Hawthorne Land Surveying Services put these questions to bed. Chad was always professional, personable, respectful and easy to work with. After discussing the workscope of the project, he required very little direction for moving forward. His prices were very reasonable. Chad was always prompt in his communications. He informed us when he would visit or if he needed to reschedule. He kept us up to date on the progress of the project and was amenable to changing the workscope as needed. Chad would readily answer any questions. He explained basic surveying information to us patiently and in detail (it was admittedly a surprising pleasure to learn and appreciate a part of the world that always been there in front of us, but that we did not see or understand). We also appreciated his honesty. If he definitively knew the answer to a question, he stated it. If there was ambiguity, he laid out the options. Perhaps above all else, I felt like he took the time for us to understand and appreciate what we were paying for and what the other options were. He was clearly looking out for our best interest. In our final meeting, he walked the entire property with us and made sure we understood where the stakes were (lots of thickets in the wetlands) and how they were notated. I would not recommend their services. I hired Land Mapping to complete property staking. The only…read moredocuments they provided were ones I could and have obtained from Registry of Deeds. They did not provide any unique "calculations." I have some questions about how the survey was conducted and information that was said to me. A separate survey crew hired by a neighbor came by the day after our property was staked. They used the markers on our property for a neighbor on the other side of our street-- they asked me who did our staking. It's close enough for building flower beds along the property, but I will use a different company in the future for establishing property lines.

On February 2023 I submitted an inquiry at Realtor.com looking for information on a property at a…read morebuilding in Mystic, CT. Within minutes a young lady from Garden Realty was calling looking to find out additional details on our wants and needs. A few minutes later that day, I received an email from Greg Hanner with additional information on the property, the area and an introductory video of himself, his realty company and services. Later that evening, Greg called me to introduce himself already informed on the details from my conversation with his assistant. He shared his background and extensive experience on the southeastern part of CT (2022 and now for 2023 the #1 Agent of the Year for CT New London County). I told him that we were early in our search and that we weren't even sure if we were ready to buy any properties. However, if we found the right place at the right price, we would consider it. Greg was very professional and pleasant, and even with this low-level interest, he was willing to assist us in our search. Over the next few days, he shared a series of property options, his own personal experiences with other buyers, and scheduled a viewing on the original property we had inquired on. Over the next few weeks, Greg facilitated several showings, and was present at each one, very engaged, clearly informed and knowledgeable. It was also very apparent that Greg had plenty of experience in the area, as each property we saw hit many of the must-haves we were looking for. He pointed out where a compromise would be necessary along with pros and cons, at times highlighting features we would not have considered. Finally, it seemed as if Greg knew everyone as we connected with the realtors on the seller's side and others. We requested a showing at another unit in the Mystic building we liked. The unit had a renter and getting in for a viewing required some negotiating. Greg made the necessary arrangements and we there we found our dream unit! Greg helped us come up with the best and fairest offer which after some waiting (and back and forth with Greg) was accepted. Greg presented us with a bank for financing with whom he had plenty of experience and who were best suited for the area. Greg scheduled the property inspection with a local home inspection team he had worked with in the past. Greg was there throughout, asking questions, ensuring that we understood where there were areas of opportunity. From the inspection, there were a number of areas where we would need addressed at some point, so Greg negotiated a credit to the purchase price as to not disrupt the tenant to address some cosmetic issues. Overall, our experience with Greg was very positive. His knowledge of the local market, his experience as seasoned realtor, his pleasant demeanor, with and realistic expectations were exactly what we needed. A short few months later, we are happy owners of a beautiful condo unit in downtown Mystic a few minutes away from restaurants, shops and everything Mystic has to offer. Thanks Greg!!
