The WORSE property Mgmt co. in the 20+ years I have been a member of our condo association. NEVER follows up with project requests, and when they do, it is maybe a year later, with incompetent contractors who do such awful jobs, that 2 big/serious repairs (concrete stairs, roofing for 9 units) had to be redone and CHARGED us again. Very poor communication among ALL the staff, totally incompetent billing dept (constantly sends threatening overdue letters despite proof of checks being cashed - "sometimes the office in AZ takes 2 weeks to process"...WTF?!?), and we are now looking for a new mgmt co, but I just read one review that this is going to be a headache to transfer documewnts and funds! Since this review the service has further declined and we had to terminate our management contract with them. They had their ENTIRE accounting leave and left them scrambling to find replacements. If an ENTIRE department leaves a company that's got to speak volumes about their morale and how they conduct themselves. After they were terminated the ONLY thing they cared about was having this Yelp review removed...well, it's NEVER coming down. They have refused to provide the new management company with the documents needed to transition over after 3 separate requests. Our legal team has had to step in and now we are forced to pay extra money for them and their billable hours to handle this as a result of Denali Property MISmanagement failing to do the right thing. Dues paying is unacceptable. Denali refuses to accept a customer check at their Chester address even though they have the ability to do that and they have done so previously. Additionally, the company refuses to offer a discount for quarterly, half year, or annual lump sum dues payments by residents. Denali also refuses to accept customer checks at Denali's own offices located on the association's property itself. Yet, Denali wants to send late notices when employees, a particular one, at the Chester HQ, is rude and dishonest enough to retort that "oh I don't send the late notices, the computer does." Really? And this is the level of intellect and the customer service ethics at Denali Property Management. This employee also crowed that she had sent the check payment of a totally disabled Veteran back to the Veteran because she doesn't accept checks at her Chester address. It might also be nice if this employee would see fit to get my address correct, I have let her know at least 3 times that I live in a house and not a condo, yet she continues to send me the wrong bill, sends my checks back to me and crows in my face about her lack of customer service and her basic rudeness. This company was brought on unethically to begin with. No management company search was conducted, no notice was posted or listed anywhere, Denali was only a referral by a past president in our association here in PA, which would lead one to believe that perhaps a few not on the up and up agreements were made before the residents were informed that a new property management company had been selected period. There was no competitive sourcing by the Country Club of the Poconos Board about which they have been queried on numerous occasions. The CCP held zero to minimal elections and has simply operated and existed by appointing members as their normal mode of operations. Denali has been part and parcel to the substandard and borderline, if not outright illegal, actions promulgated by the Board of the Country Club of the Poconos. I am tired of this. Denali needs to accept resident dues payments at their onsite property office here in our association, not mailed to a 3rd party company somewhere in Arizona. I have requested to meet with the employee in question and her immediate supervisor plus any other managers they may have who would profit from the talk. Thank you. read more

This is a review for Denali Property Management based out of Chester, NJ. Cranford Towers contracted with Denali Property Management effective April 1, 2023. After previously having had profoundly poor property management experiences, Denali Property Management has been a welcomed, positive change. The management team, including the Portfolio Manager, Katherine Henriques, and Director of Sales and Property Management, Harold Berlow, have been responsive and effective in addressing our needs and requests for information. Katherine is available at all times to accept requests for support and to address emergency situations. We feel extremely fortunate to have her assigned to Cranford Towers as our primary Denali contact. The portal is an asset in providing residents with access to their resident payment history and monthly financials. We plan on implementing the tracking of service requests on a broad scale in the coming months. I have been on the board of my condo association for over 5 years and we had 3 different property management companies in that time. By comparison, Denali is definitely the best we've worked with. The value is there, the property managers are responsive, everyone I've dealt with there is helpful and professional. There are times where we need to follow up with items that aren't done or ask for updates but some of that is to be expected in this particular industry. read more

I am part of the Board and over last 5 or so years our HOA has churned like 3 management companies. Our HOA is in medium to small size. And we can spend just so much for the management company without draining our operating fund. Our main concern with previous management companies was lack of communication and non-responsiveness, lack of basic tech skills. Also horrible document management. E.g., one of our previous property manager was preparing spreadsheet on a piece of paper (!!), then scanned it and sent to us. When choosing Denali we interviewed like 5 or 7 other management companies.I should say that on the price vs service quality range it is probably one of the best companies in the market. They have reasonable fees and we definitely appreciate the fact that they use IT ( web portal) and we found it useful and quite effective. Opening tickets and/or locating bylaws, monthly financials, etc. has now become quite an easy task. Denali also demonstrated solid professional level (construction, legal, interpersonal). On the responsiveness front it is ok. I takes us some work and few follow ups. Somerimes it may slip theough the cracks. But eventually it gets done. Again, it is average. Nothing outrageous though. I always keep in mind that dealing with the tickets and individual issues is quite annoying and very time consuming process. So, I appreciate Denali's hard work in this area. Obviously, Board should stay on top of Denali and steer them in the right direction. There were some hiccups in the beginning of our work with Denali team. It took both of us some time to build good relationship. But as of now we are quite happy with the service. I would definitely recommend Denali to other HOAs as one of the best options in the market. read more

Do not hire this company! Here is our story. There was an issue with some association fees after Denali had decided to reject the checks that were sent to their NJ location and have home owners sent checks to their Arizona location. We were notified in a regular mail with a letter that looked like fraud. We tried to touch base with Denali to make sure we are sending our checks to the right location but could not get a hold of anyone over the phone or email. Basically no respond! Then they sent us $1225 fees from an attorney that they hired to "chase the criminals". Wouldn't it be just easier to respond to our emails or phones. What about the last 12 years that we were paying all our bills on time to make a judgment about your home owners clients? read more

We have a small building of 6 units and Denali has had our backs for many years now. I'm the board President of our building and have nothing but great things to say about our building manager! She's always responsive via email or phone, and super knowledgeable regarding any local laws and condo association protocols. We had a crazy roof emergency during COVID, and our building manager was on top of it and helped us with our financial planning. Would definitely recommend them! read more

Our HOA has only been with Denali for 2 months but I have enjoyed the extra communication qualities that they have shown. Our property manager is on site once a week to listen to anyone's comments or questions, which is terrific. The monthly billing procedure has gone well. In order to move to a 5 star approval I would need to see the transition process completed and the Denali portal more informative. Overall, Denali has gotten off to a good start. read more

I would not use these guys again. They are terrible, disorganized, unresponsive to residents concerns. They say one thing and do something else. We have not had a good experience with them at all. The worst property management I have ever dealt with. They never answer your question they give you some BS excuse. They are very unorganized. They can't even answer a simple question like which is my parking spot. When you call the office the "women" that answer are rude and unprofessional. I had the misfortune to deal with Susan Burgard and I question why she is still employed at that company. She comes off racist to me. She ignores my repair request, but the white guy that moved in at the same time gets his same request taken care of and he told me he did it after me. She is really dragging their reputation down. ***adding an update here based on the comments from Denali management to my initial post. This is the Denali management company we worked with based on this review, they service a relatively wide area*** I would NEVER recomment Denali to anyone. We recently transitioned to a new company and through this process it has become more clear that this company not only disregards the basic needs of human life, but they're terrible at building management. The disclaimer here is that I cannot put 100% responsibility on them, as building owners I do feel we took missteps as well. In either event, here's my experience with Denali. my building used them for about 8 years (maybe even more?). From what I heard when we first brought them on things were great, then there was a sharp decline in service..which more or less parallels my moving into the building. During my time working with them at best I found them to be inconsistent, but at worst their total neglect of our building - from the big to the seemingly little issues began to become more apparent over time. There was one time where they just did not empty out trash for about 2-3 weeks, claiming since there was too much the maintenance company just didn't remove. It was attracting bugs and literally the smell permeated the entire building. I sent them multiple notes about it to no avail....there was a broken glass window on one of the landings it literally took a month to repair in the dead of winter....individual unit issues would be reported and then just overlooked.....payments and inspections were not made on time resulting in significant fines (we just recently received an invoice from 2015. Their management of our financials was in COMPLETE disarray).... They even admitted on multiple occasions that they neglected our building towards the end of our time with them. That is the biggest offense to me because they knew that they weren't handling the building properly and continued to do so. We have a laundry list of things (both we were aware of and unaware of) that need to be tended to now. Fortunately we are no longer with them and can begin the process of getting back on track. Based on other reviews here, perhaps experiences are different according to the areas they serve? - we are not a downtown or waterfront property. When you're dealing with the wellness and livelihood of individuals, I think there is a certain level of compassion and empathy you should have in helping to make the lives of your clients better. Professional, proactive, responsive, family-run business. Delivers as promised irrespective of the size of your building. I'm on the board of one of the properties managed by DenaliPM and I can attest that they do an excellent job. Snow/ice cleaning are done on time, all requests are handled professionally, financial records are in order, they attend board meetings, and provide advice to their best of their ability. The cleaning crew is great, and they do walkthroughs, once a week. The management of properties is only as good as the constituents of the board that runs them. The pandemic has given us many extra challenges to efficiently and safely provide the organizational board support and on-site property services our HOA and residents expect, but we feel fortunate that we have met those targets in conjunction with Denali Property Management. Early this year, it became apparent that the cost of replacement of a historical building element would significantly exceed the original budget. Working together with our property manager, we were able to secure long term financing for a comprehensive 40-year recertification project. Denali took on the financial management of our small cul de sac HOA last year when no one else wanted the job. Their team has helped the board (which I am a member of) collect payments and reach out to our neighbors without the awkwardness that comes with talking about money with others. They've been fabulous "middle men" for us when we needed it the most. They keep all financial records together and are easy to approach when you have a question. I've talked with Jen the most, through email and on the phone, and she's always done her best to help us in a quick and efficient manner. They bring any issues they may have to the board and work with us to come up with resolutions. There fees are extremely reasonable for the benefit they bring to property management. read more

This review is about the Denali Property Management Company located in Chester, NJ who manages our building in Jersey City. Denali is the most unprofessional Condo building management company I had to deal with and I had to deal with pretty bad ones in the past. Denali has no commitment to quality service or even basic service such as acknowledging receipt of requests and responding within 48 hours or earlier for plumbing repair related to an urgent buyer's inspection report. Forget about communication on budgets, financial audited reports, updates on common elements projects or scope detail, board meeting minutes, board member election results and were notices to board members should be sent. Field Operations and Accounting Managers simply ignore requests for maintenance fee clarifications and itemized breakdown of maintenance fees. When it comes to maintenance, it actually gets worse. Every time a Denali Property Manager checked the windows, they had a different evaluation of maintenance needs. Denali's property managers came up with excuses, dodging clear questions, cya justifications and misrepresenting facts. Rather than immediately solving problems, their onsite property manager is a master in creating more tension and problems. His rudeness is beyond belief and reflects very poorly on Denali's alleged corporate culture. Their top management does not take ownership for their staff failures but are quick to delegate back to the unethical and unprofessional onsite manager and represent that he will come up with a resolution. Yet, he never does. Denali's onsite manager is MIA. DO NOT HIRE DENALI PROPERTY MANAGEMENT. If there was a negative rating, I would have selected it. ADDING AN UPDATE FURTHER TO DENALI'S COMMENTS TO MY INITIAL POST. Denali's response is symbolic of the cya practices and conduct and none of the statements are true. Allegedly robust portal with missing information, erroneous owner profiles, property duplicates triggering multiple annoying email notifications and ignoring requests to correct web site profiles does not equate responsiveness and professionalism, proper notifications and ethics. Today, Denali has again provided another example of poor issue resolution. An accounting adjustment impacting closing statements was requested numerous times. What did Denali's building manager respond ? He will no longer respond to communications. And then the accounting adjustment was entered. No notification was provided to confirm that the owner's adjustment request was finally applied. Denali even ignored communication regarding proof of payment. How professional is that? The communication style and prevailing culture is "ignore, delay, defend with cya excuses ". Clever way to divert negative reviews by focusing on the alleged capabilities and content of a web portal. Does Denali really believe that a web portal is a response for blatant organizational mess, lack of streamlined processes and shocking onsite building manager's failure to care, investigate and resolve? Sorry to break this to you, but a web portal, does not make up for sheer incompetence, business owners blocking communications and ignoring valid complaints. Client success department and 48 hours response time????? Mr Joseph G., why don't you just provide your new email; and, I would be more than happy to send and walk you through the plethora of issues and communications Denali has failed to respond to for months including web portal issues. read more

Denali has managed our property for the past 3 years. Our property manager, Harold Barlowe is a consummate professional who is very knowledgeable about NJ/Jersey City law, construction/contractors and assisting the association with prioritizing short/long term goals. His insights are invaluable to the success of our building's maintenance. In my experience, I've come to realize that no property management co. is perfect.
