I'm a contractor and truly appreciate working with a high-level professional inspector. Residential projects are now part of my past but a part of me remains skeptical of inspectors until I'm convinced otherwise. Charles has met and exceeded all expectations in his role as home inspector of a house we are purchasing from out of state. His communications have been timely, detailed, and clear. He was always open to discussion about our general concerns or questions. What's more, his reports were presented in a detailed, interactive format that was easily navigated and provided the creation of a repairs list (including many pictures taken during the inspection) to share with other parties in the purchase. His fair and comprehensive assessment of the conditions on the property and the ease with which his reports could be reviewed resulted in a smooth and more secure purchase process with no opposition from the sellers (including the repair request) or concerns from either agent. Lastly, the service included multiple inspection reports - sometimes required by insurance companies - and a lengthy phone discussion about the findings. His fee, especially when considering all that he offers, is a great deal.

His attention to detail was impressive, and he found issues I never would have noticed on my own. Having the inspection completed 2-3 weeks before closing was extremely valuable because it gave the builder time to address the punch list before our final walk-through, which gave me much greater confidence in our home purchase. Michael was very methodical in every part of the inspection. He checked outlets, switches, airflow, paint touch-ups, the breaker panel, attic insulation, the exterior, and even used a drone to inspect the roof. On top of that, he delivered a detailed 61-page report the very same evening. I highly recommend working with Michael. His communication skills were excellent, and his walkthrough was incredibly helpful, informative, and absolutely worth attending.

During the pre-drywall inspection, his thoroughness gave me tremendous peace of mind. As a homeowner, I had no idea what I should be looking for behind the walls, but he carefully inspected everything and explained his findings in a way that was easy to understand and the construction manager to address. His drone was able to even see roof issues the construction manager didn't have visibility to! For the final inspection, he delivered an incredibly detailed 75-page report that covered everything from major construction items down to a crack in the road leading to my driveway. While the report was comprehensive, he also took the time to clearly summarize the most important issues that should be addressed before closing, which made the process much less overwhelming. One of the things I appreciated most was his flexibility. New construction schedules are constantly changing, and he was able to accommodate shifting inspection dates both times. He also followed up with phone calls after each inspection to answer any questions and ensure I fully understood his findings. When you're making one of the largest purchases of your life, having someone inspect every inch of the home--including areas and systems you know nothing about--is worth every penny. The peace of mind alone is invaluable. I have already recommended him to family members who are closing on a new construction home next month, and they are using him as well. If you're building or buying a home, I would absolutely recommend him without hesitation. Five stars!

    When removing a brick to see about a hose bib modification I noticed insulation hanging under the…read morehome. Knew it wasn't a good thing - wasn't sure what to do or where to go...looked at an add in the paper and had company A come have a look. The gentleman seemed nice and did his diagnosis by removing a few bricks and peeking under the house. 400 square feet of insulation and vapor barrier he said, and four new flex ducts for the AC. $6800. The lump in my throat grew as I wasn't prepared for such a cost...so I called a large vapor barrier company (company B) for a second quote. The young man crawled under the house, told me the entire house is bad and six new flex ducts had to be replaced...$9000. This was even more depressing than the first visit...so I asked people I know if the numbers were realistic, and someone suggested I call Tommy and let him have a look, they said he's fair, honest and won't do something unless it's needed. Tommy crawled all over under the house, suggested all new ducts all new insulation and vapor barrier.he said he didn't do the ducts but arranged for the replacement and included the cost in his quote. The quote came in over $1000 less than company B and came with a twenty year warranty. Jesus took care of all the work and coordinated with the duct installer to make sure the AC was off for just part of one day. This company took a bad depressing situation and made it the best possible outcome. Highly recommend that if you need tie downs or work under the house that you give them a call.

As we wanted to get a remedial plan in place as soon as possible we texted Tommy on Friday morning hoping he could come ASAP. We were greatly relieved when he said he could come on Monday! We also called our floor guy (Andrei Tiutiama) and the A/C company (Tri County)and they all responded just as quickly. Tommy just left after giving us pictures of the underside of the house that showed we don't have a vapor barrier problem. What a relief to get such fast and HONEST service. He didn't even charge us for the visit! He had done repairs on our vapor barrier 8 years ago and 4 hurricanes later we were worried. No Problem! He really is the best!

Seth arrived about 20 minutes early for a 10:30 appointment (as we were leaving) and was still here at 12:30 pm when we arrived back. We asked if he would mind if we came "home" and his response was "I'm almost done and it will be about another 30-45 minutes, and I would prefer you not be here". With that being said, we left and waited until he departed. Upon entering our home, which he had for over 2 hours, there was insulation over the furniture in the family room, the sliding glass doors were not secured, the French doors in the master bedroom were ajar (don't think of locking them), as well as taking pictures off the walls and unplugging lights and appliances and not returning them to the way he found them. Florida law states that they are only to inspect whatever is in sight, legally stating nothing is to be moved, no rugs, nothing. Not only did he leave our home unsecured, messy but he did not follow the laws written for any and all inspectors. I would highly recommend finding a reputable company or at least one that is returns the home in the condition it was found. We do wish we were here to see what else he moved/inspected, as we had R38 in the attic, but now there is a pile in the garage. Doesn't seem to matter, the realtor for the buyer was not happy, but one would expect that the company, Banyan would have made an effort to make the matter right. Nothing. Please, find someone else to do your inspections, as he was responsible for any damage, repairs or replacements should something had been broken or stolen while the property was not secured after his inspection but he nor the company was concerned enough to reach out to us. In response to the owner - our agent did contact the buyer's agent, and "the buyer's agent was very upset the inspector left your house unsecured. She let him know the liability it places on the buyers and was thankful you were home immediately following him leaving"... with that being said, you should have done a little bit to follow through on this complaint, but once again, you are so busy that you waited for me to reach out to you and left me a snarky remark that you have left "several complaints"... the outcome would have been far worse for you and your company.
