    I purchased a Landsea home in December 2019. During the build, I spent a significant amount of…read moremoney on upgrade items, one of which, was vinyl flooring (planks). Fast forward to current times. The vinyl flooring in the bathroom has shifted and there is a large gap between the end of a plank and the tub/shower combo. The original caulking is still on the edge of the plank that has shifted. Common sense would lead one to believe the flooring was installed improperly (too short) during construction and over time, has shifted (despite the caulking) toward the wall where there is floor molding (to hide gaps) and away from the tub/shower combo. Reasonable - absolutely! I contacted Ron Johnson at customer service via email with this problem. I admitted I was aware the warranty may be expired, however, I explained this issue just presented itself, and since vinyl planks are durable and don't shrink, I firmly believe this is an obvious installation error. I asked Landsea homes to consider handling the repair. Unfortunately, that did not happen. Mr. Johnson replied the home was out of warranty. I replied to his initial email and requested a supervisor / manager review this issue and he responded quickly, "...the item is out of warranty." Sadly, on it's face value, this is a minor issue that probably shouldn't have happened, but I am left to handle something because of poor workmanship and an expired warranty of 6 months Landsea purports to take pride in their customer service, however, they have fallen short in my opinion (by 6 months) for such a minor issue. First of all they lied to us about the fracking side right behindour yard. They said it was a capped pipeline. Two weeks after we moved in they put up the sign that they're going to start fracking. Our yard has never been graded. I already twisted my angle once because they are holes and dips everywhere. The bathroom door doesn't lock. Since then we've had the air conditioner guys work on our unit six times. It already had a leak. We found out, that they installed one of the discontinued units. Due to new government regulations from one year ago they don't build these units anymore. now we're stuck with this unit Not knowing if they always can get the parts like they promised. The subdivision was also supposed to have a opening this year. We found out it's not going to be finished until next year. So no, I cannot recommend LANDSEA! .

    5 months in and most of our problems have been solved. We have received reimbursement for the…read morewater bills and the roof corrections. I wish everything had been smooth from the start and I hope that future customers have a better experience than those detailed in my previous reviews. Now that our house is all fixed up I have to say I really, really do like it, just like I liked the model home. It has tons of windows to let in natural light and that's my favorite part. There's plenty of space and lots of storage. Some designs could be better, as we lived in a townhome before this and had a larger master closet and larger garage, but overall, our home is nicely designed and comfortable. No regrets now that everything is settled and I hope that we will continue to enjoy the house. Thank you to everyone that worked with us on getting our problems resolved.

Within the…read morefirst few months we had multiple requests and eventually ran out of time and were told we were no longer within our "grace" period. However after now having replaced our HVAc system 2 times in less than 4 years we had to do more extensive digging. We checked in the attic and noticed our soffits are sealed with foam which is stopping any air from getting out of the attic space and pushing moisture down into our home. We also could not figure out why we kept having a natural gas smell when our hot water heater was on. With no ventilation it cant pull fresh air in to operate appropriately. This is something that violates the Texas Deceptive Trade practices. Warranties are one thing, but how can a warranty help when the initial installation was grossly and negligently done. Our original home builder was Graypoint.

    The seller and the realtor just want to keep our earnest security deposit…read more On February 14th 2023 a new home contract was executed between my self and seller Savannah Main 7. Per Paragraph 22 of the executed contract, the Non Realty Addendum would be an attached agreement between the two parties. That non realty addendum stated that the full appliance package of fridge, washer, and dryer would be included - Also there were some repairs the needed to happen before the closing. Per paragraph 9A the closing would take place on or before February 22nd 2023. On February 22nd I toured the property and had found that no fridge, washer or dryer had been installed neither the repairs were completed. By February 23rd 2023 the seller defaulted on their contractual obligation to deliver the home with the items included in the Non Realty Addendum by the contracted closing date. No amendment was signed by either parties to extend the closing date. I had fulfilled the duties per the contract and were ready to close and fund this transaction. The seller had not fulfilled their contractual duties to include fridge, washer, and dryer along with installation per the Non Realty Addendum. Including some of the repairs the were supposed to have been completed. We will be also reporting this to the Texas board of realtors.

    Do not and I repeat DO NOT use Savannah for anything…read more I purchased a property built by Savannah in 2021 and was told my repairs that were under warranty would be completed prior to me moving in. These repairs never happened and in my first few months living in my property, I discovered more issues that needed to be fixed. These were all covered under a one year warranty but despite constantly reaching out and trying to set up repairs, nothing was fixed. I had a window in the master bedroom that was incorrectly installed and poured in water which destroyed the windowsill and base boards. Again, nothing was ever done to fix this and to this day (2 years later) I am still trying to get these issues rectified and have since found out some of the neighboring units have the same issues and have been unable to get them fixed. I spoke to Dave Williams a few months ago and he told me he would get an answer and get back to me but never did and is now impossible to get ahold of. Avoid this company at all costs - they will leave you responsible for their mistakes and horrible work.
