I'm so happy with DTH. They made my dream home a reality. They listened to what I wanted for my modern farmhouse and brought it all to life. The photos show some of my favorites, like the black gutters, wood shutters, lantern light, front door, and the bathrooms with the double vanity, wood cabinets, marble floors, and walk-in shower. FYI, Design Tech built a custom home for us in 2010. We are now, 12 years later, having to redo most of the exterior. They used the wrong nails (they are rusting and popping everywhere) and they lied about using Hardie Board on the exterior. The soffits are cracking and bowing. Upon taking them down, we learned the material was cheap imitation. Overall, the house seemed fine for the first 10 years, and then things started falling apart. If you plan to live in your Design Tech house for over 10 years, then I do not recommend this builder. read more

Design Tech Homes (DTH) homeowner since 2010. Within the first four years (2014) we had foundation cracks on front our porch. I submitted a claim, DTH sent an engineer to investigate. The engineer told me that there wasn't any significant foundation problem and the cracks were a result of foundation settling. The engineer said that the foundation cracks are minimal, if the cracks become large enough to fit a quarter (on it's edge) in the crack then it would be considered problematic. The engineer also told me that there was proper drainage around the home. Fast forward to 2023. The foundation cracks have increased to other areas of the porch and now there are cracks on the interior walls. A second claim was submitted. This time for foundation and interior wall cracks. DTH sent an foundation inspector. The inspector immediately began answering with ' It's normal'. It didn't matter what problems we showed him, his answer was ' It's normal'. The DTH inspector they sent suggested we wait for the cracks to get bigger before asking for an engineer to be sent out to determine the problem. This is what the inspector told my wife and I, 'I would wait another year before asking for an engineer to come and do what they do. If you wait the cracks will be bigger and the engineer will be able to see there is a problem in the foundation'. Naturally going against the inspectors wishes we requested an engineer. The engineer was assigned and came by the next week. This time the engineer told us that there were signs the foundation was had moved and that he would submit his findings to DTH, I would then be contacted later by DTH. After the engineer's visit, I received an email from DTH Warranty and Closing Coordinator. The email suggested that the engineer found movement caused by an increase of soil moisture. The engineer recommended the home be guttered and drainage in the front yard be improved. What a bunch of crock. Please keep in mind the first engineer who visited in 2014 said that we had proper drainage. And let's be realistic, soil moisture. We are talking about South Texas, we had been in an drought for sometime but yet around our home foundation there was increase of soil moisture. If you are considering have a new home built please read other reviews and consider our experience. Unless you are willing to take a chance please consider another builder. Daniel read more

This is what i paid $2,000 for on My design for remodeling, . The shower design, you be the judge, we hated the look and they would not redesign, the Response from Chris McGee was "Most people don't get to see there design in advance and we are fortunate" BUT I PAID TO SEE THE DESIGN iN ADVANCE! White cabinets with a pewter glaze? They do not look white, they look yellow, plus we wanted NO hardware, and that sure looks like hardware and the Rain Shower looks like a regular shower head, I tried contacting the OWNER twice via email, Mike F, he never responded, sadly you be the judge. I have copies of the emails I sent. We gave them a $50,000 budget, the first bid was $97,000, not even close to reality, i can build a small house for that! I gave them 3 opportunities to fix, they finally gave me a bid and said if i don't sign in 3 days then they would raise my fees by 2%. Even though. there are numerous errors in the bid. The contracted stated "If any disagreements, the contract stands" so I couldn't sign, Even in the final bid, they still had the wrong Granite, a much cheaper tier then what we selected. No I can't sign that, the Shower heads were still wrong, and I asked for the Shower to to be fixed. DTH requires 100% payment BEFORE they complete the remodel. ( Even thought the disclosure they sent me says I am allowed by state law to do a final review prior to complete payment) We moved our remodel to Post and Lintel, They so far have been amazing, and agree to make all required changes and will be moving forward with them read more

TERRIBLE experience! They don't even deserve a one star. They promise the best and you end up getting screwed. The home didn't even get appraised at what they were charging and after they received my down payment of 9k they said it was going to be 30k more for foundation. This would have been nice to know before giving 9k they refused to give back. Beware of their sales tactics and go find yourself a real custom builder like Parker and Kane or Weston Dean. read more

I went and looked at the model homes and all I can say is wow! They had a range of model homes to look at and the quality of the homes were top notch.I just loved the details in every home I looked at. The sales people were professional and accommodating. They answered all of my questions even though I am not ready to build just yet.I even got a chance to meet Mike, the owner. I found him to be very knowledgable and trustworthy. A few years ago I stopped by because my wife and I were looking for a home, when we got there we were immediately greeted by the staff, and they walked us through the home building process. It was sooooo cool because I feel like in that first hour of our initial consult I knew more about home building then all of my hours of research on google combined. My wife and I were shopping different builders but design Tech helped us with not only what to watch out for, but how stay within our budget of 480k. So glad I stopped in, literally a life changing experience because now we are living in our house and our first child about to be born!!! I am updating my previous rating. We paid our earnest money in September of 2012. Our construction loan closed in February of 2013. There has been no progress in two weeks. On our last visit to our home site, we noticed that all windows except for 2 are terribly lopsided both in the framing and install. We wonder how long that will set us back. We are now on our 6th construction manager! There are delays with each change over. Do not use DTH in the Austin area. The contractors they use are not quality craftsmen. read more

After harvey Design Tech Homes came to see our house. Because of budgetary reasons we decided to fix and not tear-down and rebuild from scratch. Design Tech came to our house and charged us $5,000 to gives us the scope of work. i asked for a ball park figure and they said something between $180-$250K. They had a company scan out house so that they could have it as a 3D model. After a couple of months an many emails without an answer, they came back with an estimate for $466,100.00 to fix a 2,500 sq. ft home! Can you say gauging! worst, no plans, no drawings no nothing. The 3D scan? well you could see the house in ruins on a website but then again, I could see it everyday as my wife and I worked on it everyday after work. I finally got another contractor and hired many of my own subs to finish the house (with much better finished than Design Tech's suggestions for about $200K. I would not ever use these scammers again. Many houses in my neighborhood were rebuilt by them and the works looks ok, nothing great but I am sure they all overpaid for it. I would not ever recommend this people to anyone, EVER! I wish they would just have told me that they weren't interested instead of taking my $5K. Scammers indeed. read more

Just to follow up I finally found an outside company to fix our AC unit and the condensation issue. The contractor almost lost their life getting shocked because the splicing of electricity was so horrific. There was a small fire starting in one of the connections inside the unit which could have burned down my home with my family in it at anytime. We still have several leaks in the home. We had to replace our entire fucking roof because shingles were flying off in light wind. My showers constantly drip. The paint on my walls is cheap and shows stains and when we try to clean the walls years later the paint just comes right off the wall... and every fucking time we made a claim someone would come out and paint over wet stops without fixing the issue or look at the roof/AC and just leave with no fucking explanationWe really should have gotten an attorney and sued. I will tell everyone until the day I die to never build with design tech read more

7/2 Update: I was contacted by the owner of DTH today. He apologized for the recent lack of progress and admitted that more should have been done this past month. He said he went to our house and spent two hours checking on open issues and assured me that the house should pass inspection and progress to insulation/sheet rock next week. It was a good conversation and I was left with the impression that things should start moving. I will continue to update this review as to whether that is the case or not. ----------------------------------------------------------------------------------------------------------- We also are currently in the process of building a house with DTH and it's going extremely slow for us as well. We signed our construction contract in Oct 2014 and were told construction would start 4-6 weeks later, from that point it would be a 6-9 month build time. So that would put us at an earliest completion date of May 2015 and a latest of August 2015. So far we do not even have sheet rock. Here is our actual time line to date: Oct 2014 - Construction agreement signed Nov 2014 - No change Dec 2014 - No change Jan 2015 - No change Feb 2015 - Lot finally cleared ( already ~2.5 months behind) Mar 2015 - Slab poured and frame started Apr 2015 - Windows, sheathing, plumbing and roof mostly completed Early May 2015 - Electrical rough in and HVAC partially installed Since then there has been no significant work done. Our construction manager just keeps telling us that trades are being brought back in to correct issues. Which is understandable and we are glad they do independent inspections to find issues now rather than later but today is July 1 so that means they've been doing corrections for almost 2 months!! In actuality our house is just sitting there with little work being done and the work they are doing is re-work. We have spoken to our neighbors and they have told us that they rarely see anyone at our house working. Some other issues we have been dealing with: - An attitude from DTH that this timeline is normal in the industry - we currently live in a neighborhood that is still developing and comparable new construction is taking about 4-5 months start to finish. - Infrequent and poor updates on status, even after being promised 3 updates per week at closing - We frequently see beer cans at the job site, both in the house and spread around the lot - They started to run the underground electrical through my neighbors property, where there is no easement, and almost cut their water and cable lines. Luckily they were home and able to tell them to stop I gave 2 stars because we do feel our house is well designed and for the most part being well built, the lack of work being done and the attitude that these delays are normal is what is most concerning and disappointing. If you are considering building with DTH I would be very cautious as our experience of very slow progress appears to be the norm based on other reviews I've read. read more

Another update (8/5/14): DTH did send their handyman, JB, out to fix our laundry list of little repairs like the wobbly toilet, gaps in an exterior door, and uneven seams in the crown moldings and baseboards. The broken window was also replaced but the repairman gave us a time frame of 10am-12pm and didn't show up until after 3pm for a 10 minute fix, which wasted my whole day staying home to wait for him. Not the end of the world but this happens often with DTH's subcontractors. We also finally got our appointment for the cabinet repair but when the cabinet company, Kent Moore, came out to replace the facing, there was more damage and mold underneath. Even so, they would have simply covered that up with new facing if I had not stopped him. It was impossible to know how extensive the mold damage was without completely removing that cabinet so the whole cabinet had to be replaced. Luckily the mold had not spread, but the replacement took another few weeks so now it has taken five visits over 2 months to fix the problems with the improperly installed dishwasher. This has been our typical experience with DTH; everything that has had to be fixed takes multiple visits which is a real hassle. The replacement cabinet is fine but they did not fill in any of the crevices around the trim so it looks sloppy and unfinished and it is more hassle than it's worth to have them come out again to fix it. I'll just have to live with it or fix it myself. I have never heard back from the owner personally about our issues so I am still wondering how he plans to "rectify the situation." He doesn't even have the courtesy to contact us to apologize. Poor building, poor warranty work, abysmal customer service. I would never, EVER recommend Design Tech Homes. Just waiting for the next thing to break. read more

Drove 3 hours to view their model homes, but was not allowed inside because we were not building for 2 years!! Unbelievable!! The sales representative, Brian Bromberg, was rude and dismissive, and said it was a waste of his time. Good to know now. We will spend our hard earned $750k elsewhere! read more

Update: Since the last review I was able to meet with the owner, Mike. He listened to what I had to say and gave positive input. Some issues were resolved. Several weeks later we still didn't have a final plan in hand so I requested that Mike call me. I was at my utmost frustration level and was ready to walk away from this builder and take my losses. He responded immediately, walked over to Design Manager's (Chad Ballard) office. Chad and I were on the phone for almost 2 hours. As I directed, he made the changes we wanted. He made some great suggestions and was knowledgable on all design aspects. He emailed me the plans within hours and we were ready for build. Since then, Mike has informed me that the company has changed the process and now the customer works directly with a designer when making changes to an existing plan as well as custom plans for build-on-your-lot customers. I believe had we had access to a designer working on our plans, our experience would have been much better. We are now in the process of building and so far, the contractors have been very accommodating, pleasant and on the ball. As for pricing... we changed many of our selections to the standard option to keep cost down. Their upgrades are expensive but you can build without additional cost t if you stick with standard options. We still have a few hurdles to get over but I'm much happier than I was in the beginning. read more

Buyer Beware!!! Nice looking house, but once they get your money don't expect them to fulfill the written warranty. We built our house 2 1/2 years ago and have and still are trying to get them to fix leaky windows and water in the wall issues from the leaky windows. We have submitted our written request since we first moved in along with several follow up requests including pictures and videos. Each time they say they are doing to do something about it but don't. read more

They have an entire lot of model homes filled with furniture and appliances. This makes it so much easier to see the home you want as you would set it up. Great for ideas and inspiration and the staff is very helpful. They also have a great restaurant on site that makes some of the best food in the area. I recommend Design Tech to anybody, but especially to first time custom home buyers. They really do make it very easy. read more

I was checking reviews on this company to see if they've improved from 2003 when they built my home and obviously they haven't. I'm stuck with a sump pump that I have to replace every few years because they put my pipes to low to in the grown to flow to the city sewer system which is higher than the pipes. According to the city building inspector at that time, one of the many site project managers knew before the concrete was poured. Make sure you get everything fixed before your year's warranty is up. I had an ongoing problem with the sump pump and the day the warranty was up they quit responding to my calls. I must admit the house in general is well built but I wouldn't use them again because of recent reviews and the attitude of the owners and the revolving door project managers. Quality control just wasn't there and it seems they haven't improved since my experience in 2003. read more

We worked almost a year under a signed contract and were making the final edits for field construction. A new project manager cancelled our contract saying the previous signed version was unauthorized (executed by an exec at DTH) and refunded all our payments. Completely unethical corporation. When we began our process with DT, we brought a fully engineered, fully functional set of plans for DT to build our home. The salesman told us that we had to pay DT to re-engineer the plans because, "The subcontractors would never be able to understand the plans we had engineered by a professional architect." We should have walked away then and there. Lesson learned! Next, we went back and forth with the salesman because he could not remember to add the contract changes we made in the three meetings we had with him. After leaving his office for the last time, we received the final contract which was still missing some very important line items. We immediately contacted the salesman via email to call these missing items to his attention. He assured us that everything was okay, and to, "get with our construction manager in the field, and he [would] take care of it." We did just this, and as we feared, this turned out to be bad information. Back to the plans that we had to pay DT to re-engineer. The re-engineered plans were returned to us three times with missing items, windows that were not the right size or shape, roof lines that did not reflect the original plans, and much more. After signing contracts in September 2014, our construction began in February 2015. On the morning of the pour, my husband realized that our shower floor was not framed properly (too small), and the garage did not have a brick ledge framed. Thank goodness for my husband's keen eye. After the pour, the corners of the foundation were crumbling and the rebar exposed at many places along the perimeter of the foundation. Next, our framing was done wrong. Ceiling heights were wrong, beams were not level, and windows frames were not centered. As a result of the wrong ceiling heights, and poor framing, the symmetrical design of our home was thrown off, and the roof had dips and valleys that were very noticeable. This meant that repairs to the roof had to be made. More than 50 percent of our roof had to be replaced. Therefore, our roof has been ripped up and patched many times. This led to leaks. Speaking of framing, the opening for our refrigerator was not framed in a manner that would even accommodate a counter top depth refrigerator. My husband was the one who noticed the issue. (of course) To this day, our refrigerator does not fit into the opening the way it should. Our brick has to be replaced in many areas because the original mason did not ensure that his work was level. The wrong color mortar was used in many areas and had to be scraped out and replaced. Our cornice work was completed by a cornice company and was done incorrectly. From that point forward, our cornice work was replaced by a company that did not specialize in anything. This SAME company was allowed to correct and or repair our cornice work nine times instead of hiring competent people. It still is not right, we just accepted the work because we were completely overwhelmed and exhausted. Painters, indoor and outdoors, would call the job complete with areas that had NO paint on them at all. Painters had to return seven different times, and to this day, there is still missing paint and splattered paint on sinks, tubs, cabinets, and doors. I have spent hours scratching and scraping paint off of areas where it shouldn't be. While building, our front door was vandalized by subcontractors because they were upset with us due to our complaints about their work. This could have been avoided if the construction manager had been professional and expressed their disapproval of the work instead of expressing the customer's dissatisfaction. Our mason busted parts of our brick out when he did not receive the pay he thought he should from DT. When this mason found out he was not going to get paid, he called our construction manager to threaten to demolish the brick.The construction manager called my husband instead of taking care of the issue himself. My husband had to stop the subcontractor from causing any further damage. During the process, we had five different construction managers. Each one worse than the one before. Honesty seemed to be a huge issue until the construction manager was about to quit. Then, suddenly, many of our construction managers would begin to reveal issues with our build. I guess we should be thankful that the construction managers were honest in the end. Building with DT was taxing on my husband and I in many ways. We are into our third month living in our home, and we are still waiting for our punch-out list items to be completed despite the promise of a 10 day turn around on completing these issues. I am thankful that we documented our build with photos and video so DT can not refute any of these claims. If you choose to build with DT, I suggest you do the same. To this day, we have not heard from Design Tech's owner to apologize. read more

My wife and I are looking into building a custom home and came across DTH. They seemed like they had it all together, abundance of choices, build on your own lot, design your own floor plan. We went as far as to putting an offer in for land and become pre-qualified for a construction loan. LUCKILY we waited until we were going to have an accepted offer on the land to sign the construction contract with them. We asked for a line item breakdown of all the costs so we could see how much was being allocated and to what. This was provided, no problem. The issue we saw was that we had discussed several times to base our custom plan on a minimum of 3500 sqft living. We were told this was done and then we had added a bathroom which added an additional 100sqft so we were thinking we were at 3600 sqft living. When we saw the breakdown of costs, we were stunned to find out we were only at 3100 sqft living. When we asked our sales consultant, he was insistent that it was only 3100 and that WE were the ones thinking we were getting more than we actually were. Immediately we pulled the offer on the land and told him we were not comfortable moving forward with them. Our sales consultant said he would check the next day more carefully, and come to find out, it was 3400 sqft living, which would cost us $15k more, but he would only charge us $5k. We really do not think he intentionally misled us on the square footage, but adding 300+ sqft that would only cost $15k?.....something is sketchy. We kindly sent another email saying that we were still not comfortable because we felt like there would be other things cut in order to meet the budget. The CEO then contacted us and, from our interpretation, he seemed aggressive and confrontational when he was trying to come up with explanations for our concerns. We also felt EXTREMELY pressured to sign a contract so that they could meet their quota for the month. Things were said like "well you know if you wait the costs will increase along with interest rates" and "if we can make all your requests happen will you sign a contract THIS month?". When that was asked, there was literally 5 days left in "this month". With all of our concerns, there was absolutely no way we'd succumb to that pressure and just sign. The salesman we were working with really helped us from the beginning. He was very nice and knowledgeable. We really don't hold anything against him, but this experience left us with a bad taste in our mouths with the pressure to sign a contract. We understand that we probably would have to increase our budget, but when we explained we would rather wait and build up our savings in order to do that, the pressure came again to hurry up and sign so that the interest rates don't go up!...just didn't make sense to us. So we've parted ways. If you want to go with them, just make sure you REQUEST TO SEE ABSOLUTELY EVERYTHING and DO NOT SIGN UNTIL YOU DO. read more

For over two months, have been trying to get a warranty issue resolved(ie. shower stall tile) with the DTH Houston warranty coordinator. The man never answers his phone and will not return phone calls(left too many voice mails to count) or emails. The only time that I have had contact with the "infamous" Michael Martin, is when I had to give him a check for the shower tile "redesign" Service after the sale...I think not!! read more

We chose Design Tech to build our home in 2013 and it was not a very pleasant experience. It took them over a year to finish our home and their was a lot of issues along way. We had two different construction managers through out the build. During 2013 Design Tech took on too many home build projects and the construction managers were spread way to thin and not trained very well. Some of the trades that Design Tech used during 2013 were not very good, and did not take pride in their work. After we moved into our home we had some major issues with our a/c and heater. We were very concerned with the safety of our home,and we questioned if the inspection that Design Tech promises to do, was really completed on our home. Because gas lines were not ran to our heater and you would think that an inspector would of checked that when the inspection was completed by Design Tech. Mike Feigin did come out to our house and address our concerns and issues. Mr. Feigin was very understanding and helpful. He did agreed to pay for 3rd party inspection by a company we chose. Design Tech did fix all the items that our 3rd party inspector found wrong but it did take another 6 months to get every corrected properly. We have been living in our home for over 3 years now, and we recently have had to have Design Tech back out to fix a fireplace issue for the 3rd time and a wall issue between the master vanity and shower. JB did come out and readdress these two issues, a week ago. In looking back at our experience, it was very challenging and stressful, but Design Tech did build us a very beautiful house and they did address all of our issues. It was a learning experience for us, this was our first time to build a home and we learned a lot! I would recommended that you call and talk to several clients that have actually used the builder prior to choosing a builder. read more

Design Tech built my family's dream home around six years ago. Although we had numerous problems with the sells staff, the construction effort was more positive. Our problems have been since we moved in. First we had issues with our fireplace, that after a couple of tries, the problem was semi-fixed but the warranty crew damaged my roofing shingles (discovered the damage a couple of year after the crew left). The main problem has been the siding and the nails. Less than a year into moving into the home rust streaks developed all over the exterior trim. Design Tech sent a crew out and replaced a substantial portion of the trim but the rust has continued to leak though. Also the fascia board was literarily dissolving in places where the drip flashing was not overlapped - The solution for that is I just put gutters on my home to protect the fascia board. Then there was the outdoor post that supported my covered back porch. Design Tech did not use treated lumber and I just had to jack up my porch and replace the post. The rot was so bad (hidden by the trim boards) that it crumbled in my hands. I cannot help but to wonder when my siding will fall off because the nails rusted out (Dissolved) John G.
