    I had a very uncomfortable and concerning experience while attempting to view the property located…read moreat 3545 Haystack Road, Zephyrhills, FL, with realtor Shannon Coughlin, who stated she works with Davis Clarke, Inc. / DC Property Management and Charles Rutenburg Realty. Ms. Coughlin initially stated that I would be able to view the home if I provided a copy of my driver's license. Relying on that representation, I sent both the front and back of my driver's license. After my identification was reviewed, the showing was denied, and she stated that she felt "uncomfortable." When I asked why my identification was requested and why I was told I could view the home if the showing was not going to occur, her tone became rude and dismissive, and my request for a clear explanation was characterized as being "argumentative." She then provided multiple inconsistent explanations, including stating she did not receive the back of my license, later admitting she did receive both the front and back via my business email, and then stating she could not proceed because the license did not come through via text, even after acknowledging receipt by email. She further stated she was not checking for it and again said she did not feel comfortable moving forward. At one point, she stated, "I see now it wouldn't work with you renting from me." No objective or consistent reason was provided, and the showing was denied only after my identification was reviewed. The shifting explanations and denial after reviewing my identification left me feeling scrutinized and subjected to what felt like prejudiced treatment, rather than being evaluated fairly as a prospective renter. While safety or verification protocols may exist in real estate, they should be communicated clearly, applied consistently, and handled professionally and respectfully. This behavior is unacceptable and fell well below the standards of professionalism, transparency, and fair treatment that clients should expect.

Will Bingham has my family's property listed at this time and has reduced the price without consent of the entire ownership group which is a big big no no as you could imagine and also does not communicate in a timely fashion if at all. We did make him put it back. He actually reduced the price without having everyone agree via a written agreement because of his lack of communication skills, he just assumed it was okay to do so and said so in an email and has created a stigma with a great piece of land that could end up costing us money. In addition, he has also ignored my attempts and the others to request information throughout and even blocked me and attempted to only communicate with the other owners because I finally had enough and let him have it. He will not assume responsibility for his actions. Even in the beginning he made a mistake in the original listing agreement and ignored communication concerning the mistake and when I was finally able to reach him just made excuses as to how he could not fix it and it would have to wait until his assistant could make the necessary changes when she was available. We are currently attempting to terminate the listing with him for due cause, which is, but not limited to poor and unprofessional performance, breach of fiduciary duty and not acting with reasonable skill and care. He is actually attempting to stronghold us to the agreement with conditional demands for termination that are not in the original agreement. He actually wants us to agree to pay him when the property sells after he terminates for a period of 180 days and thinks he is due payment for his egregious behavior. He has not acted with reasonable skill and care. We refuse to work with someone that has caused this much chaos and made so many mistakes and will look for another agent. We reserve the right to terminate anyone who cannot serve us properly as I hope that you will agree with. Be careful with this one as he lives in an alternate universe where he does not have to perform up to par and can do as he pleases and make all the mistakes he wants without any real consequences and will be very confused when you, the client, are not satisfied and want to move on, because it is not what you think of his performance or lack thereof, it is only his assessment that matters. Once he gets you locked into a contract, you will not be able to get rid of him, even for due cause.

We discovered that Heath and his wonderful wife, Sarah, are both Realtors. They work as a great team so you get the benefit of two Realtors working for you. Sarah is wonderful at the deep dive process of researching homes to meet our VERY strict criteria. She is excellent at communication and, together, their availability to us was above and beyond. Sarah and Heath are willing to go to any lengths to help you find exactly what you are looking for. Our price point was very low for this competitive market so Sarah worked creatively outside the box to add possibilities to our prospects pool. Our criteria included specifics that most prospective home owners aren't concerned with (e.g unpermitted work on the home is one example of many) and Sarah and Heath were more than happy to learn how to research this for us. Neither of them ever tried to push us towards homes we couldn't afford. They focused on OUR goals and worked harder than they would have for a higher priced home and commission. Heath has an excellent eye for detail when touring a home. While he is careful not to offer unsolicited opinions, he is a valuable resource with excellent knowledge about home construction and updates and the quality of workmanship. He is a skilled negotiator. We discovered later that, when we fell in love with our prospective new home, Heath impressed the sellers'realtor by fighting for us to be their buyer. It was this tenacity and level of support that made the difference and helped the seller to choose us! Both are always working to improve their knowledge base with seminars and conferences. They are VERY involved with the community they serve. They volunteer their time in the area and they live where they work so they know the area well. They offer excellent referrals for services of all kinds and we loved their recommendations! We explored down payment assistance programs available and they invested time to learn as much as they could to help us navigate that process and connected us with others in the mortgage industry to offer their expertise. They are down to earth, supportive, helpful, and encouraging. They made themselves available to tour homes within hours of being listed due to the seller's market we faced. They spent countless hours with us as we nitpicked details. They never made us feel like we were the annoyances I know we were! When we bought our forever home, they were so enthusiastic and supportive. We feel like we found friends in a process that is incredibly stressful and an emotional roller coaster. We absolutely recommend them. No one will work harder for you and they will only get better from there!

They are the embodiment of incompetence. Their accounting system will keep you on your toes. If you don't monitor EVERY transaction in your checkbook and EVERY owner's ledger you will have a cascade of accounting issues to sort out. They have taken funds out of the association checkbook without submitting an invoice and claim they had the contractual right to do so under the auspice of "Capital Projects" that exceed $2,500. I capital project is very time intensive and expensive. The costs of a capital project are amortized over multiple years. Building maintenance and repairs are expensed in the year they are incurred. I called in a plumber on tow repairs that needed to be completed and scheduled for the work to be completed. I have worked with the plumber for over 10 years and there is nothing to do do after they are called in to do the work. PMI - Adventure Coast had a couple of email correspondence exchanges with our plumber and took 10% of the total cost of the work that was done or $1,350. They did the same with another plumbing project for $3,000 where PMI did absolutely NOTHING. I and the unit property manager coordinated the work with the plumber and PMI took 10% of $3,000 or $300. This is just a trailer of the reviews to come. I will follow up this review with multiple reviews documenting all of the mistakes and missteps our association has had with PMI and every one of the review will be accompanied with a one star rating.

I learned at that time she was the agent that represented my parents in buying that same property some 10 years prior. We had no idea until she came out to look around. We immediately felt a connection to her and felt so comfortable with her. She is very knowledgeable and offers suggestions that are pertinent to making a timely deal happen. Fran is also very considerate of the client's input. We had multiple cash offers in the first days, and, while we considered them she kept us informed of new showings, possible new offers, etc. We received a full price cash offer and closed in 14 days. Fran also represented my husband and I as buyers in August for a riverfront home in Homosassa. We are out of towner's and she was very generous with accommodating many showings over a few months, most within just hours of the listing going live. We would generally get the first or second showing, which is a must for a hot market. She wrote a few offers for us, and although we were beat out by other buyers, she always stayed positive and encouraging. She knew that our perfect home was out there. At the end of July, late one evening, she called me and told me about a home that just listed 30 minutes prior, and she arranged for us to see it the next morning...12 hours later! We loved the home and happy to say we are now the owners of it! It is the perfect home for us! Having a great agent is everything in selling and buying property. There are so many things that go into trusting an agent. Are they going to let you know of brand new homes that hit the market right away? Get you a showing immediately? Understand what you are looking for as a buyer? And what your goal is as a seller? Do they work up contracts in a timely manner and do it without errors and issues that can possibly deter the other party from accepting it? These are all important questions to ask yourself while selecting the perfect agent. Fran has all these qualities and I was so lucky to have her as my agent on two transactions. She is truly a great asset to have on your side when selling or buying!! Her business name says it all...I sold country property and bought coastal property through her, and she knows both!
