This will be a somewhat lengthy review, so if you don't make it to the end, let me begin by saying this: Dustin and Devon are the best! I am 99.99% confident that you will be glad you chose them to help you sell your house or to buy one. My wife and I certainly are! There are just so many good things to say about them. On the selling side, they really go above and beyond the call of duty to make sure that your house is seen by as many eyes as possible, and they will guide you in a way so that you will get top dollar for your house. We have never sold a house before. When we came to Dustin and Devon (after doing our due diligence and vetting the top four candidates that we felt were the cream of the crop), it was our first experience as home sellers, and they really walked us through the process hand-in-hand. And, as I mentioned earlier, they really do go above and beyond. We felt this especially when we started looking for our new home (after a very successful sale), and were more attentive to what other realtors were doing. Dustin and Devon really did much more than they needed to - and I believe that's because they really do things with excellence; they don't just provide good service or satisfactory service, but outstanding service. We really do feel that if it wasn't for them and the advice they gave, we would have lost the house that we just settled this past week! As a first time seller, trying to sell my condo while residing out of state, I was worried about finding the right real estate agent. Dustin was great to work with. I interviewed three different real estate agents before I settled down with Dustin. I had a property manager who is also a real estate agent but I picked Dustin for the following reasons: - Very prompt in replying - Hands on in various aspects of the process such as house prepping, photo taking, formulation of advertisement and marketing strategy such as social media ads, etc. - Dustin clearly explained his strategy for marketing and what to expect including the "Coming soon..." approach - I requested an estimate of costs involved in the sale and he provided a detailed report. (It turned out to be a pretty good estimate but I didn't know about it at that time of course J) - Because of where Dustin was located in relation to my property he also offered to lower the commissions Finally he even gave me some advice on renting the property if I chose to do so instead of selling. His advice would have saved me money if I had chosen to continue to rent out. I thought this was above and beyond advice and I appreciated it. Once I signed up with Dustin, things progressed without problems and I did get a good offer even before going to market, while still being in the "Coming soon..." stage. It is a testament to his process. After the offer, during the home inspection process, some repairs were identified. Dustin outlined choices to handle it. When it ended up requiring fixes, Dustin obtained multiple estimates for the repairs. I was concerned if the estimates and actuals were going to be much different since the estimates were given without in-person inspection. Dustin even offered and ended up splitting the increase in cost over the estimate to speed up the process without having to wait for in-person inspections. One point I want to make here is that the handy man that Dustin suggested was also great to work with. When he found out that the actual work was more than he estimated, he still stood by his estimate and honored it. It shows that Dustin selects a good team of people to work with. Finally, the settlement process was a breeze. All the documents from the initial contract to settlement were all done electronically which I am comfortable with. At the end of the day, real estate buying and selling is an involved process that can be daunting especially for first time buyers and sellers and more so if you are trying to do so without being located in the same area. Dustin and Devon Fox were fantastic at selling our townhome. I will be honest; I was skeptical initially, because I followed their Facebook for awhile before contacting them, and saw that they often had luxury listings; I wasn't sure that my little townhouse would get the same exposure as those multi-million dollar listings. I'm not afraid to say I was very wrong. First, Dustin and Devon sent out their stager, Cass, who was great to work with. Ultimately, we went a different direction, and ended up selling a vacant home due to COVID concerns during the pandemic, but having the staging recommendations was great had we decided to sell while the home was occupied. The one thing that they strongly encouraged us to do was invest in new carpeting and paint throughout - and promised us that we would get our return when we went to sell. Again, they were 100% correct. As soon as we had the exterior ready, Dustin came over to get drone pics to start the "Coming Soon" marketing, which took place while the renovations were being completed. During this period, I could see on Zillow and Facebook the activity and interest that was being generated. Once the renovations were complete, Dustin sent over his preferred photographer for interior pics, and added some virtual staging. The pictures looked amazing, and the home went live that Friday. Devon handled the weekend's open house like a boss, and, by that Monday, we were under contract with competing offers and an escalation in price nearly $10K over asking. Other homes in the neighborhood were on the market for weeks prior and after ours was sold - a true testament to the power of having phenomenal real estate agents who aren't afraid to spend money upfront to market your home and generate a lot of interest and ultimately get it sold quickly. For perspective - our home went on the market 8/21/20, and was under contract by 8/24/20 and we closed 9/15/20. We sold our home, start to finish in less than a month! I just closed on a home with Devon and Dustin representing me as a buyers agent. The entire process went smoothly but here's why these two Realtor's stand out from the rest. Dustin recommended to use one of his trusted mortgage lenders to get a pre-approval letter. I explained the 20+ year relationship I had with my bank and told him i'd give his referral a try "just" to compare.
