently that counts as leaving the house in better condition), and she handled them very well. Unfortunately, some tenants do not know how to treat a home, especially one that is not their own. Nicest thing for a landlord? Betty was so good at her job, I rarely had to get involved. She handled all the numerous issues our tenants caused, only engaging us when absolutely necessary. When it came time to move David and his family out, Betty helped ensure we assessed the large amount of damage he left behind and determined what was truly wear and tear and what was damage beyond that. There was a lot of damage. What David fails to mention is that he completely wore out the hardwood floors in several areas. Floors that were pristine when he moved in were so completely worn down, we couldn't even see the wood grain anymore in several areas. His dog had chewed on several window sills in the home. When he repainted, he did such a bad job, he shouldn't even have bothered since we had to redo it in several areas. Oh yeah, and he failed to return our leaf blower. Assessing all that damage and shoddy work, Betty advised on what was acceptable to charge and what was not. We took her advice and were able to identify a large amount of justifiable charges, though we settled on a slightly lower amount to avoid having to deal with David anymore - it had nothing to do with the non-real estate lawyer neighbor who should never have gotten involved. Some people just aren't worth the effort. I worry about what his next landlords will have to deal with. Also, I don't know what that picture is that he posted on his review, but it has nothing to do with my house. On Betty's side, monthly rent payments have always been delivered in a timely manner, and the website and itemized statements are easy to read and access. I worked with Betty Best and her team to sell my parents' home this past summer. She and her team were very patient with me, since my parents are elderly, my siblings and I had to be the middlemen between Betty and my parents. The process probably took longer than normal because of the not-so-normal circumstances, but at the end of the day, the house got sold. Betty and her team were understanding of the situation and worked with everyone involved to make this sale as smooth as possible. If I could give 4.8 stars, I would. There was an incident where another realtor showed the house and a window was broken in the process; I'm sure this is uncommon. Unfortunately, there was no record of who that realtor was to make him/her accountable. In hindsight, maybe for the future, knowing which realtor is showing the house in case an incident like that happens again; it was a cost that we shouldn't have had to pay for. All in all, Betty and her team were very helpful and understanding and did everything to make the process as quick and easy as possible. read more

We are overseas and have peace of mind that she is watching over everything, from the tenants and their well-being, to the property itself and keeping it well-maintained. She is always on time with rent and statements, and keeps us informed of repairs needed or anticipated. With a recent turnover of tenants, she successfully managed all the repairs and maintenance needed to get the property ready for a new family. She dealt fairly with the previous tenants, acted on the requests of the new tenants, and ensured we were satisfied through the whole process. Not the best in customer service! Betty Best is extremely rude. My friend/neighbor recently ended their contract with Betty. Betty told them it would cost $1,000 to fix the kitchen faucet! Really? The tenant complained of Betty's rudeness as well. I dealt with it first hand the other day. My neighbor wanted to get the kitchen faucet fixed and asked if I could be there for the repair. She gave me the keys that Betty returned to her. I went over and tried to use the keys to get in, and not one of them worked! So, I called Betty to ask her if she had possibly returned someone else's keys, as I couldn't get the ones she sent back to work. She immediately got defensive and said there was nothing wrong with the keys. I even put on work gloves to try the keys, as they wouldn't turn in the lock at all. I'm a grown woman, I think I know how to jiggle keys in a lock. She then asked if I was a property manager. I told her I was the neighbor. Well, once she heard that she changed her tone somewhat and said she had trouble with the keys, but that they worked. I had to get the set of keys from the renter to make a new set of keys. Guess what didn't match up?! The renters keys and the keys that Betty had given the owners. The notches on the keys didn't even come close to matching. Oh, and I was able to purchase a faucet and get a plumber to replace it - $250 total, wonder what Betty was planning on doing with the extra $750?! read more
