I strongly regret using Diyanni to build our home. The entire process took almost 3 years, after the estimated build time was 7 months. Every step of the process was a struggle. The website is inaccurate. It shows a picture of the plan and a price, but we later learned that the picture includes add-ons that aren't covered by the price shown. The design portion was a major headache. Changes made to the layout weren't communicated to the draftsmen, even after we repeatedly checked in on and reminded the staff. Inaccurate notes were taken during the design meetings. Both of these communication problems caused our final build to have errors that Diyanni refused to correct. 14 months after we signed the contract locking in our price, our home was still far from construction. There was very little communication from our project manager, and it looked like our house was at a standstill. Our interactions with anyone at Diyanni ranged from thoughtless to outright hostile. Then I got a phone call from Phil Diyanni. My initial thought was that he was calling to personally apologize for our bad experience so far. Instead, he was calling to ask for an additional $8,500 for our build. We declined to pay the additional amount, because we were already locked into a price per our contract, and there was no clause in the contract stating there would be a price increase later on for anything other than upgrades we, the customers purchased. Diyanni continued to press us to pay the extra money, and even stated that they would deprioritize our build, and focus on other customers who did pay the additional cost, even if they signed their contract after we signed ours. The harassment only stopped after our lawyer sent a letter stating we'd sue Diyanni for extortion and breach of contract if they indeed deprioritized our build if we didn't pay this extra $8,500. Eventually we were given a completion date. Per our project manager's instructions, we booked movers, and left our rental home. However, the day before we were supposed to move in, the home failed it's final inspection. Legally we could not move into the house. We had to board our pets and live in a hotel with our infant for about a week until the house finally passed inspection for a temporary occupancy permit on the third attempt. Diyanni refused to reimburse us for the costs we incurred for the pet boarding and hotel, even though they were the ones who told us to move when we did. Eventually, 23 months after contacting Diyanni to start the build process, 20 months after signing the contract, and 13 months after breaking ground, we could move in. Several items were unfinished. It took another 13 months for all of those items to be complete. The worst of these unfinished items was the railings for the second floor balcony and exterior stairs. The spindles for the railings were cut too short and kept falling out, which was very concerning for parents of a one-year-old on a balcony 12ft high. The subcontractor kept coming out to replace the railings, but kept cutting the spindles too short. Each time they would say the problem was solved, when it wasn't. It took at least four redos to finally fix this major safety hazard. The warranty wasn't great either. Diyanni fought us on a few items that malfunctioned during the warranty period, and ended up only paying half the repair costs. They do not honor the one-year warranty. All in all it was an awful experience. Poor communication, poor management (we had four different project managers, none of which were good to work with), poor customer service, poor time management, and the final product is not what we had asked for. Aside from the build errors, the quality of the build is just OK- nothing you could get from another builder. I like that it's not a cookie-cutter mass produced home, but that's about the only positive I can say. Stay away from Diyanni. They do shady business, and aren't equipped to manage builds. read more

Would not recommend this builder to anyone looking to build a custom home. We are over 450 days since our dig date and have yet to move into our house. We signed our contract in April 2021 and our dig date was Autumn of that year. Progress has been extremely slow throughout the entire build. Diyanni continues to use the pandemic as the main reason for slow build times. This answer was tolerable early on in the build process. Alongside that excuse we have heard that supply chain and contractor shortages are also a reason for our delay. 3 years into a pandemic, these excuses are tiring. Diyanni has failed to either fix these issues or has failed to adapt to the current market, both are reasons to not use them as a builder. We have been told multiple move in dates over the course of our build, all have come and gone. At this point we do not even ask for a date. Communication from our project manager is poor. Tasks will sit incomplete for weeks on end and there will be no update from our PM. Please consider other builders in your area. read more

We cannot say enough terrible things about this company. After signing a contract (stating our home would be done in 210 days) our lot sat for nine months before they actually started digging. Once the dig began, it took an additional 411 days for them to finish the home. We are now moved in, and after almost 90 days, the 30 day punchlist has not even been started. The windows leak. Every bathtub that was installed is damaged. The floors creek like the home is 100 years old. We caught our contractor blatantly lying to us numerous times. We reached out to the owners via email and voicemail on multiple occasions and have yet to hear back from them. This company does not care about your concerns. All they care about is booking your contract so that you're stuck with them. read more

We began this building process with Diyanni in February and since closing on our construction loan in May, things have been moving right along. I just had our Color Appointment 3 with Mackenzie Norman and she was great to work with! When I got there, she had all of my previous selections laid out, so this selection process was quick and easy. The whole appointment took about 20 minutes and I loved the options available as standards and the recommendations by Mackenzie! I can't wait to see everything come together! read more

Communication is horrible! Once the contract was signed and they had our money, barely any progress has been made. No one responds to emails or phone calls. The owner, Ray Diyanni, actually said that it isn't his job to communicate with customers and thats what he hires people for. Diyanni Homes Custom home builder Linda S Dream home is a nightmare that may never get completed. For a free upgrade on front door hardware, I promised a review. I have put off doing this as I wanted to be able to give a decent if not good review. We looked at several builders. Diyanni had the most plans with many items being standard rather than a upgrade. My biggest concern was the location of our property as we are in a rural area. I asked about construction crews, and the use of sub-contractors. Salesman Larry R assured us that would not be an issue as Diyanni used their own people. Larry is a salesman, a good one perhaps too good. I was told that this office had the highest sales ever. Christina K shared this information with us. Christina was wonderful to work with in design. I think this office over sold, over promised and has under delivered. Larry told us from time of contract to move in was approximately 10 to 12 months. We signed our contract May 20, 2020. We acquired our own financing, we obtained our building permit as we needed that permit in hand to get the HOA approval and permit from them. My husband kept Diyanni informed of all documents (permits) that he uploaded to builders trend. Our dig date happened on November 3, 2020. Project manager Jon D said 210 days for completion, which would would make completion June 1, 2021. Over the first several months we had 3 different project managers who gave us every reason thinkable for lack of progress. I could give those excuses and dates but that would make this way too long. I will mention that frequently our calls, and messages went unanswered. I think Jeff H was the worse project manager by far, he made it pretty clear he didn't want to be doing our job. Jeff stated he would make sure he would never do another job in our area. Framing mistakes (under Jeff H) have been unreal. The biggest excuse for delays has been framing errors, which is ongoing. I can't fault our 3rd project manager since he was promoted shortly after being hired. Thank goodness for our present project manager Jonny P, we finally feel like he cares about us and the problems with completing our home. He corrects one issue and finds another. He has also been great with communication in builders trend and he keeps us up to date. However for what ever reason Diyanni contractors do not show up. Our siding has been laying in our yard since July with promises since August that it was going to be installed. It is still in the yard today, hopefully we have found someone to do this but that guy has already text me asking if I had to go through this company. So I am worried that he might bail as well. Scott and Jonny gave us a settlement date (completion) January 18th 2022. There is so much yet to be completed. Given that once again their people are not showing up I can't see this happening. This will be a major issue as we have had 2 construction loan extensions already. I doubt that we get another. Diyanni is aware of these problems, but have yet to increase efforts to complete our home. I have felt at times that we are not of concern and that the resources required are not being given. The company owners will claim shortages of supplies due to COVID and yes to some degree we understand this. However we have supplies on site. Yesterday the painters and the tile people were suppose to be there, neither showed. Our PM was great at finding out why and we are now told it will be next week. We have been told next week, next Monday, next Friday that we no longer believe that we will ever be finished. We have new appliances on hold, we have furniture on hold and in storage. The cost of these delays continue to add up. I could go on but instead I will just give some numbers. To date it has been 577 days since signing of contract, 410 days since dig date, and the siding has been on our lawn for 150 days. On a positive note, the vendors Ferguson Lighting and Plumbing was amazing to work with, as was the flooring center. So I wish the Diyanni's a Merry Christmas read more

I I have never in my 63 years wrote any review, but Diyanni is so frustrating to work with I feel obligated to warn others. I could write a book on the excuses and mistakes they have made on my house that at this point is still not finished after almost 2 years after closing. Like other Diyanni customers, we have gone through 3 very inept Project Managers. As someone who flips houses for a living, I could have built this house myself quicker. The glaring issue that I find intolerable is how no one, up to and including the president, seems to care enough to respond to concerns. They have missed deadline after deadline and I still have no end in sight. Management will not even respond to my emails or text anymore. I wish I could turn the clock back and choose any other Builder!! read more

We selected Diyanni for many reasons but one being their superior online reviews. Little did we know that the reviews were all from the Columbus area not the Northeast Ohio area! We closed on our new construction home 2 weeks before our 18 month old daughter was diagnosed with Leukemia. We shared the catastrophic news with the builder within 24 hours of her diagnoses. Phil Diyanni advised he would personally oversee our build however that was NOT the case...instead we had 5 Project Managers through the process. After they failed to complete the build within the 210 days and the additional 2 months we allowed, we said enough was enough! They were not sending skilled tradesman in during the 2 months but their assistant of project managers to repaint all the interior trim since the subcontractor used to different paint finishes on the trim, repair the roof, repair exterior hardie board, repair the siding, plumbing, drywall etc. Not only was the quality of the workmanship poor but the carelessness and lack of attention to detail on the final blueprints were a major issue. During the foundation backfill, a backhoe ran into our wrap around front porch and cracked the foundation throughout in 4 different areas and Diyanni failed to notify us- we found out when we visited our new build and asked what happened and why weren't we notified. In addition, our soil was considered poor and was discovered during excavation but Diyanni failed to notify us as required per the contract. Not only did Diyanni not inform us of the poor soil conditions but Phil Diyanni attempted to charge us for the additional concrete cost (~$2,500) that was required for deeper footers. Also, our home was to have 2 HVAC units as the final CDs (prints) clearly identified this however only 1 unit was installed. After 2 months of arguing, we finally got both of the units. We paid over $85k in upgrades including a composite deck off the second floor master, the design of the deck called for an overhang and gutters for water to properly drain however was not complete. The incorrect dryer vent cap was installed so the dryer wasn't properly venting, our new $1300 dryer was fried and required replacement at our expense. Diyanni failed to install the perimeter drain tiles during the build. We notified the builder and they had their new project manager install which was improperly completed. The error caused our basement to flood because the drainage filled the window wells up and then backflowed into the basement windows. We demanded a plumbing company come out to correct but there is still one drain that runs lateral and not vertical down to the underground tile for proper drainage. The final grade was never completed under our deck off the dining room so the water runs towards the foundation. We we brought the incomplete grade up to the builder, we were told by Dan Surrell (Supervisor of Project Managers) "I could crawl under there and try to throw some dirt under the deck". We had to hire an excavator to complete a final grade on our property even where Diyanni was supposed to complete (minimum of 30 ft but up to 40 ft). We paid to have a rough-in basement bathroom plumbed and they plumbed backwards (toilet and sink). This is just a small insight on what our build process was like. It's very unfortunate and disheartening how the owners, Phil and Ray Diyanni disregarded our home and the issues that occurred during our build Instead of being diplomat and addressing, Phil Diyanni advised we go to arbitration. Not at any given point, Diyanni admitted to fault and advocated for our family especially during these now last 19 months. We never asked for favors or special treatment but only to have the home in which we designed and purchased to be completed according to plans and above their slogan "Meet or Exceed Model Standard". Please do your research if you plan on building especially if you're looking in the NE Ohio area! Diyanni has blocked my husband, myself and some of our family and friends from their Facebook page so we can no longer comment. This company is terrible. Please do not waste your time. This has been the most unbearable process. These people as a whole are not able to build a home. They will not honor their pricing they will definitely take way too long, 6 months to get a real price, and still after getting our loan has cost us an additional $50k. And the house isn't but halfway done and we are a month past the latest possible projected date. The whole business shuts down when the scheduler goes on vacation. They always tell you, "well corporate " bud you guys are a local business. Lol. There is no corporate, you are just lying. Just save your life and don't use these awful people. read more

I WILL NEVER BUILD WITH DIYANNI EVER AGAIN! What a nightmare of a process. We are still in this nightmare because they are still "trying" to fix everything that is wrong with the build. Contractors leaving urine and feces on the property, leaking windows and doors, HVAC issues, insulation issue, having to complete repair request numerous times on the same issue (some still ongoing), flooding, damaged countertops and on and on and on. They refuse to own up to their wrong doing and refuse to make it right. PLEASE do your research and re-consider if you're looking to go with Diyanni. read more

I now live in a beautiful Diyanni home, customized to my liking. The home is well designed and well constructed, but it did take a lot longer than anticipated due to COVID delays. The communication was often slow, but we remained persistent in order to stay informed. We did have to pay a hefty upcharge halfway through the process due to rising lumber costs, but then our house sat framed and untouched for almost 3 months because the plumber was unavailable. Now that the house is completed we love it, but it took a lot to get here. There are still some adjustments that need to be made by the contractors but I trust that everything will be corrected. read more

Very frustrating company to work with. Expect to see your framing go up quickly , and then sit stagnant for months. My husband and I went out there several consecutive weeks with no work or sign of activity more times that I can count. My opinion is they sign on too many contracts without the appropriate labor in place. We made zero change orders requests. We had ONE delay because back ordered insulation. Meanwhile, our exterior materials sat outside in the driveway for 3+ months. Salesperson really duped us on the timeline. 7-9 months from dig date is not realistic whatsoever with this company. If you blow enough smoke you may get a call back from one of the owners, who will make more promises and charm you but nothing will speed up/change. All in all, from contract signing to move in we were at 16 months. From our dig date we were 277 days, not the 210 they sell you in the contract. Not the 220-240 *tops* the project manager tells you. It was 277 days. That's for a single story, simple ranch with minimal land improvements. This is with no finished basement , no upstairs. It felt very much like our small project got pushed to the bottom of their to do list. I watched several larger, multi-level more intricate projects go up in a lot less time --someone who didn't even dig until September moved in two months ahead of us. While it was known the hauling on and off of dirt was the owners responsibility, they used our lot to dump terrible soil with very large rock for our final grade. It took several calls and constantly staying on top of it to get the excavating company to remove the rock. When they did, they didn't remove it completely and we are now paying several thousands of dollars to remedy what they dumped on our property. Our 30 day review was not communicated with us , so it was pushed back, and the man they sent out said it is very abnormal how many corrections are on the list. We are mostly pleased with the quality of work but everything else was not impressive. I would not recommend building with Diyanni unless you don't care what the timeline looks like. read more

I definitely feel like the project was unnecessarily delayed because of this. Now that her portion of the process has been completed things are picking up. We are in the process of building a house with Diyanni in Louisville Kentucky and the process has been very painfu.l We are on our 2nd project manager since ground breaking in June of 21. We had our construction loan done in February of 21. Of course every delay is blamed on the pandemic and lack of workers which is not the case in all circumstances it is about not having the proper tradesman in the area where they are expanding. I will say when work is done it is good craftsmanship but building this house is been very painful and no telling how long until it is finished. we've been waiting on plumbers for a month finally they have started. We have spent a lot of extra money on overges and upgrades because of the Subpar choices that come with the package that was the gold package, for the amount spent on the house. everything is an Overage. We are coming up on a year since the construction loan and the only thing in the home that is complete is HVC rough in. Stay tuned for more progress reports read more
