**PLEASE READ BEFORE WORKING W THIS COMPANY & READ UPDATE**Okechobbee FL I am a first time homeowner and while the inspection was comprehensive and the individuals very kind/ helpful, there were serious issues they missed that were detrimental to my health. Back in July I closed on my home. Looking back after having the knowledge I have now, there were very clear signs of a bad rodent infestation that was never disclosed. I say very bad because they were eating my pipes which led to several parts of the flooring and walls being infested with mold. There were clear signs of rodents eating through the under lining of the home and the guy told me it was just something the owners probably cut out due to maintenance. I had a plumbing inspection as well and they did not catch the holes in the drains. From July- October I started to suffer from serious mold poisoning. I was lethargic and my brain was not working like it normally does. On top of this I was experiencing serious chest pains, truly I cant express how bad they were. While I am lucky and have a family with connections in construction, who literally found out these problems on accident when working on an electrical issue, others may not be as lucky. I also paid extra for the termite inspection and while there was no current termite activity, they failed to include signs of previous activity. They took advantage of my fresh and eager attitude and if you choose to work with them, please be careful. ****Update*** It is not letting me respond to the comment the company left. There was never any mention of any plumbing concerns in my report or to me. On top of this, yes they told me about the area that was ripped up (by rodents) that had mold. They told me to fix, by cutting out the board, replacing the board, and patching it up, and i'd be fine. Which I did. They did not mention elsewhere. Also, where this mold was, wasn't even close to where the majority of the mold in my home was found. This was in the kitchen and I had to rip up both bathrooms. I just reread my inspection documents and it literally says all of my plumbing is satisfactory. While I understand you are trying to save face for your company, you guys did not do justice to this service for me and I do not want someone else experiencing the same thing. Thank you. We purchased a vacation home in Lake Placid, FL and decided to hire this company because of the reviews. The inspector Sean knew we would not be present at the time of the inspection since we reside 2 hours away from the property. We received the property report from the inspector Sean reporting no major issues. When we took possesion of the property we noticed several step case cracks in the walls outside of the house that have been clearly repaired and painted over, none of those were included on the report. Less than 7 days ago a new crack developed in another wall. We called the inspector and when we asked why he did not include any of those cracks on the report he gave us a vague answer like He considered those were not important to add to the report, INSANE!. The inspector Sean also ommited many other negative findings like outlets not working, a ceiling lamp with no electrical components, doors not closing properly, huge cracks in many areas of the driveway, the refrigerator door won't close properly and walls not sealed. We are now facing huge issues with a house with settlement problems, a cancellation of our home insurance policy and many oher major financial issues. We trusted him. Please stay away from this company, they should not be in business. The job of a property inspector is to report EVERYTHING that is visible to eye. The inspector was negligent during the inspection, failed to report major issues, we would not have purchased this property. We are afraid any other issues we will encounter. read more

I was referred to DNS by a local realtor in Lake Placid. She referred DNS to me when we purchased a home. DNS completed the inspection and signed off on the electrical being up to code. After moving into the home we began experiencing several electrical problems. These problems have cost us over $1000.00. Upon asking Sean why he signed off on the electrical he couldn't provide a good answer. All he said was he couldn't see all the electrical due to a couple boxes. Had he noted in his report that he couldn't complete the inspection we would have asked to have an electrician fully inspect everything. This cost would have been included in our counter offer to the seller. He also was unwilling to share in the cost of the electrical repairs. His attitude and failure to provide an accurate inspection has left us with a poor view of his work ethic. read more

Fast and Efficient Service Saved me a fortune! The seller set a shorter inspection period at the last minute, which evoked my suspicion to problems with the property. Found DNS on yelp! Great reviews, called immediately and they were able to complete an inspection in a couple days, showing the Hot Water heater to be 36 years old and the AC over 20 years old. $5000-$6000 in future repairs GAVE ME THE OPPORTUNITY TO ASK FOR A CONCESSION! DNS Home Inspection went above and beyond! Deb and Sean did such a thorough job. They checked EVERY outlet and light switch. Crawled around the whole attic looking of water damage...even through it was sooo hot. They kept my husband and I informed when ever they found something a little off or something really great that added value. They even did extra research on the electrical panel. It looked "fine" from the outside. However, these two had the expertise to know something was off. Turns out that brand of electrical panel was not used anymore because it had caused so many house fires!! Beware of Challenger Electrical panels...look it up. DNS was looking out for the safety of our family. We are grateful. They were also affordable and coordinated all other inspections (pest and septic). I made one phone call and they did everything else. We had our report from all vendors in one email within 24 hours of inspection. They also worked with our insurance company to make sure they had all the information needed for our wind mitigation. So .....thorough, affordable, easy to work with, and efficient!
